I had a lot of issues living at Province of Briarcliff over a year and a half, but the recent management and maintenance staff changes have been great. Neighbors constantly smoking have stopped (even though it has always been non-smoking of any substance). More repairs completed in the past month than the past 1.5 years.Edit: Drug use in the apartment complex. Entire apartment smells like drugs again. Clothes in closet and laundry room now smell like drugs.

Had to take a moment to leave a review about the office staff, they are wonderful to work with! We recently moved in and decided to get a puppy, our puppy got out when we weren't home and caused some damaged. I spoke to Ai ..I believe..who was absolutely amazing. Since we are new tenants, I was nervous about telling them but, Ai didn't make me feel bad or judge us about it. Ai was so nice and understanding, wish all property management was like them!

My husband and I made the decision to sell our home. This was a tough one for us as we transitioned to being empty nesters. I had concerns about the timing of the selling process and committing to a lease prior to closing, but the staff at Province of Briarcliff were so patient and accommodating. They allowed me to choose my apartment without securing a deposit first. This helped accommodate my grandmother, who has dementia. They were so empathetic to this time in our lives as we lamented leaving our home. They made this transition a smooth one free of hassle.The property seems to be well kept. I met a few residents, and they spoke very highly of the community. My husband and I are sad to sell our home, but we are excited about this new season of our lives. Thank you Province of Briarcliff for your hospitality, empathy, patience, kindness, and understanding. Special shout out to Ai and Abby for walking us through this process, even hours past the normal business hours.

The first year with new property ownership took a bit to get accustomed to. Management has continuously responded in positive ways time and time again and here’s hoping that positive progression will evolve into the immediate future.

It's been a peaceful, friendly and helpful place so far. The staff have been very caring and welcoming. I absolutely adore the layout and spaciousness of my apartment as well as the modern vibe and appliances. The location meets my needs because it's close to work, shops and restaurants. I really like it. I have already recommended it to people??

This property has so much potential. I love the layout and the smaller community. There have been many improvements to the exterior over the past year. The appliances are dated. Historically the pool has been closed more that it has been open. Looking forward to future updates!

I applied here at the end of summer and Sydney was nothing short of attentive, upfront, and communicative. The excellent customer service makes this community very attractive. I highly recommend touring here and applying.

My Wife, and I reside at 1152 NW Vivion Road, In Kansas City, MO 64118, our air conditioner system went down over the past weekend, we reported it this morning to the lease office manager, Ms. Rachel Pacheco whom was more than prompt in dispatching Peak Living Maintenance Man Terry from Atlanta, GA to troubleshoot the job. Sure enough before the morning hours had elapsed Terry had our apartment cool once again, Terry also corrected a couple of other concerns which required repair as well. Thank you Rachel/Terry from Atlanta for your prompt and excellent service. My Wife, and I are enormously pleased. Sincerely Frank, and Barbara Dodson # 1152.

I lived here years ago when a two bedroom was $808 back in 2012. It looks like they’ve recently went up on their price’s more. The problem with that is they don’t offer or have no where near the amenities as complex’s in that price range. Nor does the complex have any updates or modernization compared to properties in the same price range. Greedy property owners because you can have a brand new modern unit in another complex for the price they’re trying to charge. Not to mention their was very limited parking when I did live here

There seems to be lack of communication internally when it comes to managing the property. In November 2022 I was without hot water for 14 consecutive days (including Thanksgiving with guests). Once fixed the fix lasted 11 days then I was without hot water for 3 consecutive days in December. My washer (the property positively pushes they provide you with appliances) broke Dec 17 as of Jan 4, 2023 we are still waiting for the fix. My garage door has been broken since July 2022. I was just informed at the end of December that repairing the garage door was my responsibility. My property has been and still is currently at a security risk. I'm not able to secure the property properly due to the garage door being "open". I would not recommend this property to anyone.

I have lived here a little over a year now and we have had three different property managers during my time here. The first left because she didn't agree with corporate raising rent (Cushman & Wakefield), some upwards of 40%, which drove many tenants to move out. The second, Ashley, was completely unprofessional and refused to take responsibility for her duties as a property manager. The parking lot was filled with cars of people who did not live here, to the point that my husband and I could not park by our own building, dogs running around with no leashes, slow maintenance response, and the police were constantly showing up for disturbance calls, to which she said was not her problem (corporate also did not care about this). Recently, Brittany Luna the new property manager has taken over and has really cleaned this place up. We are able to park in our own parking lot again and many of the tenants who were causing issues are no longer here. I spoke with Brittany recently about the treatment we received from the previous property manager and she apologized and ensured that she is here to make this complex a much better place.

I don’t leave reviews often but after reading some of the negative reviews I wanted to share my recent experience. I’ve lived here at Province of Briarcliff for years, and over the years I have encountered a lot of issues. We recently received yet another new property Manager, by the name of Brittany Luna. Like I’m sure others may be, I was very skeptical. Due to past experiences I can honestly say I expected the worst. I’ve never been more happy to be wrong. Brittany was genuinely empathetic, professional, kind, and made me feel heard for the first time since moving to this community. Brittany was honest, and provided me swift resolution. She’s also the first property manager I’ve ever seen actually care enough to walk and inspect the property. The first time I saw Brittany, she was doing a light jog with a vacuum cleaner across the parking lot into a unit, so that was shocking and gave me hope lol. She seems to truly care about Province and bettering the property. I appreciate that!!!! Thanks so much Brittany!
