HORRIBLE!!!! Booked a king bed with pull out sofa. Got to the place and they told us they only have a queen bed...no sofa. It was three of us. Then tried to sell a suite for another 75 bucks. Then they said they wont be charging us because they didnt have the room we booked. 2 hours later they emailed saying they were charging us because Expedia is making them. I filed an unauthorized charge with my bank. They blamed Expedia. I will be informing Expedia they blamed them. Rooms were tiny, old not charming. Would not recommend.

What a gem! We were looking for a weekend getaway mid January. Had tickets to visit Ice Castles in nearby Lincoln. Could not have picked a more perfect place. Hotel staff was super friendly, our room was warm and cozy. Can't wait to go back.

My wife and I spent a night there, and it was decent. We opted for the room with the jet tub, which was both clean and impressively spacious. However, the outdated TV posed a challenge as it only offered cable box channels without any additional viewing options. Including some app choices for entertainment would be a great enhancement. It would also be convenient to have a mini fridge and an extra chair in the room. The staff were remarkably friendly, and overall, I'd suggest this place.

Owners are running this as a cash cow and not reinvesting in the property so be aware that while it sits on a beautiful piece of land, inside the building is different. Many small broken things, worn carpet, marginal public space and very out dated decor. Manager was helpful with local restaurant options but the physical state was just a bit depressing.

Really nice place to stay. Not much organization when checking in. The bathroom door wouldn’t close properly, the fan wasn’t working in the bathroom, and the chair on the deck was broken. Otherwise, the views were immaculate and the area was well maintained. The food was good during dinner and so were the drinks. I’d love to come back and bring my dog as they are very dog-friendly

When I set out to visit Sunset Hill House, I didn’t expect the experience I had. From reading previous reviews and the property’s answer to those reviews, I know that this will only serve as that - a review - and that no action will be taken towards making up for a bad experience, except a few paragraphs will probably be written in response in order to justify their take on things. To save you some time and effort: Yes, the view is beautiful. And yes, the mountains are breathtaking. Yes, the Inn looks wonderful on the outside. But how long will you be able to hide behind that? You are a business, and you are charging people quite a bit for the view they can get just from walking outside. I dare say the rustic, old-school experience of being handed an actual key as opposed to a keycard gives you a very welcoming, warm feeling when you arrive. But after going up two sets of stairs that are stained and dirty and look like they haven’t been cleaned in years doesn’t feel very welcoming. The room was clean! And that’s the least a great hotel should offer. But this is NOT a great hotel. I thought it was, but it is not. I had no hot water in my room. The bathroom was small, and that’s okay, but the shower was weak and again, did not get hot (not even warm until 10 minutes later). I understand you are a historic site, but there are steps you can take to bring your hotel up to par that won’t mess with the integrity of the building. For example, you can purchase $30 shower heads on amazon that will give people a more decent water pressure. You can include conditioner along with the shampoo (what a crazy concept, right?). You can add a mini fridge in each room. And yes, I know you offer one in the lobby, but no, I don’t feel like going down two flights of stairs and back up those same stairs in my pajamas after having a snack in my room that I had to purchase at a local store because all the restaurants in town were either closed or too far. We arrived on a Tuesday and were told the restaurant would open the following night, which is exactly what was said in your website. That’s fine. But when we arrived, we had no idea the restaurant was closed to actual guests due to an event - a signing of some sort - and that we had to make reservations beforehand. Again, a heads up would have been nice. It was 6:40pm when we asked if we could dine in the hotel restaurant, only to be given the information I just mentioned, and the added info that we couldn’t even order take out (even though the restaurant’s outdated website asks people to order take out to support local restaurants… I guess they don’t need the support). I had to go out again to get myself some snacks, most of which I had no way of keeping overnight unless I hauled back down to the “community fridge”. And when I walked back in, the restaurant was empty at 7:15pm, even though they close at 8:00pm and had stated they had a full house due to the event. Don’t get the communication but okay, let’s keep going. Hey, here’s another simple thing you can do: update to smart TV’s! Welcome to 2023, where almost no one watches anything but Netflix or similar subscription services, which in any other hotel, even the simple Holiday Inn’s, offer on their TV’s for us to sign in during our stay (which is free for the hotel, all you have to do is upgrade your TV’s or buy cheap google chrome USB’s to add to the back of your current ones!). Also, buy some WD40 and spray the hinges on the doors, which are all very noisy. And no, the noisy doors don’t help sell the historic aspect of the inn. It only adds to our frustration. To say the least I am very disappointed, and I will not be staying at this hotel again. I don’t want any money back - especially since it seems I’m only paying for the view anyways.Please - do something! Honor the guests who pay a hefty amount per night to stay there. You can still keep the integrity of the historic inn and upgrade some of the features to make your guests feel more at home. I will always visit NH and always enjoy the majestic view of the mountains - elsewhere.

Cute rooms. Wish there was a mirror outside near bed area and not just one in the bathroom. Also a small fridge would be great in the room. Overall good experience.

This is a nice little Inn with a fantastic location. Service here is good. We have room 307 which is a king room with a jacuzzi tub. This room could use an extra chair in the sitting area in front of the bed. One chair for two people isn't right. The room could benefit from a small mini fridge as well. The whirlpool tub was a little bit older but worked well. It could probably use a more powerful pump but it still was okay. We chose to eat at the restaurant and the food was pretty good. I wouldn't say exceptional but good. The mattress was stiff and outdated. You could feel a little hump in the middle from where people don't lay in the middle of the bed. Time to update folks. The location is phenomenal with fantastic views. If it wasn't for this the rating would be lower. We might consider staying here again but for the views.

I can’t say enough wonderful things about this cozy, quaint, beautiful and very clean Victorian Inn. Judy the manager is hands on every day making sure everything is perfect for your stay. Ingrid & Teresa the office staff are both lovely, kind very friendly and helpful. The restaurant staff is pleasant and fun making every meal enjoyable. Chef Michael is a culinary genius! We’re both foodies and every night we had one delicious meal and dessert after another. This inn goes above and beyond all our expectations. A definite must visit and stay if you’re going to New Hampshire.

I'm sorry, but this is no longer the quaint New England Inn that it had been in the past. Yes, in the past there was some neglect, but nothing a new owner could not have spruced up for very little money or time. That character should have been preserved; not dissolved completely.My wife and I so much enjoyed this place, despite its quirks, that we chose it for our recent anniversary. That was a mistake; I should have gone to the website, though even that really does not show how a new owner has changed it.We were so, so very disappointed at what the new owner did to this lovely country inn by getting rid of all the period (quirky but comfortable) furniture, and completely obliterating the character of what had been such a lovely representation of a quaint New England inn into a minimalistic, modern attempt at recreating some flashy upscale hotel in New York City. And he even failed in that attempt as things just didn't seem to go together the way that it should if that truly was the look and feel he wanted. The 'flashy upscale" work and new furniture appeared to have the budget in mind more than the quality.Shame on him for destroying a place that had such a great historic presence in the area. We will not go back. I gave it 2 stars for the friendly staff, the spectacular location, and some very, very good food, though the menu is fairly limited in its scope.

I absolutely love this place! The staff is beyond sweet, the view is literally to die for, and the rooms are ever so chic! It's one of those inns where they know your name, and you always feel so welcome. My fiance and I have been here 2 or 3 times, and we will be getting married there in about 7 weeks!! Cannot wait!!!!
