My home was unfairly appraised and after providing more information to bring my property value up the appraiser refused on purpose to include the home she added to my appraisal after we pushed for it going to the president of the company. She still kept my home well below median numbers in my area and making it beyond difficult for me to refinance my home where I'm trying to stay with my two young daughters. I'll never recommend or use this company again. Awful customer service.!!

ABSOLUTE DISGRACE OF A COMPANY! AVOID AT ALL COSTS!BUYER BEWARE -- If this is who your lender uses, get another lender. Chase uses them, so avoid Chase. In fact, if you have a big bank national lender, ask them twice who does the appraisal.Their process is to sit behind their desks in Troy, MI and play God with the valuation of properties they have never seen or stepped foot in. They pay some local flunkie peanuts to take "3D" pictures and upload them, then they make a valuation decision remotely without taking anything into consideration. They guess at ages, conditions, neighborhood dynamics, town dynamics, everything. They use lazy comps based on nothing but proximity, regardless of the homes features or unique appeal. It is all about velocity and scale, not getting values right. They are a joke.I promise you now that this company can absolutely destroy your deal and screw with your life, all because they are cheap and lazy. $229 for an appraisal, including pictures? A Drive-by in 1993 was $250, so how can they do a proper appraisal today for $229? You need to absolutely beware of this scam outfit, and they are a scam.UPDATE: After they blew up my sale, I went to the next offer. I sold it for the same price, and the appraisal came back $85,000 higher, which was $5k over my sale price of $650k. Yes, CV put a $570k number on my house. The 2nd appraiser received their report when she arrived and she just shook her head. You need to see the comps they used to believe them.

Class Valuation is really bad! The time of response is 48 hours; they don't provide a factual valuation. Also, their valuation service is the most expensive I've seen. Not worth it

Hope everyone who uses this company has money in there account to pay for any service that is needed twice now ive had them take money out of my account without me knowing or signing any document stating they are. Extremely disappointed !

I'm an appraiser who has worked with this company for over 2 years. After the rates went up, work slowed down -no surprise. Now this company requests quotes and waits till they get the profit margin they want or cancels the request. They sometimes reissue the request the next day. Turned into bottom feeders. UGH

Got a BPO, the data they used for comparisons is completely inaccurate. Houses with 500 less sqft were marked as "more square footage", houses built the same year were listed as "newer home". My appraisal came in at the same price I bought my home four years ago. They seem to have just made up data out of nowhere.

This is not an actual appraisal company. They are true bottom feeders who hire desperate appraisers at cut rate fees. This company has done everything it can to promote alternative valuation products with little to no oversight as well as trying to aggressively grab market share to force appraisers to work for nothing or be eliminated from the process altogether. Avoid at all costs.

I got a rental property appraisal by them and the data they used for comparisons is completely inaccurate. They picked 3 bd houses to compare the house when I am purchasing and renting a 4bd house. You can have 1 bd with 2000 sqft and 4 bd with 2000sqft they both wont rent the same. I don't think they understand how bedrooms work.How is a 3bd 1 bath same as 4bd 1.1bath ? would you pay less for a 4bd 1.1 bath compared to 3bd 1 bath? well CLASS VALUATION believes so. They even got the average of the 3 properties wrong.They won't even take the 4bd into consideration, funny thing is I own 2 properties in the same zip code and they rent for more than what the appraisal came in for this property and they are much smaller.Avoid them cause they clearly don't know what they are doing in terms of rental property comps.

I'm an appraiser and have previously one work for this company. After the mortgage rates went up the volume of work went way down - no surprise. This outfit now qualifies as a bottom feeder. Done with them. They ask for a quote and then hold it for a cheaper one or if they don't get a number they like they reissue the request for quote or cancel the request altogether.

If Class Valuations contacts you for an appraisal, do whatever you can to get someone else. Nick Smith used wrong sale prices and wrong sq footage to come up with a price appalling low for the township. A fun kicker is the day after his appraisal was submitted, I got a call out of the blue from someone wanting to buy my house for cash, at a price very similar to what he valued it at. Do not use this company.

Absolutely horrible follow-up customer service. Appraiser was quick/fair/efficient, so hoping loan approval would be seamless. Not the case. Been waiting over a week for a minor clerical error to be fixed, only to receive the "run around" indicating fix was back with QC department for review. They will not even respond to loan company with ETA on when fix will occur.

Absolutely awful! Two appraisers from their group walked away from my multi-use property stating they “were not qualified” to carry out the appraisal. Add that to my broker (Patriot Mortgage, NJ) dropping the ball and not following up on the appraisal, we were pushed way off contract deadline dates.This company actually had the audacity to charge me $720 for the appraisal that they NEVER DID!!! I filed a dispute with my card company and Class Valuation agreed to credit me back $620, keeping $100. They state the $100 was for their appraisers time!!! They never did a thing! They were not qualified!!!! So now I’m battling them to get the rest of my money. Absolute incompetent crooks! STAY FAR AWAY!
