I attended the leasing kick off event with a friend and was pleasantly surprised by the number of friendly faces in the office. Ruby was particularly helpful when it came to explaining the different leasing options and availability.

I worked as a community assistant for a few months in the leasing office and the environment was always welcoming and positive. The only reason I am not continuing to work there is due to my schedule as a student, but I still enjoy picking up my packages to see familiar faces and I have had great experiences with both the maintenance staff and management team.

Great apartment complex! Very close to north campus and close to Kroger which is super convenient. Office staff and maintenance team are friendly and lots of resident events.

I was hired to FacePaint at this property for an event that they had for their residents. My point of contact, Ruby, was very professional, quick in her communication, and organized. When I got to the property, they worked with me to set up my space in the way that conveniences me best. The entire office staff were kind and personable to both me and their residents. It was obvious that the residents had a positive relationship with the professional staff--making this even a fun time to work at!

Last year I stayed in the Courtyards, but after they raised their rent 250$ a month, I decided to come here.I want to start off with what I like about here. The size of the apartments, closet space and kitchen space is great. Allows for good flexibility and adjustability. I also appreciate the workout facility, however, a cable machine to go along with the dumbbells and bench would be nice. The office staff is very nice and have been more than willing to help with any issue that has came up.After moving in here, I have a few problems with the living experience. First, the laundry costs 4$ per load with a pretty small load size. I have lived at 4 other complexes and have never had to pay for laundry. Second is the quality of the living space is pretty poor. The toilet did not flush (had to manually adjust the tank fill to fix that), my sink drain does not pop up/down, the shower drain fully drains 5 minutes after I am out of the shower, the shower pressure is insanely high so the water splashes over and around the shower curtain and onto the floor, the water takes a few minutes to heat up, the shower squeaks so loud that it can be heard from the kitchen, the freezer croaks loudly like a frog, the cabinets in the kitchen do not shut (had to replace the magnets with velcro), the top of the cabinets are coated in grease, there is no ceiling lights in the bedrooms, cell service drops if I enter my bedroom / bathroom like the walls are made from lead and the internet connection is rough at best due to a single wall between the router and my bedroom. The wifi issue could be due to the recent tornadoes, but it adds to the negative experience I've had so far.

The office staff is very nice and willing to help!We did have some problems as we moved in for the reason of my own misunderstanding. But Ruby helped a lot so that all the problems have been solved properly.The maintenance team is also great, responding to requests in time and get everything done almost on the same day we reported issues.Having the packages delivered in the leasing office is not a problem for me. I did experience package delivered to my door but for some reason disappeared. Making packages safe would be my priority.The property is a little bit old as others mentioned, but still worth for the lower rent. Plus, the location near the north campus is a big advantage for students.Highly recommend if you are communicative with the staff here.

I had mixed experiences during my stay at this apartment complex. On one hand, the property management was highly professional, and the staff was incredibly friendly and responsive. The maintenance services were also prompt, and the location was excellent. Moreover, the rent was quite reasonable, making it an attractive choice for many.However, I must address a serious issue that drastically affected my opinion of this place: the lack of security. I encountered a distressing incident of sexual harassment right at my apartment doorstep, and despite reporting it to the authorities, the absence of surveillance cameras and proper access control hindered any potential investigation. The absence of security measures in the building is concerning, especially considering that it houses not only students but also individuals from low-income backgrounds and social fringes.Package theft is rampant in the tower, even though most packages are directed to the leasing office. Unfortunately, FedEx Ground deliveries are often left at the doorstep, making them easy targets for thieves.Moreover, my friend had a dispute with someone in the parking lot over a minor issue, and the following day, her car tires were maliciously punctured. These incidents demonstrate the lack of safety and accountability in the apartment.To make matters worse, strangers are frequently seen wandering around the apartment building at night, using the pretext of needing a restroom. As a result, I felt particularly unsafe as a single female resident, as there are no access restrictions or security cameras on the premises.While the facilities and friendly staff were commendable, the pressing safety concerns overshadowed all the positive aspects. For this reason, I can only give this apartment one star. I sincerely hope that the management takes these issues seriously and implements robust security measures to ensure the safety and well-being of all residents.

First of all, it is illegal to solely rent to students, but they want to have students, who are less likely to complain and have a higher turnover which means higher rent increases each year. So they do their best to make it as unpleasant as possible for anyone to spend more than one or two years there. They have switched to a system of attaching leases to bedrooms - this means it would be impossible for a single parent with a child to rent a two-bedroom apartment here since it's one lease per person. It's an unnecessarily complicated system to modify your lease, and subletting is not allowed, they charge a $500 fee to make any changes - just one of the many exorbitant fees they charge. They squeeze money out of you whenever they can.The staff are clearly far more interested in appeasing their corporate overseers than in creating a convenient system for residents. There were a series of assaults (by the same individual) along the road right in front of the apartments and they did not notify residents for a week, even when one resident was assaulted. I was told not to talk to the press after a reporter asked me if I'd been informed, and apparently American Campus Communities told management not to allow press on site but hadn't informed them if they could notify residents (this was told to me by a high level employee at WT).The rent payment system is inconvenient and frustrating, you receive an email with how much you owe for the month at some point the month before, which is never consistent, and you have to put that amount into the app, instead of the app simply telling you how much you owe. There's no way to tell if your roommates have paid or if you have an outstanding balance until you're emailed that you're overdue and owe extra money.Move out was incredibly stressful - they sent the move out email under an individual's name instead of from the main Willowtree Email so no one in my household noticed it. We had to be out by noon on saturday even though the office is open all weekend and no one moves in until the end of August. And they charge a $200 fee per person every 24 hours that you're late. There was no way to return your keys outside of office hours. We were able to ask to get 30 minutes grace since we had assumed a 3pm move out time (when the office closes on saturdays), but when we arrived Avery was extremely rude and threatened to charge us, treating us like we were causing extreme problems - just another reason they don't act like normal humans, they're just corporate arms.Everything, from the appliances, the windows and doors, and the internal mechanical systems are incredibly cheap. When we moved in our carpet had paint drippings all over them, and they had only installed new carpet in the common areas but not the bedrooms. The windows were completely hazy and had big ugly glue or paint stains on the outsides that we were never able to get off. Our ventilation system was clogged with dust all year and they never cleaned it out - the a/c never made cold air. They just installed new electronic locks on the doors, even though they could have waited until we moved out to install them (there's a month that no one lives in most of the units between residents).FYI, American Campus Communities was recently purchased by Blackrock, which is a company devoted to making as much profit as possible - they aren't interested in giving you comfort, convenience, or compassion. That was reflected in my experience living there.

The Willowtree staff really helped me sort out the application process for the last three years (shout out to Ruby for all of your help for this year's application!) and made sure that securing an apartment in Ann Arbor was easy.This is place to liv that is close to campus with access to both public transit and university buses. There are supermarkets (Kroger and two Asian markets, 1 Indian and 1 Chinese) next to different restaurants. Also next to a public library location. Lots of parking and also pet friendly.

I am about to be a resident in the WT apartment. There was a small leasing issue due to my own misunderstanding, and the manager helped me solve my issues almost immediately. I am so appreciate the efficient help from manager Rabiya Tahir!

Facilities are getting very old. Lots of flooding issues on the first floor. Typically packages are delivered to the office, and that's an additional day for the office to send notification to you for a pick up. Only advantage I would say is its location near north campus.
