Word to the wise among lower-middle income first-time homebuyers out there looking into USDA or FHA loans -- if you're paying on a car loan, that alone will put you right against the borderline for USDA. If your name is on two car loans, you'll have to settle for FHA. Would've been nice to know that up front, but I had to find that out once my fiance and I had already gotten emotionally attached to a house. These folks are okay, but you'll have to help them out by doing your own research. Finding time to do that is the trick. And be sure to nail them down on loan terms, as some important details about due dates weren't made clear at all until after closing.
