EDIT: ASAP does not mean ASAP to EMM Loans either apparently. I still have not been contacted.My mortgage payment was overpaid for the month of January. I've been trying for 12 days to get this money returned to me and the Servicing Division is beyond unhelpful. They are uninformed of anything related to payments and escrow. They never all you back. And they barely speak English. Calling the main number will just get you sent back to the unhelpful people in Servicing Division. Poor customer service all around and I'm glad to be selling my house to get rid of them.

This has been my worst experience to this date as a homeowner. They email you giving you monthly statements and options to pay online . When you use them you get a confirmation that the bill was paid. But they never take the money out . Later on I found out I’m behind on my mortgage 2 months .. after paying both mortgage payments and late fees .. I had to pay the very next mortgage payment to keep myself current . I then set myself via their portal on a bi weekly schedule, Which failed on their end. They keep saying my bank account (Td bank) can not be located . This place is terrible .. please do not use!

This is my second review. Been fighting with them for over a year after covid due to forbearance. Now my house is facing foreclosure because they keep jerking me around. No one can give me legitimate answers. Use anyone but EMM loans. I would give zero stars if I could.

Jim and John were exceptional in their customer service in helping us secure a loan. They did their research and presented us options and were readily available to answer our questions in the process. This being our first home we had many questions and needed a lot of explanations. They helped us stay up to speed. I highly recommend them to you!

Lots of confusion with the whole process of getting our refinance. ****** was a good rep, but we felt jerked around with this company. Saying one thing then coming back and saying something else. Now after the loan was closed as a FHA, they need to come back out a month later and re appraise the house. The loan has already been sold to ************** even before our first payment. I believe they are a company that just makes money by selling the mortgage immediately. The whole process with EMM was chaotic. Beware!

My name is *******************. I am currently applying for a mortgage through emm. I read some bad reviews and people need to understand not every situation is intentional and not every situation is their fault just because they are a business. A very big company with many people working their will make mistakes from time to time I've seen them resolve most but in my experience they have been more than helpful making my first home loan as smooth as possible. I hope to do buisness with them and if for some reason we don't my review stands. Thank emm for all your help.

Shaun Dickey was fantastic - transparent, knowledgeable, even working with my insurance company when the premium increased significantly. Consistently available and answered my questions promptly. My loan closed, with a much better rate than I anticipated, and I couldn't have made a better choice! I definitely recommend anyone in need of mortgage services give him a call!

After giving them all my personal information & paid for an appraisal,&was told not to pay my mortgage payment that month, I never heard back from Lindsay & Bill. Nothing!,& had to pay a late fee on that month’s mortgage payment.Well they have not sent my appraisal,that I was told I could get since I paid for it. And they will not return my calls, or answer my texts. Very unprofessional!!!Shame on You both!!!

This is the worst loan company that I have ever worked with! The bought my loan and they neglected to do their work and missed a parcel, when I received my tax bills I uploaded them per their instructions. when I received a delinquent tax bill I called EMM loans, they had record that I uploaded the documents but no documents. I uploaded then again, had to speak to a manager to get any answers. Two days later I receive an update saying that they are still investigating. I call back four days later, asking why I haven't received an update. I'm told that they have contacted my tax office, and that is it. I ask to speak to someone in corporate about the poor service on my loan and they tell me that they only have the number for their department! No other numbers to try and get the issue resolved! If this company buys your loan, pay it off ASAP or get them to sell it!

I have owned multiple properties since 2001. This is the worst lender I have ever dealt with. They changed my account number and payment mailing address without notice. I utilize online banking and two mortgage payments were lost. They found one payment after the first phone call but the second payment took 5 months and dozens of phone calls to resolve. Horrible customer service and follow up care.

Horrific. Initially the loan origination was void of communication. Now that the loan has been in effect for more than 1.5 years, there has been issues with my payments and escrow. EMM changing their servicing center and not educate any employees as to how to handle the transition - if I was lucky enough to reach a human without spending an hour on hold. I initially enrolled in bi-weekly auto draft payments as they were offered at the time. Unbeknownst to me, EMM decided to change their policy and started charging me late fees for partial payments. Most recently, my insurance company has not received payment and EMM doesn't think it's important enough to notify anyone. Not only did they change the address on the Mortgagee Clause, but they also changed my loan#. Customer Service cannot confirm this; apparently, there is no record of my loan prior to the change. What a nightmare - call anyone else.
