This living property has tremendously gone down over the years, and it's nearly impossible residing here. Repairs have been needed for the past 4 months, yet nothing is repaired because of a dilemna with maintenance. I'm scared that we'll eventually trip and fall since the floors are unleveled throughout the hallway and kitchen. In addition, nails can be visibly seen sticking out of the kitchen floor so walking without shoes is impossible. There are holes large enough for rats to enter near the front door and next to the stove.I don't recommend moving to this property, and I'm seeking a new residence at this time.I have continuosly paid rent (which is expected regardless of needed repairs) on time every month, yet repairs are not made.

I would NEVER suggest this place to anyone. It was filthy when we moved in, they are slow to repair things. A small child's could fit through opening in the front door and the bedroom doors with the shotty frame work on all doorways. I hate living here and cannot wait to leave. I promise you, it will be in better condition when I move out than it was when I move in and University Hills should add to our deposit before refunding. Don't live here if you can help it.

The lady that works at the office is a great woman. I had to use maintenance once and they replaced my screen door handle. I had bed bugs in my unit when i moved in but I kill them for a living so I got that resolved in a week... I am a bit upset I was charged a full month rent when my lease ended on the 1st of the month. Also I never received my security deposit. The rent is not bad and where I lived the neighbors weren't bad. Sometimes people would drive by with loud bass so there's that. The road is awful and needs repair. My place had central air that worked very well.

Other than the fact that the roads are bad everything is pretty good.

There is NO on-site maintenance or manager. The same things keep needing repair and it takes forever to get them fixed. They want rent on time BUT do not fix things in timely manner. They put things off instead of fixing when it's an emergency and are always saying the maintenance man is gone. How is he gone when he is suppose to be living on site..

Potholes at entrance and exit and throughout park create danger for vehicles' damage to suspension, brake systems, wheels and tires. Multiple cars parked on site with black trash bags covering inop or broken windows. Multiple vehicles parked on non-parking surfaces, some blocking traffic flow/traffic view in curves. Multiple units with damaged or incomplete underpinning. At least 12 feral cats , adults and young kittens, were roaming throughout park, creates health rusk for small children. Small children were observed playing in street, some in potholes being used for digging, no apparent parental supervision. Tall weeds and small saplings shown growing from underneath underpinnings and rear stairs of some units. Area near dumpster was an eyesore, trash lying on side of road. High weeds grown up around ditch, small Creek areas that flow through park. Small RV, van conversion parked on side of major road in park with rear end and trailer hitch portruding into traffic, causing outgoing traffic to move into oncoming lane to avoid an accident and damage to own vehicle. Doesn't present an image of where I would want to visit much less, live. It doesn't seem like management or owner cares about the condition or image of its property. If they don't show pride in their property, why would the tenants? Just saying.
