*2 star rating for initial contact* 2022- Upon applying I didn’t agree to having to submit 2 applications as I was married at the time but we needed a place to live. That is was my prerogative to go ahead and comply with the rules. I could have chose another agency but I didn’t due to needing a place to live quick.
When I arrived to MO and got to the rental office to see the property I figured an initial walk through before signing for the keys would have been in order. I was told that a walk through was conducted already any a property manager and if I wanted to walk through I would have to sign the lease and get the keys (i don’t remember exactly who was working as the property manager at the time). Again, my prerogative to go forward with the rental.
Upon initial entry the house was not un-inhabitable but it was dirty and doors were broken.
* 3 stars* After some phone calls, they had the property re-cleaned and the carpets professionally shampooed. (Big thank you for that). Conducted the initial move in inspection, took MANY photos, and videos and annotated anything and everything including scuffs, broken items, stains, anything that was there before I moved any personal belongings into the property for move out purposes. Submitted within the time line that was requested.
Throughout my time there any all maintenance request were fulfilled in a decent time. The rental agency has no say in how fast the maintenance vendors are going to be there. That’s a conversation and scheduling between you the maintenance vendors. Every interaction with any of the maintenance vendors went very well for me.
*5 stars move-out* this is were i started to become skeptical after reading tons of reviews on move out inspections and I shouldn’t have been. I as a person am going to take care of things that I am borrowing, like some one else’s house (the rental property). I treated it as if it was my own. I wouldn’t want someone trashing my place or not cleaning regularly or letting things break and not reporting it. Once I found my own place to buy I asked what needed to be done to be able to receive my security deposit back and completed it. I could have cleaned the house myself, but if it wasn’t to standard then I would have been charged ( it’s in the move out agreement) I got the carpets professionally shampooed( it’s in the agreement) I replaced any light bulbs that were burnt out (it’s in the agreement) cut the grass within 3 days of the final inspection( In the agreement). I provided receipts for all the work done and ensured I hired vendors that guarantee their work in case of any issues. If you chose to do it yourself and fail then that’s on you and will be charged accordingly (as stated in the move out agreement )
*5 stars for Jun heger* jun was really the only person from Watson that I ever really interacted with since maintenance is through the portal. She was an absolute pleasure to work with. She was very personable and professional to her duties. I would definitely work with Jun In the future if I had to have a property manager. They are just doing their job and ensuring that you are taking care of the property as stated in the lease agreement.
I received my FULL security deposit back in like 3 business days because I treated the property with care and requested maintenance when it needed done. I followed the move out agreement to a t and had no issue in the end. I didn’t have to sign this lease in 2022 when I had poor initial contact but it was my choice to move in with it and turned out just fine in the end. READ your lease agreement and if you absolutely don’t agree then don’t sign, it’s your choice in the end to sign or not sign.
Be an adult and read what you’re signing, and take care of things like they’re your own and things will go smooth.

“Brianne was invaluable to us during the home buying process. We lived in another state when we began house hunting. We came out to look at homes in person and she took 2 entire days showing us multiple homes. When this didn’t prove fruitful and we returned home she continued to show us listings via video and or FaceTime. She advised us when it came time to put in offers and helped us with the negotiation process. Once under contract she was a wealth of knowledge of local vendors for inspections, insurance, utilities, and just the entire process. While approaching closing we had a hiccup with our lender for an error on their part and she jumped into action, made conference calls, sent emails, and like the hero that she is, saved the day and resolved a big discrepancy. I swear I don’t know when the woman sleeps or took any days off. She was always on top of everything and available probably to her own detriment. I cannot recommend Brianne enough, both as a professional and as a person.
