I was a resident at The Landings for 4 years. The majority of positive reviews seem to come from self-service viewings, likely incentivized, not actual residents.
The Landings is a non-smoking building in name only. For 3 years, we dealt with constant cigar, cigarette, and marijuana smoke entering through vents from apartments below. At times, our apartment filled with haze, especially in colder months when indoor smoking increased. I raised the issue countless times with different building managers. Management turnover was so frequent they didn’t bother introducing the new person. All complaints are documented via email. The issue was never seriously addressed, even though the offending units were known. Only when we said we were expecting a newborn did we get any real acknowledgment, but by then it was too late. I wasn’t going to risk my daughter’s health. This wasn’t isolated, as many floors smelled like the smoking section of an old restaurant.
Security was non-existent. Fire exits were constantly propped open with rocks so guests could bypass the main entrance. I removed and reported them repeatedly, but was ignored. Someone even glued the rocks down. Non-residents came and went loudly at all hours via the fire exit. Things got so bad that the police installed a giant road sign outside the building for at least 6 months: “Smile, you’re on camera. If you can see this sign, we can see you.” I saw it from my living room, a disturbing reminder of how unsafe things had become. Police were onsite regularly. Once, they even banged on our door asking if we’d heard a woman screaming while being dragged into an apartment.
Rent increases were relentless. One year ours jumped 25 percent. We tried to negotiate multiple times but were never successful. When we gave notice, our unit was listed almost immediately for around $700 less per month than they had asked us to pay to renew. A neighbor had the same experience. He moved to an identical unit within the building because they refused to offer him the market price on his existing one. These hikes clearly weren’t reinvested in the building. Aside from the pool, which is open to the entire WNY public due to lack of security, there were no meaningful amenities.
After we moved out, they charged our security deposit for painting, cleaning, and shampooing, even though NJ law requires landlords to cover those after a multi-year lease if the unit is in good condition, as ours was. All picture holes were patched, and we had full photo and video documentation. Still, they pushed back. It took over a month to respond, and only through the leasing office, never directly from decision makers. It’s clear they treat the security deposit as a way to fund standard turnover work for incoming tenants. The refund check they finally sent couldn’t be deposited, and six weeks later I am still waiting on a replacement.
Maintenance was also disappointing. In every other building I’ve lived in, the maintenance team was the most responsive group. At The Landings they seemed put out and annoyed any time a request was submitted. On move-out day, we had logged elevator and garage access. When our movers arrived, no staff was present. I called the head of maintenance, who lives on site. Instead of apologizing and coming to help, he told me he was in bed, off that day, and that no one from the office had told him there was a move-out scheduled. This lack of accountability is typical of The Landings, not just maintenance, but management overall.
I could go on about the early hour fire alarms, building deterioration, and more, but this is long enough. There are far better options nearby, from Jersey City to Edgewater, with better amenities, management, and value. I strongly recommend looking elsewhere.

Ran away - unlivable situation whereby I broke my lease in June 2025.
Security is a joke and my biggest issue. The usual suspects glue rocks to the doorways to keep them propped open. There is a community that has no less than 30 people in an apartment and they are always tailgating and forcing the elevator doors open to sneak in. they tailgated me through the gate to sneak in and rammed into my car only to take off. Packages always stolen from the package room. Cars are constantly broken into. Bikes and others left in locked areas are also stolen. It smells like weed and cigarette everywhere you go yet this is a non smoking community. I was unable to use my balcony because of the weed and smoke ; my good friends next door had a newborn they had to move out immediately because of the smoke coming through their vents. The apartments are spacious and nicely designed but typical old building quality and thin materials; this complex must be next on the list to knock down because it is deteriorating with not even the most basic of upkeep being performed. Rents and fees are sky rocketing with no value. The buildings are old and tired, I begged for 9 years to have a power wash service to no avail.
There are missing gutters, ceiling squares in the garage are missing or loose, balconies are slanting and cracking, the garage gates are broken more often than not allowing free rein into our buildings.
The pool is a nice perk but is unusable. Everyone from “up the cliff WNY” comes down to our pool and sneaks in with no check or repercussions because it’s a well known joke how open our community is. The community has also become so cheap , esp since invoking a $50 / month pool fee year round , they have not power washed or painted the pool all 9 years (desperately needs a tune up). They also stopped turning the fountain on for water bill sales.
Parking is a joke. I was an honest paying resident of a parking space and many times came home to someone in my spot with no support from the office. There are more vehicles than not who do not pay for a spot and take up unoccupied spaces in the garage including the garbage dump area blocking the elevator or the few visitor spots that have a 2 hour max but are not enforced. Yet - I’m the one who has to fill out 4 forms when The Landings outsourced parking to another company, ruin my dashboard window with the multiple stickers bc they couldn’t get their act together, and be constantly inconvenienced by the illegal parkers - all while paying $225 a month!
The team is terrible and only there to put a fake smile on for the incoming resident prospects. Absolutely radio silent on any concern, issue, or proactive reach out made to them. Conveniently they were nothing but prompt to respond when I told them I’d be going to the police and breaking my lease penalty free. I am still fighting them for my security deposit where they are conveniently charging me for items already covered in my final billing cycle such as water AND are holding me accountable for $700 of paint and cleaning after I kept the place pristine for 9 years of tenancy.
While I had many friends and met many great people along the way my 9 years here, the majority of new people coming in to live here are absolute trash. You will step on dog poop left in the hallways almost daily. I have never been so disgusted or felt so unsafe. There are constantly cop cars out front for domestic violence, drunken antics and car incidents, you will even see there’s a big police sign out front that says “you are being watched”.
Someone posted here that they’d leave if it wasn’t the cheapest on the block and their commute. I appreciate the sentiment but you also get what you pay for - The Landings is way too expensive for what it is and what it provides, but it is also the cheapest on the block. And this is for a good reason.
Do yourself the favor, please do not sign to move here and if you are there - get out!

I am considering moving in to the Landing and I had a tour with Nour and she was very helpful and answered all my questions with kindness and she was very knowledgeable.
I loved the property and it would be a great fit for my family to move in.

I've been living in this apartment complex for a year now, and I can't praise Nour enough. She is always around to help and promptly solve any issues that come up.
