Cute,cozy,charming atmospere that always feels like home when you return. You will always feel like family here. The rooms are clean and decorated beautifully. Martin is an amazing host and will always make sure you have everything you need. Ashley and Dina are the sweetest. This place is a hidden gem that is truly special. Also about a 10-15 min walk from the beach! Beach towels are provided during your stay.

My granddaughter and I recently stayed at Cape Cod Ocean Manor, and thoroughly enjoyed our visit. We’ve been coming here for several years, ever since she was a little girl, and it continues to be our favorite place to stay on the Cape.
The Inn is cozy, clean, and comfortable. The owner is always warm, friendly, and accommodating, as is his support staff. From the moment you arrive, you feel like part of the family. For us, it is truly a place where hospitality comes naturally.
One of our favorite features of the Inn is the backyard view overlooking the marsh - where the sight of birds and the peaceful surroundings from the side or rear decks makes it the perfect spot to relax. The location is just a short walk to Kalmus Beach, Hyannis Harbor, and the infamous Main Street.
Cape Cod Ocean Manor feels like home away from home to us and we look forward to returning next summer.

The is place is a hidden gem. It was so clean. The staff was hospitable and welcoming. Perfect location, go out the front door and to the right is the beach, to the left, the marina. I did a lot of research before coming. I’m so happy I picked this place. Free parking right in front. It checked all my boxes and isn’t a big resort vibe. Save yourself time and just book here. I’m so happy I did.

Martin and Dina were incredible hosts! They were both so welcoming and offered the world to my girlfriend and I. Always made sure we were fed, had enough towels, blankets, etc. Martin also offered to drive us anywhere we needed. The rooms were both spacious and cozy with a great view of the water. I cannot say enough good things about our experience!

My boyfriend and I had a wonderful stay here. The rooms were perfect and we had everything we needed. The place is adorable and in a great location. Walking distance to both veterans and kalmus beach. Martin is an exceptional host along with a warm and welcoming staff. The view off the balcony was beautiful. Will definitely be coming back!

Visiting from Germany, we stayed for 2 nights with Martin at Cape Cod Ocean Manor. And loved it! A spaceous room, close to the beach and all attractions, with an airy breakfast room and a jummy start into our day included in the price ... even an all day cookie jar, tea and coffee. Martin was super nice and helpful. If you want to stay somewhere personal and special, the Cape Cod Ocean Manor is a beautiful home away from home.

I stayed in room #4. Owners were the sweetest people on earth and did everything in their power to make sure we had a pleasant stay. Our room was so cute and cozy. I gave a 4 star for service only because the room service instructions were a little unclear. We figured it out though, so Im more of a 4.5 than 4.

We had a truly memorable stay at Cape Cod Ocean Manor. Martin and his daughter Ashley are exceptional hosts – warm, thoughtful, and full of great local recommendations, from hidden gems to the best Irish pub in town!
The location is unbeatable – beaches, harbours, and fantastic eateries are all within walking distance. We got lucky with a room that had a cozy little balcony with a view!
The breakfast spread was another highlight – fully organic and beautifully balanced with protein, fresh fruits, yogurt, confectioneries, juices, and excellent brewed coffee.
The whole place has a soulful, welcoming vibe filled with love, kindness, and generosity. We’ve made friends in Martin and Ashley, and we hope to see them again someday!

I cannot recommend this place enough, Martin was such an incredible host. And the staff was super friendly. My fiancée and I got engaged the day prior to check in. We came late in the night that night after spending all day in Gloucester. Martin met us at the door despite the hour with a smile and cheerful welcoming attitude. Asked about our plans and made a few trip recommendations that we are ever so grateful for, it made our experience far better. That night his daughter and him made celebrating our engagement even better with a nice surprise. He also ensured that we didn’t leave hungry since a few days later we left at 5am to catch our flight. He left food out to take with us.
It’s a quaint cozy place, perfect location, great hospitality. I would give this 10 stars if I could. MUST visit if you are ever in Cape Cod.

A Perfect Seaside Getaway – Warm Hospitality & Charming Decor
Our stay at Cape Cod Ocean Manor was nothing short of wonderful. From the moment I arrived, I was warmly welcomed by the owner, whose genuine friendliness and local knowledge added a personal touch that made the experience even more memorable.
The room was spacious, airy, and beautifully maintained. I especially loved the charming ocean-themed decor that gave the space a relaxing, coastal vibe without being overdone.
I highly recommend Cape Cod Ocean Manor to anyone looking for a cozy, comfortable, and heartwarming Cape escape. I’ll definitely be back!

A True Home Away from Home!
We absolutely loved our stay at Cape Cod Ocean Manor Inn! The room was cozy, spotlessly clean, and had both heating and AC, which made it super comfortable. Everything felt thoughtfully maintained — charming and homey in the best way.
But what truly made our experience unforgettable was the incredible hospitality. The service here was beyond amazing — we genuinely felt like we were visiting family. Patricia, who served breakfast, had such a warm personality and the best sense of humor — I looked forward to talking to her every morning!
And Martin (I believe he’s the owner) is the kindest soul. He literally drove us to the bus stop in his own car when we were leaving — I almost cried! That kind of generosity and care is so rare.
Breakfast was simple but fresh and delicious — you could tell the butter and cream cheese were locally sourced or organic. The quality of everything — the food, the service, the rooms — was outstanding.
Cape Cod Ocean Manor Inn went above and beyond to make us feel welcome, comfortable, and cared for. My boyfriend and I had the most wonderful time here. I 100% recommend this place and would come back in a heartbeat.

If you are looking for the perfect homey getaway, look no further. The Cape Cod Ocean Manor is a standout amongst a crowded landscape of cookie-cutter hotel chains that often lack charm. The details of the rooms are unique and situated to feel like a beach house stay.
The views are also exquisite, with many rooms offering a balcony overlooking the saltwater marsh. The hotel is a 15-minute walk from ferries to the islands and a two-minute drive from Main Street. The owners are super friendly and have created a place that truly is a home away from home. We would highly recommend it.

My husband and I stayed at Cape Cod Ocean Manor for our anniversary getaway. It was very cozy, clean and quiet. Breakfast was delicious with all fresh baked pastries, fresh cut fruits, bagels, coffee and teas. Beautiful views and a private balcony. Martin and his staff are very nice and helpful. Ocean Manor is in walking distance to beaches, some of the best restaurants and shopping. We definitely will be going back again.
