A bit pricey for the off-season … rooms were dated and felt like we were paying top dollar to stay in a motel in the late fall when the beach is irrelevant. Service comes every three days so we didn’t even have our beds made. Our room was also right outside the pool so I would not want to know what this is like during peak season.

Gorgeous space for a rehearsal dinner and welcome party. The staff was attentive and kind, and the food was perfect.

Absolutely DISGUSTING conditions and horrid customer service. We went to check in on September 28th at 7:30 p.m. (picture time stamped attached) and directly in front of our door(pictures attached) were the entire hotels worth of dirty linen, towels AND trash. You can see that it was MULTIPLE bags worth of trash. Completely unsanitary. We had to step over the bags to even get into the room. These weren't the only bag left out on the property. The cleaning people had gone home for the night and they were NOT actively working on cleaning. This was left OVERNIGHT!! It was disgusting. We told the front clerk that we could not stay there due to these concerns and he said that he understood and would have a manager call back to refund us in the morning. We had family staying locally and the next morning at 9am the trash was STILL there,because again, the cleaning crew had left the trash and gone home. I attached a picture of the trash the next morning with a time stamp.
Someone called the next morning and claimed we were refunded, we were not. What the hotel did was CHARGE us for incidentals and the night (in a room we never stayed in) refunded the INCIDENTALS ONLY. We were, and STILL are, being charged for the room.
We called and spoke with Jamie on October 2nd who claimed she would speak to a manager and get this resolved. Nothing was resolved.
To this day, October 8th, the charge is still on our credit card. They are not answering their phones and nobody is calling us back.
Not only did this hotel have unacceptable and unsanitary conditions, but they also tried to pull a fast one with the billing. Stay FAR FAR AWAY.
Edit: the owner claims that this happened while they were actively cleaning the hotel. That's a lie. They also claim we have been fully refunded and it could take 7-10 business days. That's also a lie. The even occured September 28th, it's October 10th. WELL over the timeframe and we have not been refunded.

This is the fourth or fifth time staying here during the October's LBI kite festival. Always stayed on the third floor/beach front for the views of the beach. Pretty quiet during this time of the year, except for a occasional wedding. Usually shuts down by 10pm....no big deal. Since started coming here over the years, the hotel has made many upgrades for the better, but there's one problem. Upon arriving yesterday, I've learned that the windows were replaced....great. Except you can not open them!!!! Maybe it's for insurance....who knows. I come here for the smell of the ocean breeze while I sleep. I'm really , really bummed about it. That is one of the main reasons I've gave the rating three stars. Some folks might like their room all shut and closed up ... I'm not one of them. One other note, this is the first time the pool was closed....not sure what the reasoning is or was because I've used it the pass as well as other folks. Again , maybe because the hotel was hosting wedding reception . One last note ...last time I was here was 2023....the price has doubled, I get it....but wow. It is what it is. Still a nice place to stay...very clean and the bottom line is I'm here to sleep and get showered to go out and about on LBI and enjoy life.

Came here for a wedding. It was beautiful! All parts of the wedding was great except the waitresses they were kind of rude! The food was outstanding!The rooms needed updated big time!

We checked in to the hotel for a quick overnight getaway to the beach. We were not informed that the property was hosting a wedding either when we made the reservation or when we checked in. By 3:30 pm a PA system was already on and testing. Events at the Spray Beach take place outside under a tent attached to the hotel. By 6:30 it was very loud. The electronic dance music continued until 9:59. The balcony for our room was directly over the tent. At 9:30 we called the desk to complain, and Greg said there are always events this time of year and the music would stop at 9:59. He refused to give us a different room and said if we left, we would still be charged. My brain is still pulsating. The hotel refused to issue any refund. I would not recommend this place unless your idea of time at the beach is a big fat headache.

Be careful you book the right type of room. They have an annex on the next block. Not sure carpet is a good idea for beach front. Gum needs cleaning from walk ways to beach as people, especially kids run barefoot.

Lots of positives about this hotel. Location is incredible, steps from the beach, has a very family friendly vibe. Short drive a few blocks into heart of town filled with things to do. Room was clean, fridge was cold, AC worked great. Parking lot is huge and right outside your room.

TARA at the front t desk was extremely RUDE and threatened to charge my room for beach badges if I didn’t bring them to the office by 11:30 am.
After I explained I would need a a bit more time than that cause I was on the beach with 3 of my kids ages 8 and under.
She still said if you aren’t here in 15 minutes I will be charging your card $150.
When I got to the front desk she told me that I wasn’t a paying customer any more and asked me to leave !!!!
I have been coming to this hotel for 5 years in a row and never again will I come back

This service was phenomenal. The rooms were cute, but a bit cozy and the carpets could use a good vacuuming. Other than that, we had a great time. The location is truly phenomenal.
