I am a licensed mortgage broker; I have been in business for 15 years and in the business for 25 years. As part of our service, we frequently assist buyers in obtaining the condominium HOA documents that are a necessary and standard part of the approval process. For units managed by Pagano this is virtually impossible. They have a bizarre policy whereby they will not cooperate with any buyer that is getting a Fannie Mae or Freddie Mac loan, PLUS they are not FHA or VA approved so it is virtually impossible to buy or sell a unit UNLESS THE LENDER LITERALLY LIES TO THEM. Even MORE frustrating is that they claim they only want buyers with CONVENTONAL financing, but they don't realize that FANNIE AND FREDDIE LOANS ARE CONVENTONAL LOANS! How they have operated at this extreme level of ignorance for as long as they have is literally unfathomable. Somebody WILL sue them for refusing to sell to qualified borrowers for literally NO REASON and they WILL be brought before NJ DOBI and maybe they will be set straight, or no HOA with an iota of common sense will employ them to manage their units.

Trying to purchase one of the properties they manage... Called NUMEROUS times, left NUMEROUS messages.. NO return call, NO one ever picked up the phone. Called again once at 5:11 pm.. After business hours and the message is We are closed, please call back during Business Hours.... Never once a phone call back. Tired of the Covid Excuse... A simple phone call back is not a huge request and it would have been nice to have a simple question answered.... I would be a bit worried if we owned in a complex that they managed.. What has happened to customer service? Only gave 1 star because Yelp won't let me give Zero

This property managing company does a terrible job at communicating and assisting with the home buying experience. I wish I could rate them with negative stars because of how DISRESPECTFUL and HOSTILE they were to me (homebuyer), my mortgage company, realtor, and even the owner of the condominium. I hope anyone dealing with Pagano Company reads this before they spend thousands of dollars assessing the property only to be denied by Pagano Company Home Owners Association.

This is one of the worst property management companies I've dealt with. They neglect most of the requests, bring extra charges every single year, and do less than minimally required by the law for the tenants in the condos. Stay away from them!
