I have lived here for about 2.5 years in two different units and honestly, I have loved every second of it. My husband and I plan to stay here until we decide to buy our own house! Everyone in the office is so accommodating anytime anything comes up, maintenance is prompt and respectful, and overall I’ve had zero issues with neighbors or anything of the sort. The pool is amazing in the summer and I love having a great gym on the property. I highly recommend this place to anyone who is looking for their future home!

Great location. Amenities are awesome - huge dog park, club house, pool, gym, office area, free parking but you can also purchase car ports or garages. Only downside is the dog park could use some TLC but I understand it’s hard when there’s rain/snow and dogs tearing up the grass.

This places doesn’t respond to maintenance requests, no matter how many are put in. Heat and air haven’t been working for months, despite the constant work requests put in. Pretty sure it’s a code violation of 76-1427 (not sure, it’s still being looked into)… hopefully it gets fixed soon…

I drove around the property, I didn't go inside. The property is very nice but everything is so close together. There's not really any room for error as far as parking is concerned.

Staff was EXTREMELY nice and accommodating to my fiancé and I. I was pleasantly surprised by how personable the staff were, trying to find the best apartment for us. We instantly fell in love with the place, and we cannot wait to move in this fall.

So I went on a tour today.Walking in the leasing office absolutely beautiful! I was more than excited to see the available units.Now before I got there, I was emailing with someone, the email stated and I quote “we have 2 two bedroom apartments available both under $1400.00 would you like to schedule a showing?” I responded yes!So we get started on the tour and then boom, she shows me a penthouse I never asked about renting for $2200. It was a beautiful unit, however I was confused, so I referenced the email that she sent to let her know what I wanted because I get that maybe she got me confused with another prospective renter, and she says “well I don’t wanna waste your time if you aren’t interested.” This irritated me, because what I would expect if you misinformed someone is to take some responsibility for it, but she dismissed it.Anyways, we proceed with the tour and she does show me a lesser amount two bedroom (also beautiful). I liked that both units were near an elevator. At the end of the tour I was given all the pricing information, nothing and I mean nothing matches the information online as far as the price. So as a heads up call them directly and ask.My son absolutely fell in love with the place and he won’t stop talking about it. I think they’re wonderful too! But I am taking my whole experience into account. I don’t know if this is where I want to seal the deal I may keep looking. But a word to the office please give prospective renters accurate information and be pleasant.

As we get ready to move out, I figured it was about time I posted a review. I have lived at Park 120 for approximately 3 years, half of that in a first floor 1/1 unit, and the other half in a second floor 2/2 unit.Overall our experience has been extremely positive and, barring a few persistent issues I've noted below, there aren't many bad things to say about Park 120 and we would happily rent here again and recommend it to our friends.PROS:- Roomy: Some of the more spacious apartments in Omaha. Our 1 bedroom was comfortable, and our 2 bedroom was pretty big.- Nice: No matter how many times a complex slaps "luxury" on their website, they're all bottom bidder construction. That said, Park 120 is one of the better ones and nothing in the unit or complex feels overly cheap.- Quiet: Other reviewers must have the hearing of a bat because outside of bumps and thumps when people move in or out of nearby units, we've never had any noise issues here.- Fiber: At least in building 6 (and I believe all buildings) there is fiber-to-the-home through Cox. Gigabit symmetrical speeds for $100/mo. GREAT for content creators or other heavy internet users.- Parking: Parking is good enough for the number of units. When I parked outside I never had trouble finding a spot within a reasonable distance from my building. Garages and carports are available and are fantastic, but do have a waitlist.- Short Term Leases: Park 120 offers pretty reasonable short term leases. That was a godsend when I first moved here for a contract job and wasn't sure how long I would be in town.CONS:- Fees: The price on the sticker is not the price you pay. They add a handful of unnecessary fees such as risk mitigation (insurance for them, but not a replacement for renter's insurance), and pest services. Why these can't just be included in the rent price I have no idea.- Grounds: Park 120's landscapers just can't seem to keep grass alive. Particularly behind our building, there's huge swaths of dead grass and the nature of the landscape turns the entire back area into a horrible mud pit for half of the year. They tried to re-sod a few months back and it just died immediately, not sure what happened there.- Dog Poo: Park 120 requires DNA testing of your dog and says they use this to fine owners who don't pick up after their pets. This doesn't seem to be the case as there is dog poo everywhere that is not picked up. It's like a minefield behind some of the buildings.GOOD TO KNOW:- Buildings: The buildings directly to the left and right of the club house have enclosed breezeways. They're the best buildings for that reason.
