The apartment complex is clean, quiet, and well-maintained. The amenities are solid (gym, laundry, etc.), and everything always feels safe and organized. Jamari made the tour process smooth and has been super helpful ever since. Highly recommend living here!

This apartment complex is absolutely unsafe and irresponsible.
There have been repeated thefts, with mailboxes broken into and valuable items like credit cards, checks, and personal information stolen. Even after reporting these incidents to management, they show no concern whatsoever and take zero action.
What’s worse, there have also been cases of forced break-ins into apartments, leaving residents feeling constantly anxious and vulnerable. Living here is completely unstable and unsafe.
The management does nothing to resolve these serious issues, nor do they offer any help for breaking the lease, even though residents’ safety and rights are clearly being violated.
If you care about your safety or your peace of mind, do not live here under any circumstances.
If I could give a negative rating, I would. This place doesn’t even deserve one star.

On June 4, 2025, I received an email from Willowtree management at 12:10 PM stating that pest control would be entering my apartment for inspection between 10:00 AM and 3:00 PM the same day. This notice was sent after the scheduled entry window had already begun, giving me no opportunity to prepare or respond as outlined in my lease.
After receiving the notice, my roommate and I visited the management office in person to express our concern and seek clarification. During this conversation, the manager stated that our apartment was not actually scheduled for inspection that day. However, we were not informed of this change in advance, and the manager was ultimately dismissive of our concerns. As a result, we were left uncertain about whether entry might occur without proper notice on another day, and our concerns were not addressed in good faith.

I’ve been a long-term resident, and I’m extremely disappointed with the way this property treats its existing tenants.
First, renewing tenants are charged significantly more than new tenants—about $200 more per month for the exact same unit. This year, I was offered a renewal rate that was shockingly higher than what new residents were getting. There is absolutely no benefit to being a loyal tenant. Management clearly prioritizes attracting new leases over treating current residents fairly. If you live here, I strongly advise you not to renew without comparing market rates.
Second, I encountered major communication problems with leasing office. The rules were vague or not communicated at all, and when I followed up, responses were delayed and unhelpful. Management showed little willingness to clarify or take responsibility, leaving me feeling dismissed and misled.
Third, management required residents to clear out all personal belongings for flooring replacement this year. After the work was done, my apartment was left in a chaotic state with a strong chemical smell, and I had to spend hours cleaning and reorganizing everything. It was incredibly disruptive and poorly handled.
Overall, this property has shown poor communication, a lack of respect for tenants’ time and privacy, and no appreciation for long-term residents. I would not recommend living here unless things change drastically.

Without ANY prior notice (I didn’t receive a single email), workers climbed onto my balcony using a ladder and repainted the wall. It’s deeply unsettling and unacceptable to have a random guy suddenly appear on your private balcony without warning.
Since this was done in the middle of the lease, we’re stuck living with the smell of paint for the rest of our time here. And, of course, no one bothered to clean up the mess left behind by the workers after the project was completed.
They also destroyed the bird nest on my balcony during the process. Every summer, barn swallows return to reuse the small nest they built on my balcony. This year, their nest was completely destroyed by the workers. Not only was the repainting unnecessary, but the act of destroying an animal’s home, especially during nesting season, was thoughtless and cruel.
As others have mentioned in their reviews, last year we were asked to remove all of our personal belongings so the floor could be replaced. We were threatened with fines if we didn’t cooperate. Again, this was done during the middle of the lease. The process created heavy dust and constant noise. If you have pets at home, it’s nearly impossible to keep them comfortable or safe under such conditions.
They actually have plenty of time to do the renovations in August since leases usually end at the end of July and start again at the end of August, but they still choose not to do the renovations then. It feels like they purposely do all the renovations while people are still living here, probably so they don’t have to worry about cleaning up afterward, as residents are left to deal with the mess. And, based on what’s happened, it seems like this will be an ongoing issue every year.
I am happy that I am finally moving out of this place, and never coming back again.

Will give zero is I can. Have a floor renovation last week, the service people have no respect to residents and decide to throw all the dirty materials and trash on your beds, tooth brush, and tables. Shoes on the bed, hundreds years old heater on the bed, and every other disgusting thing you can think of. I have cameras in my room for safety purposes and WT team clearly don’t care what you think and remove it anyway. My monitor is found in the bath tub. The service people can come in and out of your room without permission and notice. I wish all the WT workers get the same treatment to themselves as I do and absolutely do not rent from this place! BTW first floor here is same as basement.

There has always been a tall, thin black man homeless. He has been hanging around the apartment, secretly entering the residents' homes, pretending to be looking for someone, but actually looking for someone to leave the door open and come in to do some petty theft.This has been going on for at least a year. Everyone knows how many residents here have seen it.People have called the police before, but the police didn't care because that person didn't commit any serious crimes. He once made trouble in court, was imprisoned for a few days, and was released again and continued to wander around.Why don't you go to the courtyards? You can't go in there because there is no gate in Willowtree and the apartment is not locked, so I come here.Neither does the apartment. Why not? Because obviously there is no benefit to the apartment.

Please do not choose to live here. The rent may be relatively low, however the administration will squeeze both time and money out of you. Here are some highlights:- You are required to use paylease, which charges a 30$ fee for any transaction. This means every single rent payment you do, as well as every single utility payment you do adds an extra 30$.-They forced everyone in the apartment complex to move their stuff out for the day to redo the floors, threatening to charge 200$ if you delay the project. This means if you are not able to pack all of your belongings in time. There is so much dust that you cannot be in the apartment while it is taking place.- They tried to charge one of my friends hundreds of dollars to replace a door, which was reported on the move in form! Even after being sent the move in form, they stopped contacting them for a bit and then continued harassing them for the money 2 months later!- They charged another one of my friends 20$ during move out for "shower curtain removal", and 100$ to move one bag of stuff.- They aggregate the water usage throughout the building. This means that even if you do not use water, you will pay the average water cost for your entire unit. They also use this water to fill the pool, and so you end up paying for this even if you don't use the pool- You essentially sign an 11 month lease, so this means that when you choose to move out, you have to pay for an additional 12th month even if you are not living there.I do not understand how someone can give this place a positive review, I would highly recommend going somewhere else.

Willow tree is definitely my top choice for living at north campus. Very convenient and lovely amenities. Especially assistant GM, Rabiya! Once she joined Willowtree, everything got furnished and fixed very efficiently, such as the treadmill in the gym, new roof for every apartment. She is for sure the most friendly, passionate, inclusive and supportive woman in color! I believe in willowtree and believe in her management! So proud of her!!!

My freezer fan has been making a very loud noise since the day I moved in - it has been temporarily fixed from time to time, but the persistent noise after six service requests is undeniably frustrating. Hopefully seventh time is the charm!
