“We've lived here five years. We've had all sorts of problems (water leaks, roaches, no air conditioning, etc.) to work through, so I believe I can offer some perspective for new and existing tenants.We have a good life here. We see the sun rise over the ocean every morning. Our apartment is like a nest perched over the ocean. I walk our dog every day on the beach. Most tenants are pleasant and will greet you in passing. There are some truly miserable doozies and a few crazies like anywhere, but you will learn to avoid them. The rent is stable and affordable. It is an absolute blessing to have utilities included, no property taxes, maintenance costs and someone else shovelling snow.The bodega in the lobby is a blessing. You can get your milk, bread and eggs wearing your fluffy slippers. You can get a takeout meal when you're too tired to cook. Jerry, the manager, is kind and sweet. The staff are friendly and pleasant.The building staff are generally friendly, helpful and courteous. Some tenants are incredibly abusive to them. You might catch staff when they're beaten, licking wounds and not receptive to conflict or problems. Try again later.The lobby can be a bit noisy, but the hallways are quiet. I use the hallways as a track and take the stairs to stay fit. I rarely take the elevators unless I have packages. The floors are quiet. Most times, I don't run into anyone. We have a security camera on our door. It is quiet after 9 p.m., with rarely any activity until people are off to work or the children go to school, beginning about 6 a.m. We can't hear our neighbors.Alejandro sweeps the hallway every day, vacuums once a week and steam cleans the carpet, I believe, quarterly. Tanya mops the tiled areas every day, as well as the elevators. Both clean up and mop the stairwells. Any problems are filthy tenants, not the cleaning staff or managementDo an Internet search for Waterside Apartments (the former name) and read the history of this building prior to these owners and the current management team. The new owners made an investment in a property on the brink of condemnation . . . and are bringing it back.Most apartments have been gutted and renovated with new flooring, cherry cabinetry, granite-like Formica countertops, stainless steel sinks and name brand appliances. Nothing is luxury or top of the line, but it's clean and presentable. They are freshly painted and have European style, hurricane rated replacement windows.There are roaches in the building like so many mid-century buildings on the coast. You can request extermination if you get them. Not everyone does. We had a nightmare infestation after two separate filthy neighbors moved out. Extermination wasn't enough. I had to figure out how they were getting into our apartment, and I did. We had a replacement wall hung medicine cabinet. The original was recessed into the wall and, when replaced, left a gaping, unsealed hole behind the newly mounted replacement. When someone moved out, the cockroaches in their apartments flooded into ours from behind the medicine cabinet. Sealed the medicine cabinet and that was the end of our nightmare.There are ceiling leaks from air conditioning units above (usually at the end of the season when the condensation trays and drainage tubes need to be cleaned) and from the roof and windows above during severe storms. The maintenance team has custom made carts for hauling damaged and replacement ceiling tiles. There are 349 units. You might not be the first to get service, but they will get to you. They gladly supply me with tiles and I replace them myself.The a.c. has gone down several times. It's miserable when it happens - usually late season. Buy some good fans and consider room darkening window coverings. Swim in the ocean or take multiple showers to cool down.In five years, we have never been without heat.There are some drug users in the building but they maintain a low profile. You might see someone smoking a joint outside, but you won't se”

“I would like to thank Leah Dunn for her helpless efforts in helping me through my process of moving into Sunrise Bay apartments. She has been over and beyond extraordinary in aiding me in some challenges that have and still occurring with my apartment. I feel as though Mrs. Dunn should be advanced to an Assistant Manager. This complex needs a second manager when the Manager is not on duty and just because she is here to help and aid residents on the weekend. Since my process here the turn over ratio is very high for staff and management. She is a very warm personality with the residents. She should be promoted to the next level.”

“I have lived at Shalom House for 11 years now, going on 12. It is the safest, cleanest and best kept apartment building in our area. Everyone who works here is kind and considerate and REALLY cares about us and this building. Our security personnel is first class and cares for ALL of us. Someone wrote a nasty comment about one of our security guards which is so untrue. There is NO discrimination from our guards or our staff. That guard is one of the most kind, caring and warm individuals. She is an asset to our building and staff.”

“My husband and I rented 3 apartments collectively in this community and loved every bit of it! The apartments themselves are very spacious and modern. The staff was more than nice always greeting us in passing. It truly was a great experience. Sad to go but happy we have many memories here!”
