Booked site in early July for a September stay. Paid for 2200 Sq ft site with paver patio full hook up 50 Amp. I didn't pay the site lock fee as I didn't care which site it was as long as it was the same type of site, that's what there supposed to do, and I think the prices are too high anyway. Arrived and was put in "motorhome row" like we were lined up at an rv dealer lot. I prayed the whole time we were there that the neighbor didn't use his grill. We left two days early. Very disappointed. Beware when booking your site. Wasn't impressed with the staff either.

This campground is in a nice location and the staff is friendly. There are a ton of trees so definitely adds a layer of challenge when parking your RV. It is very rustic and the RV pads are the very minimal in size and not level very level. The laundry room was terrible with all machines very dirty, sand inside etc. Many of the spots appear to be full timers. This campground was just okay, nothing special.

We stayed here for 5 nights in a 34ft class A. The spots were very tight to get in to and not very level. Ours had a huge dip we had to work around. The whole park is one-way so it takes a bit to get in and out. There are a lot of trees for shade but sadly they drip a ton of sap all over your Rv and tow car. Once the Labor Day crowd left it was pretty quiet. Not sure if we would stay here again.

It was okay, we have stayed at different Sun Resorts in Massachusetts and Maine and to be very honest the location in Saco has been hands down the best. We stayed in a Glamping site, when we arrived it was after the office had closed, we found the water shut off handle to be snapped off and the sewer hook up was cross threaded making it near impossible to hook up the line. This just tells me that no one went through the site prior to arrival, the table and chairs were covered in bird droppings as well, again something that would have been caught if some one bothered to prep the site prior to our arrival. They did have one nice day of recreation with a dunk tank and blowup obstacle course which our son loved. The hot tub was broken and covered over and the pool water was way to high making the actual markings off by about 6 to 8 inches, this was pretty dangerous when our 6 year old hopped in thinking it was three feet and it was actually almost four feet deep. This place has potential and I really want to love it but it’s a bit run down in areas, most of the staff is friendly however some couldn’t be bothered responding to a “Good morning”, bring a cover for you tow vehicle, pine pitch is dripping everywhere and look out for the falling acorns. Take a trip to Saco … you’ll have a much better time…

Loved this cabin, so clean and customer service was top notch. Everyone was so pleasant and helpful, totally recommend this campground/resort.Nearby activities: Pools, Many child games and play areas. soccer nets and balls, tether ball, basketball courts, slides and climbing apperatice, much much more.Walkability: Paved walkways with small hills. Dog friendly.Noteworthy details: Always felt safe and secure.

This is clearly not a 10,10,10 resort. The list of short comings is somewhat endless. First of all a resort is supposed to be a higher quality than a campground and this facility borders on a low end campground.The sites are not level, some sites are very crowded, NO wifi, Very little TV and poor quality, in the mornings NO water pressure, bathrooms are dirty and unkept, laundry room has broken equipment and is cramped and no A/C, garbage dumpsters are a long walk, some staff members are very rude, NO maintenance performed on property, firepits may situated very close to your windows, clubhouse smells like mold, and NOWHERE provided for unhooking and hooking your motorhome except for the arrival hill.This park is better suited for families with trailers not motorhomes.Do yourself a favor and stay somewhere else!!!!!!Updated 9/01/2021: Now that Sun Properties has taken over they have attempted to spruce the place up...Nice new chairs and picnic tables and a general cleaning up of the entire property. This trip I chose a level site in advance of making a reservation...much better than previous trip. They also added DISH satellite TV. Water pressure is now very good. WIFI is still marginal.

Campground has a decent layout but the sites are very close. Seasonal sites and cabins are splashed throughout and not contained to specific areas. The pool is old and needs work, the cement is cracked and missing pieces. We went to the pool and there was food and ants around every table and chair so we had no place to put our things down, it needed a major cleaning. Workers are driving by on golf carts all day/night cutting through sites and going the wrong way on one ways. While packing up a maintenance worker cutting the grass across us was kicking rocks at my Rv and myself, I got his attention to let him know what was happening and he said I can't be because I'm cutting this way and then told me he has to cut the grass, the lawnmowers protection shoot was up so anything he ran over was flying far. He was very rude, I probably would have given this campground another chance seeing the changes ownership not long ago and it takes time to make upgrades but the attitude from the worker made it so I won't return.

The portable toilets were dirty since we arrived and they were not cleaned by the security, the police believe that at 7 at night they did not want us to be talking, we came to have fun and for that we paid, we do not deserve to be cut off the fun at 7 at night, we work It lasted all week and we decided to visit this place just to stress out, it's not worth it

The only reason that I am not giving this campground 5 stars is because the sites were not very level (on the hillside). We moved 3 times and finally just settled on the last one because we were tired after driving 6 hours. Other than that it was great! The staff were very friendly, the campground was clean, and there were plenty of fun things to enjoy while on vacation. We would stay there again (just not on the hillside sites).

Under new management but place is more awesome than ever. So many activities planned on weekends and not the same old thing every weekend this is the place to be. All employees go out of their way for all and all rules are enforced for all unlike other places where they play favorites. Can't wait for next year.

After returning home and thinking about our experience for a full week, I have decided to let everyone know what our experience was. We have camped all over New England this season in our new camper and never had an issue. My children were personally attacked by their staff numerous times. Here is a quick summary of the issues: -Teens need to wear helmets, so I went to Walmart and purchased helmets. Yet, 95% of the kids had no helmets. (My younger children had helmets and were fine.) -My teenagers were told they weren't allowed to do wheelies on bikes, although many others were all over the campground. They follow the rules of the roads according to them. Yet, the boys were able to go down on their SE bikes to Falmouth and received enthusiastic cheering from residents and the police! -Cant use electric scooters, yet there were too many others on electric scooters and bikes to even count! -My teenagers couldn't go into the pool without an adult, yet their signage said they could. -I rented boats for 2 hours, paid $40, two men screamed at my kids who were fishing and said we only paid for 1 hour. The manager did try to rectify and offer to give me back my money which I declined. -After dusk, you need a light on your bike, so I provided them all with a head light, we weren't aware they needed lights. This wasn't acceptable and they were sent back to our campsite. What topped it off was one man saying to my two teens and 9 year old that they are lucky he doesn't throw them in the lake. Another man I have on video saying "they are lucky they aren't adults"... this is after I asked why they are targeting them. I could go on and on. When I think back at my final vacation of the year, I cried more than smiled. It was the worst experience of my life camping. This campground looked beautiful, clean and looked so much fun. It was appalling what we dealt with and I still can't wrap my head around it.
