Update: Our lease ended on Nov 30th. The review was changed from 2 stars to 1 star because we didn't receive our deposit til Jan 14th. This place is down right crazy to work with. Also, they had an employee post a fake review to try and counteract my review. Absolutely would recommend that no one works with them.Current resident here: My wife and I have lived in this building for 10 months now. We decided 5 months ago that we will not be living here after the lease is up. We have had less than ideal experiences since we've been here.1. There is no parking. The parking along the street is a minimal and when the Combine (great pizza place by the way) has their parties on Tuesday nights, there is no parking available for residents. The parking lot across the street they claim is for Wonder residents but it's really owned by Operation Breakthrough and it's often off limits.2. Cars get broken into frequently here. Almost 2-3 per week. My catalytic converter was cut off my car. There are actual piles of broken glass on the street behind the apartment complex from all the windows broken into. We frequently hear gunshots down the street from our apartment.3. Most apartments here have one window in them. It feels like a jail cell.4. I don't see the management here at posted hours. The property manager (Lindy) is usually here from 10-4.5. My ceiling fan fell out of my ceiling and almost crushed my dog. The maintenance man admitted to me that they did not put the proper spacer in the ceiling fan in order to keep it safely in the ceiling. Lindy didn't even reply to my email for several hours entitled "ceiling fan fell out of ceiling". When I asked her, she told me she read it but was "busy with other things".6. Our packages have been stolen several times from the "secured mail room".7. They will charge you for fees (like needing a new key) that are incorrect for what the lease says. I was charged 65$ for a new key fob and I had to go to Lindy and show her how my lease says 10$ for a key fob replacement.8. Lindy admitted to me that she lost my lease. How do you lose someone's lease?!9. They raised the rent to 925$. This isn't a luxury place and isn't worth 925$10. The Combine is a great place but there are often inebriated people in the hallway yelling at 9pm.Overall the residents in the building are very nice and good neighbors but several of them that were here when we moved in have since move to other apartments. And so are we.

Lots of cool businesses in things to check out but it was Stone Cold confusing to navigate with the building having been chopped up. If the first floor all did one thing and the second floor all did one thing and the third floor all did one other thing then that would make sense to me anyway. But it's not quite like that and I don't smell the bread so I was just confused but we got there in the end. Got to stay positive

I currently live here and property management has shifted in the last few months. The new property management team is very unorganized and unhelpful. Some examples of things occurring are lost maintenance requests due to the property manager, Lindly, using post it notes as her primary method of organization, roofing leaks, parking gate not closing, lost packages, and payment issues with the resident portal. Property management seems unhelpful for most issues and I regret moving in here. The building and facilities are really great for the rent, however dealing with unreliable property management for things has been a drag especially when you have to email them multiple times to get a response (Tanner).

As someone who has lived here since the building opened, I agree with other reviews that it was definitely a bumpy start for the first year or so for these apartments. Things have since settled down, and the construction on the first floor commercial space has wrapped up. The apartments all have high ceilings, new appliances, and in-unit washer and dryer. Rent rates are very competitive for how close the building is to downtown KC. The current management has been here for a couple years now — they're pretty quick to respond, and maintenance requests are often resolved within 48 hours. My apartment has had some leak issues with the roof that come and go, but maintenance always responds when I submit a requests and does what they can to fix it.Both the property manager and maintenance technician recently left their positions, and rather than re-hire for the position, Clemons Real Estate instead added The Wonder to a property manager's portfolio who is already responsible for a few other properties. Response times have slowed down some, but they still do all they can to help while balancing several properties. Hopefully Clemons will hire an additional property manager soon.FYI — Apartments 231-237 are located above the restaurant and below the rooftop deck, so you will semi-often get noise pollution from above and/or below you until 10 p.m. at night.

LEASING OFFICE REVIEW: I did not end up applying to live in the Wonder, but the leasing office deserves a good review! They were extremely responsive and showed me their available units with just a day's notice. The apartments themselves are spacious and well-equipped for a good rent price, and I only chose to live elsewhere because of the location that I wanted to be in. I definitely recommend checking out The Wonder.

Chelsea and Casey are fantastic! Quick responses, reliable, courteous and professional all around. We couldn't have had a better living experience with them. Any resident would be lucky to have them as their staff!

There is an airbnb apt in the building and I LOVE this place. The vibe is very modern and it didn't occur to me that this is an old wonder bread factor. No wonder lol. But the staff is very friendly, units are beautiful and have a hint of rustic with all modern amenities. If i decide to live in kc this is a spot i will definitely be checking out.

I was in the first round of residents at the Wonder about a year and a half ago. It was first managed by Block (which did not do the greatest job) and now is managed by Clemons Real Estate. I am happy with the new management and they are doing a great job. The facilities are in good shape and the management is quick to respond and kind. Maintenance requests are filled the same day and there are some great resident events. I feel like our lease agreement is reasonable and rent is incredibly competitive compared to other places we looked to rent. The apartments have some strange layouts but it has been a good experience so far. We plan on staying for the time that we need to be close to downtown.

It is a nice place but needs more security. Daughter and Boyfriend got robbed after they had only lived there 2 weeks.
