Don’t live here. My apartment has heating pipes above it that rattle every 15 minutes and make it impossible to sleep let alone even live here. Management claimed to have fixed it and then told me that I needed to deal with by using a fan? Even after showing videos of the sound they deny that it’s a problem. I would give a 0/5 if that was possible.

I have lived here for 2 years now.Notice the only good rating this place has are from visitors. Looks nice on the outside which is alot like the management. The managment is tough to deal with. Saying it lightly.When looking to move in I saw the (: *PET FRIENDLY* :) label. But apon moving in they actually wanted me to pay for my medical dog. After saying I wouldn't pay their fee due to it being illegal they tried to deny my dog altogether which is also illegal.It's a $500 fee if you miss any of your pets droppings.The dogs in the apartment don't know eachother and therefore are not very friendly in the hallways. Mine has been bite numerous times. I suggested a small fenced in area for our dogs to get to know eachother off the leash but they didn't seem to give it much thought.They don't keep all of it clean. Apon walking into the main enterance there has been some pretty noticeably nasty smells on the 1st floor and sometimes they have been there for weeks. There was crud on the wall in the stairway for months that looked to be snot and their vacuuming seems to go in waves. It should be on a scheduled basis but when you see the same trash in the hall for weeks....Their side walks and parking lot are as slippery as a newly poured ice rink ALL WINTER LONG!!! No salt. No sand. No shovel (other than the front enterance gets shoveled maybe twice). I slipped and thought I broke my tailbone the first winter. Now that the snow has all melted away and there is solid pavement on the roads they sent a message saying "tomorrow at 1pm the snow plows are coming." And said any cars left in the lot would be towed. I noticed that they pick and choose the victims of this action being one mans truck and inclosed trailer (that has been there literally all winter and has never moved) were still sitting there and therefore left a bunch of ice and snow behind. I'm pretty sure he is a police officer so that must make him better than everyone else in their eyes. Not sure.Their windows suck. They are insanely hard to shut and lock but if you don't lock it the wind literally whistles through the whole time. They freeze completely solid in the winter due to moisture leaking and thus you get mold all over your window every year. The one bedroom window probably weighs roughly 20 pounds. And is ridiculous to open being it slides upward. If anything is in front of it good luck using it.The walls are paper thin. You hear EVERYTHING!It really has an unwelcoming/not "homie" feel to it right after moving in and actually dealing with the management.If I could go back I would live literally anywhere else in town. This place is a drag on your wellbeing.

The property manager Angie is on a serious power trip. Extremely rude and disrespectful. The building is cheap and you can hear everything from your neighbors even when they are speaking at a reasonable volume.

My wife and I currently live at West River Falls and have had bad experiences with the apartment management and now we have mold growing uncontrollably around all the windows in our two bedroom unit. Yes, mold. We are the first tenants to live in our unit and we keep a clean house. The windows seem to be super cheap and let in drafts of air. Also, the apartment manager threw away some of our property that was sitting outside the front door of our unit without notifying us (most tenants have things/decorations in front of their unit). When I contacted the apartment manager about it she admitted to throwing our stuff away and pointed me towards a policy that does not appear to be written by an attorney. This policy allows management to throw away decorations in front of a tenants unit in common areas by their own discretion. However, there is no classification of decorations within the policy. This is not how a legal policy should be written to stand on two feet (I would like everyone to know that I am a law school graduate and policies are common to me). When I asked the apartment manager why we were the only tenants who had our possessions thrown away in the whole building she said she would take care of the other tenants decorations too, which she did not. It appears that this policy is discriminatory on its face because it allows apartment management to throw away a person's possessions by their discretion and the policy is not equally enforced on all tenants. We feel discriminated against. For over $1,000 per month this place is a waste of our hard earned money. My wife and I filed a complaint to the upper level management of West River Falls a few weeks ago about our property being thrown away and have not heard anything back from them.

Nice building. Security entrance, elevator, and the entry and hallways are nicecand clean. The apartment I visited was very nice too.

Great people, lots of space, friendly management, awesome utilities with stack washer/dryer, and to top it off it's on a quiet side of town
