I called only because I needed a cap for our chimney. The woman in the office said they had to come and do an inspection and report. Naively, I said yes. They told me I needed a chimney liner. I could have told them that I did not have one. Did I need to pay $199 to be told that? When I asked for the fee back, they said they would only fold half of it in if I agreed to their overpriced proposal. This is not good business although I am sure the owner will have an answer in response to my ad. Actions speak louder than words.

We have used this company for all of our home purchases in the last 22 years. We have had nothing but good things to say. Our home inspector was new to us on our most recent home and he commented about how thorough the chimney guy was. People in general need to take chimneys seriously- our first experience with Ryan and Son, they discovered a really bad situation and when we opened the wall, they were right. Highly recommend

We booked a chimney inspection service and were very upfront about how many fireplaces. they asked if the heating system uses a chimney or is direct vented. our heating system is a direct vent system. The day of the inspection both "inspectors" told my wife it would be almost double the price. Obviously any house in South Orange will have had a heating system that one used a chimney for the heating system. Then the 2 individuals that were sent do not posses a license for the inspection did nothing but try to write down as many issues without giving any solutions. Our experience will be shared with the town inspector and better business bureau.

Ryan and Sons caused a lot of stress after they did a fireplace inspection for the potential buyers of our home. Their report claimed multiple non compliant issues with our fireplaces and materials. We called our installer who has been in business many years and he said let me guess what company did the inspection. He knew it was Ryan and Sons. We reached out to our town inspector and he assured us that our all fireplace permits and approvals had been certified by our town Class 1 licensed building Inspectors using state of NJ construction and international codes. There was absolutely nothing wrong or unsafe about our fireplaces.

If I could give 0 stars I would. This company has a reputation as "deal crushers" in the real estate community. Our fireplace is in working condition. We purchased our home 5 years ago and had an inspection and some minor work done. We have cleaned and serviced along the way with a very reputable/fair company called Village Sweep. This company came in and quoted our buyers $18,000!!! They claim to care about safety which is why their reports are 15 pages of issues meanwhile $$$$$ is all they care about ! I'll be bringing an honest company for a second opinion but not worth the stress and headache. Such a scam! Stay far far away from this unethical company!

Ryan and son just recently installed a free standing wood stove in our great room. They were excellent from the initial contact, to the estimate, to the install. Every employee was super professional and the process was as smooth as could be. I highly recommend this company. They left my home spotless and the stove looks great.

I have learned that Ryan and Son is in cahoots with realtors to inflate the actual cost of chimney repairs. They generally quote about 17,000 and scare buyers into making unnecessary repairs. We as sellers were lead to believe that our house was unsafe and that our buyers were in an unsafe dwelling. Our buyers walked away either because they were scared or they wanted a 17,000 credit. Beware of this unscrupulous and dishonest behavior. We got two other opinions and found out that the pictures in the report were not even pictures of our chimney. We did the necessary repairs which totaled $1500.

I'm a realtor representing sellers. Twice this company (different homes) evaluated the chimney on fairly new homes and scared the buyers off. On both inspections they recommended brand new chimneys. Other reputable firms came in and stated otherwise. Stay away. Not to be trusted.

Same complaint that Tracey M has and I heard through another real estate agent they had the same experience so this isn't coincidental. Ryan and Son came in for 2nd level chimney inspection for the sellers of my house. The recommendation was scathing and led us to believe our house is unsafe and said we needed a new chimney that would cost $27K. Buyers asked in lieu of repairs they wanted the repair cost off the sale of our home. We instantly became skeptical thinking if our chimney was so unsafe why wouldn't they want it repaired. Answer... they were trying to deflate the selling price. We live in a well made home built in 2000 by a very reputable builder. Brought in TWO (not one) chimney experts and they laughed when we showed them the report. There was nothing wrong with my chimney other than a sweep and needed to be sealed. BEWARE if you are a seller and this company comes in for a 2nd level chimney inspection. PS... the buyers who hired this company backed out of our deal probably because of the scathing fireplace report or they just had no intention of paying asking price for home when we wouldn't play lower the price game. Regardless, we sold to a wonderful couple and didn't have to lower our price one dime so in hindsight, thank you Ryan and Sons for your dishonest report.

To start I'm giving them a ZERO. They inspected my chimney for the sale of my house. Basically after getting the report i almost dropped to the floor. How ridiculous the estimate. The house was built 1964 to code back then. Other than a few things like including a new line, back plate inside the fireplace and a sweep it works fine... They quoted us that the job will cost almost in the $20.000. The comments on the report basically meant i would have to knocked the whole thing down an rebuild from scratch. Later I checked their reviews and I wasn't surprised! Also my neighbor had the same complaint as us. Ridiculously expensive

I contacted Ryan & Son to repair the igniter on my fireplace gas logs. They said to touch the fireplace they need to do an inspection and cleaning. Cost was over $200. I agreed to the work. The service man showed up on time, inspected cleaned the fireplace, but did not repair the ignitor. The primary reason I contracted them to do the work. While speaking with the service man he began to use foul language with me and in response I asked him to leave my property. I left a message for the owner who contacted me. He apologized for the interaction and bad service. He then promised me he would personally resolve the problem and that he will schedule time to come out and fix the ignitor. Five weeks and four phone calls and voice messages later he never showed or returned a call. I will never use this company.

Fantastic company - came out to do a level 2 inspection and an estimate for repairs for a potential house we were looking at to buy. Very knowledgeable, kept the house clean, efficient, professional and thorough. They examined every aspect of the fireplace, chimney and boiler connection and informed us of all the issues. Their report is ready within 48 hours and we would use them again for sure. Highly recommended.

Fantastic service from start to finish. The young lady on the phone was informative and helpful in getting the appointment set. Jason arrived on time and got right to work. He was very careful to protect the rugs and floors, and did not mind our curious dog. He noted some repairs we needed to our mortar and was patient with answering my questions. Would highly recommend.
