I had a great experience with PPM. The staff was professional, they responded quickly to any maintenance requests, and were great to rent from. I would highly recommend them.

In reply I was not upset about being denied. I was upset that you didn’t deny my application 3 weeks ago. Because of the fact that housing in Missoula is so competitive it wasted three valuable weeks of mine thinking I was approved with you because my application hadn’t been fully processed. However, luckily, my application has been processed with two other companies and I am approved and just waiting to find the right location. And I have no problem showing the public my credit. Thanks so much for being so kind and thoughtful in your response. It shows what a proud add serving the community business person you are.Original reviewDo not apply unless you have perfect credit. I applied back on August 24, and have been looking at properties since under the belief I was approved. Once I decided on a location they then told me I was denied. That wasted 3 vauleable weeks of searching for appartments with a place that I was not approved for. I could have been searching and working with other companies that are easier and kinder to work with than PPM. Do not use them! Go to Missoula Property Managment or Montana Properties Group!

There’s only one thing you can count on through this agency.. that the unit will not be done on the morning of your move in date and their rental properties will be touched up last minute to make it seem like they fix things when they didn’t. Please use any other rental property management in Missoula!!! I have rented through MPM as well as a friend who went through the same situation as me! Stay away

Making people on Section 8 pay double deposit is very rude and unprofessional. They were nice at first but when it came time to sign the lease and pay the deposit it was horrible. They doubled the amount of deposit for no reason. I am on section 8 and disabled. Now they want me to pay Julys rent before I get the key even before section 8 tells me my amount of rent to pay. So not a very good experience right now. I have heard from people about how bad professional property management is but my move is because of my health condition not because I want to move. The worker at professional property management that I have been dealing with is Julia.I am requesting all of the deposit back. Since they wouldn't give me the key to the apartment, why should they be able to keep the deposit it's not my fault that they don't understand how section 8 works. It would be nice to know who the owner of Professional property management is.

After four years of renting with them, they refused to renew our rent because one of their employees took three steps into our home and decided that we had additional occupants because she could see a bed outside of a bedroom. Like, if she'd asked we would have explained it's because we're all f****** nerds who decided to just make one of the bedrooms a computer room so we could do stuff without waking people up or being blinded by the wall to wall fishtank window that dominated the only non-bed room we had. So, yeah, be careful about how you arrange your furniture. They have very solid opinions about how you should do that, and will drop you after years of being reliable no-problem renters. This is especially true if you're queer, since we tried to explain we didn't have extra beds in the bedroom because. were. gay. Also they arranged the final walk-thru inspection to be on a thursday, so that we got the results back on friday. We were supposed to be gone by sunday, so that meant we couldn't actually get any professional cleaners for the things they claimed we didn't clean well enough.

They will make people on section 8 pay double deposit, sign the lease and then they won't give you the key to the apartment. My mom paid the $1,990.00 deposit and she's requesting it to be returned to her. It's been a real hassle dealing with professional property management.

My only wish is that this facility treated the tenants like they were human.THE ATTACHED LETTER FROM THE PROFESSIONAL PROPERTY MANAGERS THEMSELF (posted on my Google review), this guy Paul Burow- some broker I've never met in person, regarding our request to have our deposit returned. I've also included some of the communications I've had with PPM leasing agents and admins that show this terribly confrontational personality they like to portray me as. Another example of corporate gaslighting.I don't have any personal need to defend myself. I will happily share personal information in order to discuss the flip side of renting.I would like to make this an example at just how rigged these private large-scale rental companies completely dehumanize the very people they serve, to meet their own needs, at any cost. This is part of our major homeless problem. Fortunately, we didn't have to rent long, and this is exactly why. This in itself shows the level of treatment we received. Please note the maintanance company owner Laura Hansen was incredibly professional and handled our direct communications professionally. She eventually helped us fix our issues. The "plumber with PTSD" was physically and verbally abusive which is why I didn't allow him in my home. PROTECTING MYSELF apparently is a bad thing. I don't think having PTSD gives someone the right to threaten someone's safety. Then, not be expected to defend myself. This is incredibly sad, and goes to support my experiences with these people. The owner of the property, Gregory D. Beach, from Northview Drive Partners, LLC, and Louise Rock, owner of Professional Property Management, support this treatment of their tenants. Greg Beach is also the owner of Beach Transportation in Missoula, a "family-owned" business.I ALSO POSTED THE EXACT DEMAND FOR OUR PAYMENT FOR THIS PLUMBER INCIDENT DIRECTLY WRITTEN TO ME FROM PROFESSIONAL PROPERTY MANAGEMENT on my Google reviewgoogle.com/maps/contrib/…which I had to involve a lawyer for. These people are such insatiable liars, it's hilarious. It's almost as if they are on the presidential advisory team. Lie until it becomes the truth. We were treated inhumanely from day 1. I asked for the apartment simply to be up to code and have functional amenities. There was retaliation for all of this (all reported), from the office to their technicians. One was so misogynistic, he tried to talk me out of a request for a secure front door and lock when my toddler opened the door and walked right outside, in front of him. It was a bedroom door with a bedroom door lock on the front door. For example:We have a dilapidated home in disrepair, not up to code. We had no bathtub operational in a 2-bed 1 bath house, due to the plumber tearing out the drain. Then, we are charged for this repair when something was stuck in the drain. We put in several notices for repair, to be told this was a repair that would take 5 weeks to fix because the plumbers were too busy. There was no drain stop. This is only 1 of 20 instances of interactions with this company.Their technicians, when they did show, demanded access to locked rooms where I needed privacy, prior to 24-hour notice. They then mocked and belittled us when we refused this entry into my bedroom, while I was dressing because it inconvenienced them to come back a later time.Talking to anybody in the office was impossible, as they were always conveniently unavailable. I had to go into the office and refuse to leave just to have someone address a really serious issue.I completely expect to be told I'm lying, I had no right to request 24-hour access notification for private space entry with any and all excuses to be given as to why they wanted to go into my bedroom unannounced and to be gaslighted by this company. I could have had something intimate out. Such a seriously deep and grotesque violation. These review responses in tenant and victim-blaming reveal the attitude and approaches of this company. I think the 2-star rating from hundreds with ven

Jumped through every hoop they asked. I have impeccable rental and personal references going back years. Credit not so great but rent is always paid and I have proof of that. Not even an offer for a double deposit or anything. They had our background reports and could have said at that point that would not rent to us but continued to ask for more and more documentation which was promptly provided. I don't understand why property management companies need to insinuate themselves into all your personal business. The only concerns should be, Is rent paid and on time? In my case yes. Does the tenant take good care of the property? In my case, yes. Is the tenant courteous to other tenants? In my case, yes. Also, I have a friend who has rented from them for years and got a letter telling them that although they "have been good tenants" they have 30 days to vacate.Their 1.5 rating on Yelp is well deserved. No compassion or willingness to help. They treat people with less that stellar credit, no matter what the reason, like something unpleasant on the bottom of their shoes that can just be scraped off and discarded.I'm not sure why I feel the need to respond to the management but I do. As far as my statement that our credit is not so good, I was accused of 'stretching the truth.' Just to be clear, I could have put, our credit is not so good, to say the least, or I could say it's not totally in the toilet but is hanging out in the bathroom these days. I also should point out the fact that I actually went to PPM's office in person before applying. I spoke with a female there, I did not get her name, but she is in the office straight through the doorway after the reception desk. (If I remember the layout correctly.) I fully explained our credit situation and when describing it to her I used the words, "Our credit sucks." I asked if it was even worth applying. I was advised, verbatim, 'we don't go by credit score alone. If there is no derogatory rental history you're fine.' The outcome of our application determined, that was a lie. As far as my friends getting kicked out, which is essentially what was done to them, you would think that if the property owner had 'other plans' for the property everyone in the apartment building would have been given eviction notices, not just them. The entire rental market in Missoula is insane. Some management companies are nothing but greedy souls. I'm lucky to be with a good company at this time, but they do not have properties in Missoula, and Missoula is where we need to be. Oh well, if the door doesn't open, it's not my door. I will keep looking for the one that is.

Sarah with this company is a downright nothing but liar on there and other phone and our company phone are both recorded she emits to lying to an owner and myself and nothing is done about it and it is okay for a deadbeat low life woman like herself to lie on somebody is horribly outrageous. They might want to go back through and look at their ethics for their property management courses on how they won't lie deceive or any of that type of stuff I hope nothing but the worst for this company and all of its employees.

PPM is by far one of the worst property management companies in town. The photos below only scratch the surface of how dirty the apartment was when we moved in and the state of this luxury apartment. Light fixtures were greasy and dusty with dead bugs in the kitchen, they were so bad that everyone who helped us move in commented on how gross it was. It took Two days to clean the apartment after moving in. I rented from them for 6 months! Text messages and emails sent out by management were sent with misspellings and bad punctuation and poor grammar. Upon speaking with other tenants in the building all had said "what the heck was that last email we all got?" "Who is sending this crap out? A third grader?" When I moved out, I left the apartment cleaner than when I moved in and yet their cleaning fees were excessive and yet they don't use those fees to actually clean the place before the next tenant. So prospective new renters, go somewhere else! Do NOT rent from them. They act nice on the way in and steal as much of your deposit as they can on your way out!! There is a reason they have a 1 star google review people!! Read their reviews, they are the worst in town! They actually deserve less than 1.

Had a horrible experience. House was not cleaned upon move in date even though they had signed off that it had been. Was removed from our lease after having a "dirty bathtub" upon a walk through. [Really they just wanted to charge the next people 140$ more per month] Staff avoid calls to explain why we were being asking to vacate. ALL IN ALL A HORRIBLE EXPERIENCE FROM START TO FINISH. Glad & susprised we got our deposit back in full. If you're looking to rent in Missoula I would recommend going else where as this was by far my worst rental experience to date.

Predators.I should have listened. These prior reviews are all correct for our experience. Their sheer defensiveness and willingness to air their tenant and applicant's private information are disgusting, just like their business practices.Let their responses speak for themselves. These show how every interaction with them has been- very bitter, nasty, and discriminatory. They'll ride the fine line of legality in every way they can to exploit tenants. Please don't rent with this company unless you expect to be discriminated against, not have anything fixed, be mocked and gaslit by their narcissistic, misogynistic maintenance boy, "management team" (can't say that without laughing), be told that you shouldn't be worried about your children's safety with front and garage doors that don't latch in a house by a busy street, mold in the bathroom that's been painted over, molding on the walls from the dollar store that look like a child attached, are forced to move for no reason given other than "because we can," have more money extorted any possible opportunity, and to be charged for their slum lord practices for 1920s houses they failed to upkeep, then blame you for it breaking. Be prepared to be intimidated into silence, ignored, dismissed, treated with contempt, and condescended to. Unprofessional Property Management's neighboring tenants are afraid of them and stay silent so they don't get kicked out. Do your research, and ask the tenants before renting. You just might be homeless if not.LET'S SEE THAT LASHBACK ROLL! So many people on the same page with reviews says something.

I have lived in a PPM managed property for almost 2 years. The application process was smooth and Theresa was very prompt in her responses. Their online rental payment platform is easy to use so that each roommate can pay their portion of the rent and you can see what amounts were paid and any amount remaining, and the portal also lets you submit maintenance requests very easily with photos. Another shout out goes to Laura and the maintenance team at Missoula Maintenance. They are quick when responding to issues, great at fixing the issue, and generally good at communicating with tenants. When our pipes froze while we were gone for Christmas break, they handled everything so that when we returned all was in order.
