Ryan & Son did a fantastic job cleaning and inspecting our chimney. They were on time, polite, and left everything spotless. Highly recommend their chimney services.

We have been using Ryan & Son Chimney Contractors for years to do our wood burning stove clean out and inspection every fall. We are very happy with their level of service. They also did an extensive chimney repair at my Father’s home in Chester. Amazing work. Highly recommend. 👍

We hired Ryan & Son to perform a Level II chimney inspection during our first home purchase. The inspection day went smoothly, but afterward we really regretted working with them.
They told us we’d need to fully replace the firebox and flue, and that doing so would trigger a series of code issues, recommending a full rebuild in the $15–20K range. This directly contradicted the seller’s professional, who said the issues were easily repairable for closer to $7K. We eventually had to bring in in a third party, who confirmed the seller was right and said Ryan & Son seemed to be “trying to sell us way more than what was needed.”
We felt incredibly frustrated because we paid for clarity and guidance but ended up with more confusion, making our home-buying negotiations unnecessarily difficult. They were not in our corner, even though we paid them to be.
A quick check of their Yelp reviews shows others have had similar experiences, so this doesn’t seem like a one-off. I wouldn’t recommend using this company if you’re hoping for honest, helpful insight; especially during something as stressful as buying a home.

Dan did an excellent job inspecting the chimney's at the home we're buying. He found a number of issues we're going to have the sellers correct.

I called only because I needed a cap for our chimney. The woman in the office said they had to come and do an inspection and report. Naively, I said yes. They told me I needed a chimney liner. I could have told them that I did not have one. Did I need to pay $199 to be told that? When I asked for the fee back, they said they would only fold half of it in if I agreed to their overpriced proposal. This is not good business although I am sure the owner will have an answer in response to my ad. Actions speak louder than words.

We have used this company for all of our home purchases in the last 22 years. We have had nothing but good things to say. Our home inspector was new to us on our most recent home and he commented about how thorough the chimney guy was. People in general need to take chimneys seriously- our first experience with Ryan and Son, they discovered a really bad situation and when we opened the wall, they were right. Highly recommend

We booked a chimney inspection service and were very upfront about how many fireplaces. they asked if the heating system uses a chimney or is direct vented. our heating system is a direct vent system. The day of the inspection both "inspectors" told my wife it would be almost double the price. Obviously any house in South Orange will have had a heating system that one used a chimney for the heating system. Then the 2 individuals that were sent do not posses a license for the inspection did nothing but try to write down as many issues without giving any solutions. Our experience will be shared with the town inspector and better business bureau.

Ryan and Sons caused a lot of stress after they did a fireplace inspection for the potential buyers of our home. Their report claimed multiple non compliant issues with our fireplaces and materials. We called our installer who has been in business many years and he said let me guess what company did the inspection. He knew it was Ryan and Sons. We reached out to our town inspector and he assured us that our all fireplace permits and approvals had been certified by our town Class 1 licensed building Inspectors using state of NJ construction and international codes. There was absolutely nothing wrong or unsafe about our fireplaces.
