Terrible!!! When we signed for our apartment we had an agreement to receive our full $500 deposit as well as $600 pet deposit. They failed to return either one and charged me a bunch of fees that they don’t mention. Make sure to get it in writing when you are signing they will take you’re money!!!!!!

I have leased with nearly a dozen companies & INH is the only one I have had issue with.
I lived at their property while working away from home for 2 years. My company relocated me & I let INH know if they had anyone lined up to lease my place, I would work with them to leave for the new tenant. INH told they had someone ready if I was out by the end of the week. I stored my stuff, cleaned, did the inspection, turned over my keys, and went to live in a hotel for another month until my relocation. 2 months later, with my pay portal shut down, after no bills or notifications, I got a call that they were sending me to collections for rent money because, unbeknownst to me, the other tenant fell through. Rent for an apartment I had no access to, while paying separately to live in a hotel a couple blocks away.

I moved into an INH property recently.I do really like my apartment itself, but management has been creating a nightmare for me.
When I got my final lease the forgot to add the discount for a deal I was given and would have been overcharging me by over $400 if I hadn't reached out to have it fixed. When moving in I reached out to confirm setting up my electric and they said that they take care of it and I would receive a notice from the electric company, then didn't actually do this. After 1 month living at the building I came home to a $900 bill and my electricity turned off because of this error. I has to reach out to get it resolved myself and management never replied to my email about the issue or apologized for this. They also didn't set up my internet properly, ignoring my asks for an explanation of how it worked and instead only giving me a password. A different team member then sent me an email saying that they were going to start charging me for it a couple months later because I wasn't paying. That email wouldn't have been a big deal because I needed the info, but it was sent after that same person had ignored several calls/emails from me about a different issue, so it felt pretty awful finally seeing an email come through from him only to have it be something entirely different. The different issue was that 2 months into living here they started using a new scented product that hadn't been used while I had been living here or during my tours of the building. I reached out to let them know I was allergic and after jumping through hoops to try and connect with someone about the issue I finally got a response that "The use of air fresheners serves to neutralize odors brought in by individual tenants, contributing to a more pleasant environment within the hallways" and when I tried to explain I'm noting having to mask in the hallways and lobbies they had me come up with a solution, said they would buy a new product to try so that I wouldn't be miserable. It has been almost a month since I originally reached out and three weeks since I was told that an alternative product was ordered. I've been dealing with migraines and itchy eyes every day and taking the hot stairwells instead of the elevators as much as I can to reduce symptoms. The lack of communication and empathy from the management team is awful.

If you just moved into Faribault, Minneapolis and are looking for an apartment, avoid all INH Properties. This company owns Straight River, River Chase, and Hillside, the Palmer and likely manages many more. Their customer service is terrible, and management doesn't care about residents. One time, my husband was requesting explanation why last month rent wasn’t the last month of year lease. The manger on the phone literally said , if you don’t like it, move out sir and We are going to move out by August 30th, so are our neighbors and the unit below us. The disrespect is loud in here
We lived in one of their apartments for a year and experienced numerous issues including stinky shared carpets because they do not clean the carpets. Dog poop and pee in the elevator is another constant problem you will see. The kitchen sink amongst numerous poor building materials was installed using plastic wrap, and it kept leaking. We requested maintenance, but the leak never stopped. Six months later, the unit below us had roof damage because of the poor kitchen installation in our unit. Mind you, they charged us for causing the leak due to "excessive water" and "cultural practices," in the bathroom just opposite the sink, and they charged the unit below us for not having carpet in their bathroom???? lol this does not even make sense. Imagine calling maintenance because you have a roof problem and they charge you for not having carpet in your bathroom. Upon moving in, you will pay a deposit and the first and last month's rent. Here is the problem: you will not be able to use the last month as the final month of your lease year. If you decide to stay another year, your last month will technically not be counted until you decide to move out, and only then will it be applied. The walls are thin; meaning there is no privacy whatsoever, get ready to hear all sorts of things.... The manger is old and overwhelmed from managing 3 different apartments so just reverts to being rude when you make any complaint. They don't intend to ever return your deposit so just slap on absurd charges for defective materials they should have gotten right in the first place. Finally, if the above does not concern you.. Just wait util the train disturbs and disrupts your work or sleep 24/7, the floods drown out your car in the parking lot, You go without hot water for 2 weeks in winter because they need to order a part for one of the heaters.

I am this close to take civil legal action against them. INH management team in Faribault is horrible. Not to mention the construction of the building is poor. Thin walls, poor paint, leak everywhere including bathroom and kitchen sink. We requested maintenance multiple times. The leaked never got fixed appropriately until 8 months later , and at this point our leak issue damaged the roof unit below us. Can you imagine they are charging the poor guy below us and our unit. How could you blame the poor building out structure on the tenants. We could literally sue them for negligence and put the tenants in danger.
Save your penny and stay away from this hungry corporate.
FYI, they will make you pay first , last and deposit and ur last is not the last month of the lease year. So pls ask what does last month mean before you sign

Very disappointed the management team at the voyageur estates is rude and dishonest. I deep called the entire apartment and they charged me for 4 hours of cleaning. Charged me for window parts that I never even opened and charged me for drawers that were damaged by the prior tenant. The only saving grace for this place is that is was secluded. Over the year I was there the manager kim was always rude and abrasive and I feel she purposely charged my so they could keep my deposit. Aweful way to run a place.

I lived in one of their units many years ago. Prior to moving in they were supposed to change out their carpet and repaint the unit. I agreed to move-in with the agreement that they would schedule to replace the carpeting and paint at a later date but that same year. During the entire time of living there I never failed or got a ding on any housing inspection. They were aware the tenant before me had dropped a 1 inch spash of bleach on the upstairs carpet. That first year, they replaced their on-site managers with another. She was an elderly lady who rarely left her home and never scheduled for my carpets or painting but was aware of the pre-move-in agreement as well. When I moved out, I cleaned from top to bottom and the place looked new. I owed nothing in back rent. Years later a debt collection agency contacted me stating they were hired to collect on a debt filed by INH. They charged me for painting and replacing their carpets which hadn't been done in 6+ yrs. Because it was years after I had moved out, the initial fees had sooo much interest tacked on. I've been paying bi-weekly for the past 5 years with an agreement for another additional 6 yrs before my "debt" is paid off. I would have never rented through them if I knew they were going to make my life hell over their own agreement. Why am I paying for what they were supposed to legal do anyways???? I'm sure I'm not the only person who they've wrecked credit for.

The pet policy is garbage. You guys buying out apartments and changing rules on people who have been living here for years sucks. So many 1 star reviews. That really reflects what kind of business you guys are running

BEWARE!!! If you value your privacy at all- look elsewhere at all costs!! Videos of property caretakers peeking in windows, drones flying above to “market” the property or see “ice” on roof, or caretakers walking right up to doors/windows “checking” the building. If you have any desire to not be nickel and dimed at all times- again seek other rentals! Their “brand new” apartments are straight garbage with the cheapest possible EVERYTHING! Can see drywall tape through the paint- walls so thin you can hear your neighbors conversations- countertops not even/level, dishwasher doesn’t dry since day 1 “brand new”, fridge makes constant noise, walls cracked at move in, photos on move in of the floor uneven, paint chips just looking at the wall, every finger touched the wall shows and can’t be cleaned! Complete trash for mansion prices! Personal information shared with third party utility companies AFTER several discussions regarding privacy of personal information as well as providing documentation of personal privacy of information. If you complain at all or too much they will find a way to get rid of you. Save yourself and your family the trouble- and save your hard earned money because they will empty your bank account leaving you with nothing to show for it and no place to live!!!
