DO NOT RENT FROM INCLINE. They do not perform maintenance in a timely manner. They do not respond to leaks and repair requests that are damaging the home and running up your utility bills. Worst property management company I have ever rented. If I could leave without losing thousands breaking the lease I would - and Ive only been a tenant for 2 months. ???? horrible, horrible management company.

This review is here because of the absolutely rude and unpleasant "Incline Community Manager" DanaLong time local living in the Tahoe sierra pines apartment complex by the bowling alley run by IPM. They started a week long re-paving project of our parking lot which is great but they offered no suggestions as to where all of us displaced residents should park for the week. As I don't want to get a parking ticket, I called IPM and was connected with Dana, the incline community manager. After I asked if she had any suggestions for parking, she repeatedly said "that is not my job" and then followed it up with "I don't work for you, I only answer to homeowners." She said I am not part of the community as I am only a renter. Just because I don't have a 2 million dollar home does not mean I haven't been contributing to this community. I work here, pay taxes here, shop, eat, etc.. The long term RENTERS in this community contribute more than the homeowners that DON'T ACTUALLY LIVE HERE full time. Inexcusable behavior from IPM who are supposed to be looking out for the people that live here.

Would give zero stars if I could. This company is the management company of my HOA. They are very shady and do a lot of fraudulent activity. I would not recommend them for anything. Choose another company and avoid!

Non responsive to phone calls or email. They have failed us weekly for years.They have a contract for cleaning, they collect the money and never send staff or respond to questions about who is in charge .I would recommend anyone else!!!

Friendly staff, friendly owner and managers. Had the pleasure of meeting them.I personally found all of them responsive, but unable to offer the appropriate assistance until I spoke with the higher ups after the situations had resolved themselves.They are a large company for PM in incline so they must be doing most things right.

Samantha charged me for gas on my account when my house is electric. when I noticed the charges it was 2 months later and when I brought it to her attention she smartly responded "to have heat you need gas" . mind you I've been living in this house for over a year . then 2 hours later she doesnt apo for the mistake she just says the credit will be applied to my account . the whole time I've lived In this house we had nothing but problems . Bugs and mice in the house creepy people sleeping on our yard . she has been NOTHING but rude EVERYTIME Ive reach out to her about a problem. If you don't like your career get a new one .

I find IPM to not have the best interest of homeowners. They are not helpful and eager to fine without cause. When I need something, I leave 4 or 5 messages over a week before I get a response. IPM provides no appropriate assistance. I completely replaced my broken garage door within one week of it being damaged and hired a painter to paint the door within 3 days of the new door installation. My garage matches exactly with the same paint and primer as my neighbors. Without inspection or asking me, IPM has fined me $630 for something that was taken care of immediately. I love my home and neighborhood, but their mistreatment has me considering a move.

IPM is Great property management company to work with. Especially Sarah, she has worked with Bradley Electrical, Plumbing and HVAC a number of times now. She is always SO helpful and flexible, an absolute pleasure to work with.

Terrible response, cheap, bad customer service, poor communication. Rosa will ignore questions and not write back, she wont call or check in or confirm anything at all. It honestly feels as though she does the least amount she possibly can to resolve problems.

We live in Third Creek and want to say that the team that works on our property are amazing. No matter how deep the snow is, we can count on Chayo and Edgar to make us feel safe in our home. My driveway is always clear when I go out. Thank you for having such an amazing team, who are very hard working and friendly.

These people are unapproachable and rude. They have managed the HOA in which I owned a unit. Sold to get away from the residents and management company. I would never recommend them. They also gave my personal phone number to a disgruntled neighbor.... I didn't even own the place any more. Shameful
