The good:It was affordable for the area and the front desk guy was very nice, polite and helpful. Beautiful garden outside to look at.The bad:Stained rugs, beds are like sleeping on the hard stone, pillows are sad, black mold in a/c unit, and the place just is really run down. You would think for nearly 200 a night they could at least maintain it. I did check for bed bugs and none were found thank you Jesus. I stayed here once but will not be returning.

I called for prices and the guy who answered was very rude. He gave me a price that was different than what was advertised online. When I asked about the difference in price, he told me to look for another place and then told me to “go to hell.” Very unprofessional.

Beware BED BUGS!!! Booked this property for 2 nights but barely survived one, ended up with multiple painful bites and a ruined vacation. We even managed to catch one bed bug and showed it to the hotel owners, but they were in denial saying there’s no proof the bug is theirs. The owners seem to be Indian/Pakistani family. When we tried to explain the issue to the gentleman at the front desk, he said he didn’t speak English. The property is run down to the point that the whole complex should better be demolished completely. I’m not sure how a business like this still has a permit to operate in the US. Reporting it this week to the authorities!

The experience really starts when you walk into the "lobby" you are immediately greeted with the strong scent of urine. You then get your key and head to your room. As soon as you open the door the smell of now urine combined with cigarettes hits you. The carpets look like they have never been cleaned. The bedding is dirty. The room is musty. The air conditioner is broken. The shower drain is a sight in and of itself. The shower barely fits one person. If you stay here make sure to bring your own mattress and sheets and do not shower without your shoes on.

I just wanted to say the owner of the motel is a considerate person he gave me my refund back canceling due Hurricane. I would consider anyone to use his motel.

It could be a lot cleaner it had sort of an odor and we will be bothered by people at the desk are very early in the morning they had us mixed up with someone else.

Great place to spend the night for a fraction of the cost. Don't get me wrong, it could definetly be cleaner, but you pay for what you get, and we got a quiet place to sleep for the night—nothing more, nothing less. TV, Fridge, microwave, in wall AC.It's a mom and pop. The family that owns it were very kind and respectable.

As soon as you open door there’s a bad smell that hits you. There is mold in the bathroom & the bed, and customer service was not good to top itOff. Just Dave yourself the time and the money & go to the Falmouth Inn.

Small rooms for the money paid. We had 2 rooms. There was no hot water to showers in both the rooms. The manager arranged a bathroom in another vacant room that had hot water. Not the best place for family unless you are ok to compromise a bit for one night.

Mold. Smells. No shampoo. No conditioner. Flat pillows. Tv didnt work. No hangers in closet. Blind was cracked and had to hang a towel up over it so ppl didnt see inside our room. Bed springs poke you in the back. Towels dirty and smelled. The worst place ever.

Bedsheets were clean, but starting to show their age with slight tears. Bathroom was clean except for some grout stains near the bottom of tub. Towels were clean. Pillows were fairly misshapen and poor support; would recommend to bring your own if that is an issue. The outside view of the rooms in the back of the motel is not the best, (needs exterior work) but the inside is renovated and clean. Air conditioning worked just fine and no issues with cold/hot water supply. For the price paid in the high season it is worth it if you don't need any fancy amenities and just want a quiet place to sleep.

It’s a very nice, quiet location 15 minutes away (if you’re driving) from most beaches and restaurants in Falmouth. The room was nothing special, quite small but good enough for sleeping. The bathroom was crystal clean, but the sheets and towels had some dark spots on them, which regular washing probably can’t remove at this point. So don’t expect to see any extraordinary interior design here, as you get what you pay for. Because this is the cheapest place to stay in the area, we didn’t mind the look of the motel. The owner is a helpful and knowledgeable person, helped us out when at night we locked ourselves out of the room by accident. Overall, we had a great experience and would definitely come back should we want to spend the weekend near the ocean. This was my worst motel experience, ever. I do not normally write reviews, but potential customers need to know what they're in for. I awoke 2 mornings in a row with bites from bed bugs. After I researched bed bugs online, including a visual inspection of my mattress (covered in brown stains), I knew that beg bugs were to blame for the linear trails of bites across my body. I spoke with the proprietor and showed him the bites. He initially agreed to reimburse me (I think he just wanted me to keep my voice down, so as not to alert other guests) but after I left the property he refused to reimburse the majority of my reservation. He told the booking site that he needed to investigate the situation himself (although he is not trained in bed bug inspection) and then told them he saw no evidence -- of course he did. Fortunately, the booking site, after reviewing my photos of the mattress and bites, made an honest effort to make the situation right. While the incidence with bed bugs was horrendous, there were other problems. On my first night, the room next door was under construction until 9 pm in the evening. Loud noises, including wall banging, were ongoing throughout the day. I was warned earlier in the day that some construction would take place, as if this was an acceptable inconvenience. Finally, the motel in general is old, dirty and poorly maintained. My wifi didn't work. The room smelled musty and stale. I was locked out my 2nd day because the lock on the door broke and had to be repaired. Stay far, far away.

My stay was EXCELLENT! A little motel in the woods of East Falmouth - like little cabins! The rooms are a little outdated - but still charming and they are immaculate! The Owners / managers are really friendly and efficient. Also a very convenient location.
