??? I've been here for over 8 years! Pet friendly ??? Be sure to mention that you're with Expedia or T-Mobile, as they have move-in specials for you. I felt they were more up on power washing and other property benefits prior to technically changing hands. Honestly... I feel like it's not as warm as it used to be. You could go to the office and it felt like family. The only one I feel I get that with is Elaine, the manager. In addition, I really miss having that 1 perk for renewing your contract, beyond price... it made me feel like they cared you stayed for another year. For example, you could get a $75/$100 discount on your rent for the month your renewal kicked in . Or you could choose to have your carpets cleaned/ new blinds installed/ keyless entry installed and more - I thought that it was neat that you could select something that made you feel valued, but updated something that also benefited them in most cases. At least it made me feel they were thankful as was I to embark on another year together.I upgraded this year and love the 1 bedroom compared to the studio. It's amazing what an additional 300 square feet will do!

Management does not deal with inconsiderate neighbors. They do not respond to complaints about broken items in a timely manner. Emails are not answered unless you email multiple times. The management is just awful.

Had my $500 deposit mysteriously missing when my lease was up. Which I have bank statement showing that and now put me in collections without any notice. I will make a BBB review for predatory leasing practices which do not follow Missouri's Landlord-Tenant Laws.

DO NOT MOVE IN HERE!!they will charge you for everything to be replaced at end of lease regardless of the condition of each item. They only want to squeeze out as much money from you as they can. Each item is priced between $20- upward of $100+ for each item that they feel needs replaced and payed for by you.

My husband and I have lived here for about 9 months and absolutely love it. It is clean, there is security, gorgeous amenities, and it is overall a safe and friendly neighborhood. I never hear my neighbors (good thing), most people respect rules such as smoking, dog walking rules, quiet hours, etc. The pool is large and beautiful, there is a wonderful, clean dog park, basketball court, and tennis court. While any apartment of this size is going to have its issues, the pros completely out weigh the cons. The only reason the rating here is low is because typically only the people who want to complain leave reviews. Hopefully this changes! In the last 5 years we have lived in 3 other apartments in Springfield and this has been by far the highest quality living, especially for the price.

Baylor is possibly the nicest human I have ever met. He and the other office staff are very friendly and helpful with any issues that come up and were so accommodating for everything regarding move in and small issues that came up.

Management and staff have been very friendly. It was great to have a decent place to move to when I needed it. My lease is up next month and I’m curious how it’s going to end.My problem is the lack of concern for the property. There is ALWAYS dog poo everywhere. I’ve complained and nothing has been done. They don’t replace the waste bins nearly enough. They don’t keep the grass mowed and there is trash in the parking lot ALL the time. It’s very frustrating. We live here. Let’s take care of it!

The neighbors literally shake the building with how noisy they are. The front office hasn’t done anything about it. Not to mention all of the little charges that end up being large. They misinform the public who want to rent, the tanning isn’t free, they don’t have a smoothie bar, the dog park and surrounding areas are disgusting and full of glass. My dog slices his foot open and of course it’s not orchard parks fault. If I wasn’t stuck in the lease I would have left already.

I have lived at Orchard park for 2 and a half years now. Like any apartment complex there is a coin flip as to what kind of neighbors you get, but for the most part Orchard Park is a great place to live.I've had 2 maintenance requests in my time here and both were fixed within 3 days. The dog park, frisbee golf course, and pool are great and the apartments are fairly secluded. The floor plans are very large and are a great value.Some people have problems with the duration of hot water, but unless you take 30-40 minute showers you should be fine. The only real problem with Orchard Park unfortunately is something they have no control over which is the location in the city. Being on the northside there are is definitely a lower quality of living than the southside and there are homeless people that live in the woods nearby that frequently roam about. I never have heard of anyone getting the car or apartment broken into and they have night security, but watching people walk from the woods into the complex just to roam around is somewhat disheartening at times.The staff is friendly and always readily available. They also are very good about notifying residents about inspections and changes happening around the complex. Overall, I would definitely recommend living at Orchard Park

Don't ever move to this apartment. Full of marijuana and smoker people. I called security many times but have to give up because those smokers are too many, I can't do a thing about it.This apartment security is not good. I lived here for 2 years and see people moving in and out often. Many of them who are not residents here, not even registered in the system, also their car as well. The lady upstair living above me even brings a dog and her son to play catch inside the room. There is designated place for dogs to play outside. We called security several times, not helpful. Our ceiling is constantly heard with cracking, scratching, shaking and vibrating noises.

Dropping my initial rating due to several issues that I feel a property of this caliber should see about mending. It’s a wonderful place to live but there are THREE Glaring issues that anyone interested should be privy to.1.) Overall maintenance quality has degraded. We’ve had a bad outlet in our kitchen and have had two maintenance calls to fix it, each time we’ve been told it’s fixed and it hasn’t been fixed. We had an issues over the past summer with at least five different “fixes” to our AC unit. Rather than simply purchase a new unit, they simply patched fixed it several times and thus caused more issues in that regard.2.) They allow packages and such to be taken to the main office for pick up, however we’ve had withheld packages with time sensitive documents and or medications due to us not being able to pick up from office due to “not having sorted” if it takes literally five hours for one person, maybe they should assign two or more to it? Personally I feel it treads a legal line of withholding mail that is not theirs. Again I do understand that this is a “service” our complex provides, but be warned if you have birthday gifts or other items that are time sensitive, until you get their OK to pick it up you are out of luck. If it were a sanctioned post office point, then I could understand that, but it’s only for larger package deliveries, especially when they could simply have fedex, UPS deliver to the units instead, it’s what those drivers are legitimately paid to do.3.) The area had had a recent homeless camp move into the property adjacent to this complex and while this isn’t an issue that the apartment can fix, it becomes an issue when there’s a larger number of homeless digging through property trash bins and wandering the parking lot looking into cars and other vehicles. I’ve attempted to contact the security that’s offered about it, but so far based on what I can see, little if anything is being done about it.

This is an awesome place to live! We recently moved into a bigger place at the same complex, and the transition was so smooth! Brandon McMahan is the best property manager and has gone above and beyond board to help all the residents. They have gone through some policy changes recently and he has taken it like a champ, and has continued to keep his high standard of customer service.The amenities are well kept up, and the dog park and walking trail are definitely a favorite for us.5/5 rating!

The staff are very friendly. I always have pleasant encounters with them. I just want to know what is the deal with the filthy fitness facility? Trash is frequently overflowing in the fitness room. That should be cleaned DAILY without exception but it's clearly being cleaned once a week at the most. That's during normal times. In the COVID era, it should be cleaned more often but I understand if it can only be done once. That said, management isn't even doing that.

Brandon who I believe is the property manager gave A+ service. Not only was his tour informative and personable, but he also made sure to call and check in with me twice the following week to see if I was still interested in the unit. He clearly knows a lot about not just the property/units but also the surrounding areas and what is close by.I highly recommend checking out Orchard Park Apartments due to the wonderful staff, numerous amenities, and excellent customer service.Disclaimer: I do not and have not lived at this property
