If I could give them a -0 I would , my family and I moved in winter time you had 72 hrs to record everything(fine no worries) did that . than that when the issue started there was a bad ant Issue I let them know right from day one. so the fight start I had to call the Manager than she final help after I said I only been here one day . than the next issue and this one is recurring one going is they change property manager like you change your underwear. never notify you so if you need some for and issue like the ceiling fell in . I had to take pictures after pictures due to the bathroom in the master bedroom . so that made the process start all over . still wait for the carpet to be clean form all the sheet rock dust . it like no one is advocating for you just to take you money .. and this 39.99 fee is a joke .. you know and I know filters don't cost that much and they are not help report any thing with you credit I have yet to see that/. and I have been here since 2021.. SO than you ask who is the owner of the property they can't know about all the issue that are happen someone that owns the property would have came by and said let me see all these issues. the kicker is I call recently about an issue and i was transfer to someone that spoke little English and I could here there kids in the back ground they were having a whole conversation with both of us. and than they had the never to ask me, let me back up they answered the phone like it was there house phone not saying the thank you for calling the Company name ) .. after I check them than they had the nerve to ask me what my name and address was .. I hung up .. I need to talk to the owners of this Home. there is so much more .. Fee I wish I had looked all the review we needed something fast had just sold our home .. now I see WHY EVERYONE IS MOVING TO GRAIN VALLEY TO those brand new homes.. Paying less and you .. they are so rude unprofessional and this has been my worse experience. RUN RUN RUN RUN please .. it not worth the head ache sure the property is serving what it needs .. a roof and thats it

WORST COMPANY I HAVE EVER DELT WITH, the people in the office are NO help , they can hardly speak English, I have been trying to renew my lease for over a month, they have had me jumping through hoops and putting us through one hellish experience, they do not communicate and are crazy unprofessional. I would not recommend anyone to rent from HRG, unless you want hassle and stress. Also , they visit often and ask for house updates all the time and my house has been refinanced twice in the past 2 years , no one will help you, nothing ever gets taken care of... WORST WORST WORST!!! AND THEY DO NOT CARE AT ALL.

My experience with Homeriver group has been terrible ever since they took over my lease. It took them 3 plus months to complete a maintenance request to fix fallen closets shelves in which I had to use my living room for a closet so my clothes would not be on the floor. Then when we moved out they never obtain our move in report from our prior property management company and tried to charge us for damages in the home that were there prior to move in. I work with my property manager and the regional manager to obtain our security deposit as it has now been close to two months since we moved out. They hardly have answers to questions and barely return calls or emails. I received a $27 check and have been told I would receive an additional payment of $1390 in which no one at homeriver can locate in the system when I call. This by far has been one of the worst experiences for me and my family. I would recommend going to a homeless shelter before renting from this group!

Second update: literally receiving 2-3 emails per day from accounting harassing me to pay fines I was told not to worry about. Didn’t think it could get worse but it continues to shock me!Update: nearly a month later & still being charged DAILY late fees for bills not even tied to our address. Getting reminders from HomeRiver to make payments immediately. When I said run before!!RUN don't walk away!!! Since day one this has been nothing short of a nightmare. 1) They did not show up on move-in day or send us our lock-box codes--this cost us $ extending our truck, moving utility appointments, and nearly made us stranded and homeless in the middle of winter in KC. 2) Once inside, our unit was full of animal urine and feces which was NOT present at our tour. 3) We are being charged for utilities that are not at our current address. After weeks of disputing faulty charges and finally getting them removed after lots of nasty backlash from both managers Sharon Donegan and Shannon Fergunson, I wake up today to find another new faulty utility charge. These are in the hundreds, people! 4) If you put in maintenance requests, expect them to be ignored for weeks or to be accused or causing the problem (even if you just moved in). When I say I have never in my life had such a horrendous experience with renting, I mean it. Run fast, and far, away!

Home River Group has been amazing for me and my family. When we were looking, properties were getting scooped up left and right, but they kept us updated and even went above and beyond to quickly offer us alternatives that met our requirements. The property we ended up with has become a dream come true in our desired area, affordability, and the best neighbors I could ask for.Their support has been incredible as well. Part of the resident package includes them sending out new filters every calendar quarter. The filters are really easy to install and work well.Most of all, the maintenance staff I’ve had the pleasure of meeting has exceeded my expectations. Home River Group provides a biannual inspection for us to make sure things are working properly and address any issues that may have come up.Our inspector (I’m so sorry, I cannot remember his name!) was very polite and thorough. While our place had very few minor issues, he was able to find some we missed! He put in work orders on the spot, and a tech came out within 72 hours to resolve those issues.Maurice was the tech assigned to our work order, and what a wonderful person he is. He is truly a master of his craft. Maurice took the time to fill me in on the scope of work that was to be done and kept me updated throughout his visit. He was very quick and double-checked his work to make sure it was operating as it should.Once he was finished, he summarized what exactly was done then went back again to make sure the work areas work cleaned up and nothing was left behind. Maurice is a great asset to Home River Group. So, definitely ask for him should any issues come up with your place- you can count on him!To summarize, if you’re looking for a place, really consider Home River Group. They have amazing properties all around the KC area, and they’ll help you find the best one for you and your family. Once you’re in, they do a great job of addressing and handling your needs, and make you feel like your business is appreciated. Their maintenance staff is professional, reliable, and won’t let you down. I can truly say that Home River Group has been the best company to work with in the industry, and I will refer anyone looking in the area to them.5 out of 5 stars for Home River Group, and 5 out of 5 stars for Maurice!

Company allows tenants to treat houses however they want leaving surrounding neighbors to have to deal uncut grass, trash all over the place, and just general awful looking houses. Picture here is after a tenant moved. Been complaining for a week now and still nothing has been done.Update: it has not been sitting out for two weeks now and still they do nothing. Have asked 7-8 times for help. They continue to ignore me. This company is an absolute joke. Do your job

This is the worst rental company. They charge randoms amounts every single month. Paying on their website includes an extra charge of $53. Maintenance hasn’t fixed anything in my home for 2 years. The basement constantly floods, the paint is falling off the falls, no EVER calls you back. This company is the bane of my existence.
