One elevator has been broken for over a month, no workers fixing it in that time. Extremely inconvenient and no updates. No offers for rebate or compensation from the management. Very disappointing experience.
Other apartment buildings have offered residents compensation for minor inconvenience, such as wifi being out for a few hours. Their lack of professionalism in this matter is far worse than I would expect for how much they charge for rent.
To provide update: it has now been over an additional month since this review was originally posted. Elevator is still broken and no compensation has been offered. I will not resign and advise anyone interested in apartment: DO NOT SIGN HERE

TO ANYONE TRYING TO FIND SOMEWHERE TO LIVE FOR 2026: DO NOT GIVE YOUR MONEY HERE!!!!!!
Ignore my name, as I'm using my 6th-grade Google account to stay alias, but I have lived here for two years and can confidently say that this place IS NOT. WORTH. A DIME. OF. YOUR. MONEY.
I will make this short and sweet, but I could go on and on. When my friends and I first moved in, there were shaven hairs in our bathrooms, dead fish in our cabinets (not a joke), scratches all over our couch, and most importantly: BED BUGS IN THE BEDS. Not a good start to the move-in!
When we told the staff, we had to PROVIDE DOCTORS' NOTES FOR PROOF THAT IT WAS BED BUGS TO GET EXTERMINATION (in the end, they told us WE had to pay for it!), and they were EXTREMELY rude to my traumatized roommate.
Throughout our experience, the ENTIRE staff (maintenance, college students hired part-time, and the managers) have been condescending, lazy, and just downright rude. Packages will be left unattended for DAYS while the staff just stares at their computers, elevators will be broken with no good updates, the entire common rooms/elevators/gyms/mail room/trash room are never cleaned (there was scattered food in front of the elevator for 10 hours while they just sat in their office!), and maintenance will embarrass you in front of your friends because you didn't hit the close button on the elevator! Literally the only nice staff I have ever met are the window cleaners and security guards.
OH! Did I forget to tell you? You're paying a premium for dented and uncleaned apartments, except for the location? You could get the same room set-up at another high-rise for the same price with cleaner amenities, nicer staff, and not disgusting rooms!
All in all, please, please PLEASE PLEASE do not give them their money. Your only plus is location, and even at that, there are BETTER options for location. I have never been happier to move out of a place quicker.

I lived here from 2022–2023 and honestly would give 0 stars if I could. The walls are paper thin. you can hear everything, even janitors running water in the trash room at 5 AM. My unit got “mistakenly” assigned above the gym (thanks to the manager, Justin, at that time), even though I applied ONE YEAR early for a completely different unit and floor. When I tried to explain the mistake, he literally yelled at me in the lobby instead of apologizing. So I got stuck listening to people drop dumbbells every night past midnight.
The management didn’t care at all, especially about people on the third floor, because they wanted to market their 24-hour gym. Sure, residents can use it, but anyone who’s lived near college kids knows how loud and inconsiderate they can be at night. The only thing management ever did was “remind” people, never actually solving the problem.
On top of that, Justin was super condescending and even acted like he couldn’t understand my English, because of my race (I’ve lived in the U.S. for 10 years). It was awful enough that I had to consult an attorney just to transfer my lease.
The building design is bad, but the management was worse, completely unprofessional and rude. Not sure if the same team is still there, but honestly, avoid Greystar at all costs.

Lived there from 2023 to 2025. Strongly NOT recommended. Office staff are extremely mean, unwilling to help or talk much. They are arrogant and dismissive. I felt like I did something wrong just by asking fair questions.

Living at the Varsity for the past three years, I can confidently say this is the place to live. It is off campus, but still close to state street and Kerrytown. The staff is amazing and goes above and beyond to accommodate their residents and respond in a timely manner. Trinity and Samantha specifically are amazing staff members! The amenities are such a nice feature and the gym is definitely the best “in apartment” gym I’ve seen off campus. I cannot recommend living here enough!

My daughter lives here and she enjoyed her year here. There were some issues, but they were resolved by the property management company once they were made aware of the problems.

The first year here was okay but second year is terrible. The office are arrogant and don’t care about the residents. A lot of maintenance are required and very poorly done. The prices are going up but services are going down. Definitely not gonna renew next year.

Varsity Ann Arbor is an amazing place to live! The property is beautiful, well-maintained, and in a prime location. The staff is fantastic, and Justin deserves a special shoutout — he goes above and beyond to make sure everything runs smoothly and residents are happy. The events are a great touch too, making it easy to connect with neighbors. Highly recommend!

First, all aspects of the experience of living in this apartment are just fair. But the worst is the poor attitude of the entire officers. They all feel very mean when you talk to them and have no patience whatsoever, as if you've made a huge mistake simply by just talking to them. Every time I asked a question politely, they acted impatient, no smile, no polite.
And I'm not the only one who feels this way, many other residents I know feel the same. Almost the WHOLE GROUP has a bad attitude! Every time after I contacting them I'm in a bad mood for the rest of the day.

I lived in The Varsity from August 2022 to May 2024.
While the space and location are great, living at TV was not worth the insane pricing and professional staff; Ann Arbor simply has better options.
My first year in the building went pretty well. I had quiet neighbors and utilities were included, so even though rent and parking were expensive it felt maybe worth it. It did become clear to me quickly that at any corner where they could charge residents for anything they would. When I transferred my lease for the summer to another student with plans to just move back in after, I had to pay another application fee and processing fee, for the same unit. The credited some of it back as a "courtesy" but proceeded to charge another 200+ fee to transfer my lease when they were getting the full year rental.
When I moved back in for my final school year the floor was extremely loud and not only did flat rent go up, but utilities are no longer included.
During the year I woken up at least 10 times by extremely loud music on the floor past 2am, and while I tried to resolve the issues with management it was never properly addressed.
All this was not great, but could be tolerable. The final straw was how rude management was for no reason and to my family and friends. When my sister needed help while staying the weekend at my apartment, they were extremely dismissive and mean. They required her contact me (during my actual graduation/I was in my robes) to email permission for her to get something from my apartment, when I had already notified them she would need to be let in.
It's such a bummer because the students who work the front desk are really nice and when I put in work orders, the person who handled them was so kind and went above and beyond.
Just between the inflexibility, rude management, and the outrageous pricing if I had to do it again I would not select The Varsity.

Also, the construction site near the building will start making noise from 7 a.m. in the morning from Monday to Friday, accompanying by the noise from the trash truck every day since 5 a.m. My nervous breakdown is getting worse when living here, and it ruined my whole semester and my job search. The building is hollow, so there's little soundproofing, if you don't sleep well, do not live here. I know of more than one person who moved away because of the noise problem, but the property only told them it was their problem. I pay so much money every month, but get such bad living conditions and service, it is not worth it.

I am very satisfied! The staff at varsity are very attentive, always providing hot drinks and snacks. It feels so warm coming back from the cold outside in winter!
