We stayed in the Farmhouse while we were moving my mom out of her home in Caledonia. Elaine supplied us with fresh eggs and a delicious quiche for our breakfasts. They’ve done a great job of renovating and we had a lovely time. We met and fed the Alpacas, got a tour of the soon to be brewery and taproom as well as some history of the farm. Doug and Elaine were wonderful hosts. The bed and breakfast is located close to a grocery store, CVS, and a gas station and is an easy find if you are traveling on 390.Rooms: 1 bedroom, sleeper couch, farmhouse decor, 1 full bathroom, washer dryer, full kitchen.

The accommodations are absolutely beautiful and the hosts (Doug & Elaine) are amazing! I HIGHLY recommend Charlton Farms for your next visit to Avon, NY.

Really loved my stay with Doug and Elaine. The breakfast with those farm fresh eggs was something else! Loved the homemade whipped cream and fresh fruit. Super hospitable and comfortable. It was so nice to get away from the insanity and pollution of the big city. So relaxing. Hope to return someday.

This was the sweetest stay! We travel across the country for work and found this gem to take a breather. Absolutely recommend this quiet, peaceful and gorgeous home away from home. We had such a great stay here! There are alpacas and sheep on the property which are adorable, beautiful farmland all around, a bonfire pit with s'mores supplies, and stocked with all kinds of books. The hosts are incredibly friendly and interesting to talk to - we spent our evening on the porch talking and drinking Doug's farm-made beer (they're thinking of starting a brewery!) until we all got sleepy. And in the morning, they made us a delicious frittata, specialized for us vegetarians! Totally recommend this place to anyone looking to stay around here.

The best relaxing and friendliest B&B we have ever been to. The farm is pretty cool - we were able to see the llamas, turkeys, chickens, and goats roam the farm. Highly recommend if you are looking for a romantic getaway and you prefer to have friendly and accommodating innkeepers! We'll see you again Doug & Elaine!

I've witnessed 2 weddings at the beautiful Charlton Farm and have been a guest a few times. I can't say enough good things about The Charlton Farm B&B and wedding venue. The hosts, Doug & Elaine, bend over backwards to make sure everything is perfect. They go above and beyond. The rooms are immaculate, the grounds are beautiful and the farm is fun! Oh, and I can't forget breakfast! YUM! Make sure you come with an empty stomach, because you'll be rolling out after the huge, delicious home made meal they provide.There's nothing like sitting on the porch and watching the wildlife as the sun rises or sets. This is my favorite place to retreat to. It's a country setting in a small village, which is in walking distance.Thank You, Doug & Elaine! I can't wait for my next stay! I'll be back!

I recently spent the weekend at the Carlton Farm. First of all, the host and hostess, Doug and Elaine, were extremely friendly and accommodating. The food was fantastic, with farm fresh eggs, bacon, hash browns, fresh fruit and homemade whipped cream, just to mention a bit, and we were given all we could eat and more. The rooms are quaint with comfortable mattresses which are difficult to find in a hotel. And then she has a huge porch with rocking chairs where we sat and enjoyed the country atmosphere - deer and birds. I highly recommend the Charlotte Farm.

I had a wonderful time at the farm. Doug and Elaine are wonderful hosts. The rooms are well maintained. The breakfast that Doug makes is very delicious. You don’t really need lunch after that. I love their dogs- Louis and Addie. They are the cutest ones and I had a great time hugging them. They love to be petted.If you are looking to just relax, this is a great place. There’s no pollution. It’s like a green carpet all over. The farm has some chickens, Turkey, 2 sheep’s and 2 Alpecas. There are some fields. The owners just recently got this property and lots of work is still in progress.There’s not much to do at the town of Avon. Just a few pizza places and a pub etc. it’s really a small little town. A good getaway for a day or two.
