A 2.4-star rating should raise red flags: AVOID this company. From my personal encounter, they seem to exploit customers by charging for routine maintenance upon move-out. They operate like scam artists, and their lease terms, allowing a 10-day termination for any reason, are concerning. Please don't hesitate to contact me for more on this experience.I rarely cooked in my apartment, preparing only two meals ever. Living alone, I often opted for carry-out. Through this, I noticed the unjust use of "normal wear and tear" claims, unfairly burdening the previous tenant for damages they didn't cause. Let's shed light on these practices for a fairer system.They even billed me for a smoke alarm battery replacement. When I questioned them about proof of prior fixing, they couldn't provide any. It wasn't documented in the move-in report either.Who the heck checks there smoke detectors before they leave or move in we assume they work.I share this hoping it benefits someone else—my main concern is helping others. I've been blessed by God, and I don't want anyone else to go through the exploitation I experienced. Let's ensure people are treated fairly and kindly.

Terry Flood Real Estate has been wonderful to us. The office staff Susie and Jaeger are so kind and will jump through hoops to get us taken care of. Terry makes sure we are taken care of immediately and has been nothing but kind and considerate. I don't understand the negative comments.

We thought about renting from this company but thank God for these reviews. The unethical practices performed by this company should be illegal. Shame on you scamming people out of their hard earned money. How disgusting. If you're thinking about renting from Terry Flood I highly suggest you run.

My husband and I rented a house in the Northland from Terry Flood for nearly four years before we decided to permanently locate to Kansas City and buy a home. In those four years, we don’t have a single complaint. Terry and his staff (Susanne, Jagger and David) were always friendly, accommodating and prompt whenever a maintenance issue arose. If something needed fixed, it was quickly fixed. If it needed replaced, it was quickly replaced. Additionally, the moveout walk-through was painless. Overall, it was a great experience!

I have heard so many bad reviews of this company and the man who owns it. I am here to object to those reviews and opinions. This company, the people who work in the office (Suzie & Jagar) and Terry Flood are AMAZING! If you pay your rent on time, there won't be an issue! They have expedited repair services, within a couple/few hours and are also VERY pleasant people! Due to their quality service, we renewed our lease for a second year and do not plan on moving.

By far the worst people I've ever done business with.The condescending female that works at the front desk is the rudest person I've ever met in my entire life . As for the gentleman that actually owns the company he is the rudest person I've ever met in my life. As far as anybody else that worked for the company they are so rude they shouldn't even have a company doing what what they are doing. As soon as I told them how I felt about her they evicted me. Never addressed the toxic rude individual that was there.

I was in a position where I needed a place fast. Everyone warned me not to go with this company, but I found a really cute house they had that fit in my budget. Not easy to do in the Gladstone area.The whole process was quick, easy, and they were willing to work with me. I only needed to stay in the rental for a year, but if I ever need a rental again I will definitely be giving them a call. David and the office people were amazing! Thank you guys! You're the best!

Bad maintenance, you will call for more than 3 months and still not do anything. You'll be responsible for your plumbing issue. House was not painted and insisted that I should paint it after when I have moved. Also, looking for a way of not giving you back your deposit. Runaway from them. If there's anything less than 1% I'll give.

Looked and applied for a property listed by Terry Flood Realty at 5500 North Oak Trafficway, KCMO 64118. They required a full deposit plus a $35 application fee per family member. When I contacted them onTuesday, was told that we didn’t qualify. And would need a strong co-signer. My ex and the father of my children had an email forwarded to him by Susie (office manager?). Yesterday, they had me deliver a check for another $35 for his background check. An hour later, she called and said that the partners had decided that our co-signer lived too far away! Now, I can’t reach her about ripping me off for the extra $35. Plus no real explanation of why the father of my children was too far away to co-sign for a lease. This company is rude, gets people to cough up money for nothing, is misleading, and appears to not want to rent to Mexicans!
