Worst apartment building I’ve ever lived in. The fire alarm goes off in the middle of the night several times a month, the elevators are constantly out of service, the parking garage doors are also out of service about half the time so you pay for parking in a garage that whose gates are up half of the year so your car isn’t even secure, you pay for the amenity of a pool that can only be used 45 minutes at a time because they are too cheap to pay for a 2nd life guard so the entire pool has to be vacated 15 minutes out of every hour, and they tow residents cars without checking license plates. Not surprising they have so many vacancies. November 9th 2025 Fire alarm going off again at 11:58pm. This is the 2nd just this week

Terrible experience living here. Constant issues with elevators not working, fire alarms going off at all hours, leaks in the mail room, etc… Building smells like weed half the time even though it’s supposed to be a non smoking building. The police are here twice a month due to Section 8 tenants getting into domestic violence deputes. If your parking tag isn’t visible enough for them they’ll even tow your car without any notice even though you pay $125 a month to park your car and you register it with all the cars info including the license plate. I would never recommend anyone ever rent an apartment from Avalon.

We are very appreciative of Andy, the maintenance staff member, at the Avalon Teaneck.
He is always willing to try and find a way to get things done, rather than saying, “it can’t be done.” His positive attitude, persistence, and helpfulness make such a difference. It is essential and a pleasure for all the residents to have a maintenance team member, such as Andy, who is skillful, takes pride in solving problems and follows through until the job is satisfactorily completed.
Any employer would be lucky to have a worker with this kind of attitude and dedication.

I’ve rented at Avalon communities for over 7 years, and unfortunately, Avalon Teaneck has been the worst experience by far. If I could rate them a 0 I would.
Cleanliness: Both times I changed units, the apartments were handed over in unacceptable condition. They weren’t cleaned before move-in, and it took multiple complaints before anything was addressed.
Maintenance: Constant issues with broken items both in the garage and in-unit, and rarely did things get properly fixed.
Management & Communication: The leasing and management teams were consistently misaligned, providing me with misinformation they refused to acknowledge. Even now, Avalon won’t give me a clear explanation around an “accelerated rent” situation that I’ve been left to deal with.
Accountability: The manager, Jamal, has been unwilling to own up to the fact that his team (Niko and Patti) shared incorrect information with me. Instead of resolution, I’ve been met with avoidance.
For years I spoke highly of Avalon and recommended them to friends and coworkers. After this experience, I can’t in good conscience do that anymore. It’s disappointing to see a company I once trusted fall so short in integrity, accountability, and customer care.
Shame on Avalon Teaneck for treating long-standing residents this way. Do not rent here.

I’ve been living at Avalon Teaneck for 5 years and it’s been a great experience. The maintenance team is reliable and quick to respond, and the app for submitting service requests makes the whole process super convenient. The leasing office staff is also fantastic, always friendly, professional, and willing to answer all my questions.
The move-out process was smooth and hassle-free, which I really appreciated. Amenities are well kept and add to the overall quality of living here. The location is also very convenient, only 5 minutes walk to the grocery store.
Overall, Avalon Teaneck has been a great place to live, with excellent staff, good amenities, and a convenient location. Highly recommend!

The leasing office person is very rude.
Never listen to customers' needs.
And this web site need some updates for the tout reservation system. The page mentioned only moves in eligible day, not the tour eligible day.
After reserving the tour, the office said, "Sorry, can not. because move in eligible day can tour. However, the website is never mentioned.
update the tour reserved system
Also, the leasing office person N**** , if he keeps working here, i never recommended this place for moving in.
It's really uncomfortable

I can confidently say Andy is exceptional in every aspect of his job. His technical skills are impressive; he quickly diagnoses and resolves issues with whatever maintenance request we have. He is incredibly reliable, always arriving promptly and completing tasks efficiently. His clear communication ensures we are informed throughout the process. For instance, during a recent AC emergency, he not only fixed the problem swiftly but also took preventive measures to avoid future issues. Overall, Andy consistently demonstrates professionalism and expertise that greatly benefits our community.

Current resident here, I have had the pleasure of Nikko working in my building even before I moved here while he was working at Avalon Hackensack. I just wanted to say it's appalling to witness some of the things he has to handle alone. Just today I witnessed him having to escort someone with a mental illness, who is not allowed on the property off the premises. The way this person was acting imposed a danger to Nikko's safety and he is given no back up or help when dealing with these types of situations that can put residents in danger. Give him a raise and take care of him.
