Veterans beware, what this place will lie to you about is fireworks. Yes, they aren't allowed in southfork, but the church and belton heights will do WAY too much right around you.

I lived here for 2 years. I did have to move because every year the lot rent and the trailer rent goes up. But never had an issue with anything. As long as I lived here. They make good landlords as long as you pay your rent on time. They like you.

I just moved into my home at Southfork last week and my experience has been wonderful. The manager (Beckie) and Krystal have been very kind, accommodating and responsive. I applied on a Monday afternoon, I was approved by Tuesday and moved in on Thursday. The neighborhood is quiet, neighbors are friendly, the grounds are well kept and I feel safe walking my dogs at night. I absolutely love my home and am thankful to have found this community.

We just bought our home here and we’ve had nothing but a positive experience. Everyone is so kind and welcoming in the office and that made this so much easier. This will be an adjustment for our family as we are downsizing by a lot, but this process has been a breeze. Thank you again for helping us and being so genuine. Keep up the amazing work!!!!

I bought an older trailer a few years back. Biggest mistake I ever made! Company raised lit rent to trip trees but only trailers that were cleaned up, were those owned by the park. Pit bulls running lose. Managed was a joke.

I've been living here for almost 7 years. 06/2016- 12/2023Came in when Chad was the manager.He was awesome and went out of his way to help. Their maintenance staff was great, always a little late due to their massive workload. Chad quit.Now the new manager is more corprate than him .They've been doing a good job trying to fix the place up with new trailers and fixing entry roads to start with. (Hire a different concrete company fyi, their job was terrible. beyond Wavy.) But need to go back to being a better service and going out of the way for not only their trailer rentals but property leases.Overall, this is the nicest trailer park in the area, Pricewise reflects that to with being the most costly. Other than that, neighbors keep to themselves. There haven't been many disturbances, haven't been robbed, or had my trailer broken into.staff is nice, though not as great.Update as of 05/2020-I have lived here for 4 years. Depiste that, if you get behind by 2 weeks on your rent, they will not work with you on payment even in full.They will evict you and force you to pay another 240$ despite still being a month away from the court date.Edit of 12/20/2022I had financial hardship due to covid-19, despite there being a halt on evictions and no court date presented - they are trying to tack on 240$ for Courthouse fees and lawyer fees despite using the Cdc paperwork. These people are NOTHING MORE THAN a PREDATORY Business. I tried to pay to get caught up but immediately was taken back by this.Edit of 11/22/2023.Park has been sold to a forgien investor as of 2021- then was bought out by Bridge Property Management around 22/23.I moved out in 01/23- gave my trailer to a family member to flip and sell on my behalf.At my new residence, my vehicle was stolen 3 times. Due to this, it also resulted in my front and rear deadbolt getting sheared at this property. Being a 28 year old immigrant with little community or family support, I've been forced to move back into the property as of 11/23. I notified the office that I would resume residency and would be physically moving in the short weeks coming with some repairs done to the home.It was not even 24 hours before I got a note on my door saying they'd tow my personal truck (labeled it as a commercial vehicle) and the enclosed trailer. I've got tools in the house and furniture in the trailer. She emailed me saying she'll tow regardless.I have 5 police reports to sustain me being targeted, and it seems like management doesn't. Realize they can be human and not so procedural.Becky, when first arrived, had an hour long call with me explaining she would be the best manager and have humanity.She turned out like all the other managers trying to keep their corporate overloards happy at your emotional distress and humanity.To clarify- I rent the land and own the trailer.It seems like there are fewer issues if you are a trailer/land renter instead of a homeowner/land renter.
