The Willoughby is a nice building, with nice staff, and a solid location. However, there is a university / industrial building next door with a rooftop HVAC system that is annoyingly loud. It’s not loud enough where you’ll notice it in a walk through but once you actually sit on your couch or in your bed you’ll hear the constant, scratchy, droning. I’ve confirmed many others hear the noise in the building as well. We’ll tough it out in the building but if I had known about this prior to moving here, there is no way we would have ever selected it. The Willoughby staff also just take the stance of “it’s not our problem” since the noise isn’t coming from their building. Fair, but they could at least put residents in touch with the building managers of neighboring buildings to help resolve the issue. Instead you’re met with “tough luck, it’s a 2 month penalty if you want to move out”. Would not recommend the building.

It's been over two months now since I moved out and I still have not received the full amount of my security deposit refund. There seems to have been a decline in responsiveness and accountability since management switched over to Bozzuto.

As a tenant at 196 Willoughby, I feel management (RXR & Bozzuto) has seriously failed us...
Court filings (RXR 196 Willoughby Owner LLC v. Gregory P. Paull, Index 531607/2025) show they knew as far back as July 2025 that a resident was violent — threatening women and pets, brandishing weapons, smashing glass, and getting arrested after repeated NYPD calls.
Despite knowing all this, management never told the rest of us. We only found out after the lawsuit hit the courts. For months we lived in fear without being warned, even though RXR had already tried to end that tenant’s lease in August.
Residents deserve transparency and safety. Instead, we were left in the dark. If you’re considering moving here, know that RXR/Bozzuto did not disclose known safety hazards to tenants.

I’ve had a great experience living here! The management team is friendly and responsive, and the maintenance staff is efficient and professional. The building is well-maintained and usually very quiet, which I really appreciated. Both the move-in and move-out processes were smooth and well-organized.

I loved living at the Willoughby.
Highlights:
- Picking the apartment, getting the lease signed and ready to move in was a good experience.
- amazing staff. Everyone from the front desk to maintenance was absolutely a delight to work with and see everyday
- The 1 bedroom apt was one of the largest and most convenient floor plans we’ve seen in NYC. (Plenty of storage space)
- great amenities: gym, rooftop and working spaces.

I’ve really enjoyed living at The Willoughby! The staff are always friendly and helpful, and the building itself is extremely well run. The amenities—especially the gym and rooftop—are top-notch, and there’s a great sense of community here. The team puts on multiple fun events each month which makes it easy to meet neighbors and feel at home. The location is also super convenient—just a 5–10 minute walk to several major subway lines, with tons of restaurants, bars, and grocery stores nearby. Highly recommend!

Lived at the Willoughby for two full years, now moving back to California. Amazing experience, the front desk, management, and crew there made sure everything ran smoothly whether inside the apartments or in the common areas 24/7, 365 days. Quiet spot tucked in between downtown Brooklyn and fort Greene park, with convenient access to BQR trains, making commuting into manhattan easy. Shoutout to Anthony at the front desk he’s amazing, also Juan on the maintenance team was awesome helping rectifying issues in the apartment and in the move out process.

3- year tenant: If you’re looking for a 1-year apartment and know you’re going to move, this is a nice place to live. Maintenance team and front desk are wonderful and it’s in a great location.
However, it was recently taken over by Bozzuto and the management/ownership team is abysmal. Elevator wait times are up to 5 min as they have not fixed the 4th elevator in 9+ months.
They will not negotiate with tenants and are willing to lose money.
If you are okay with 1 year and out, it’s great. Otherwise please stay away.

I moved to NYC from CA and went directly to the Willoughby. This is now my third renewal. Outside of being well run, with incredible staff, it checks a lot of boxes for a great building that really feels like home.
First of all the building is actually built decently well. It feels more like a mix of condo level quality at rental rates. A lot of these buildings are tossed together and feel very cheap - willoughby feels a little step above.
The views, gym and amenities are clean, well built, and just what you need, not massively overdone like a lot of other spots trying to sell you on perks you won't use.
The check list is pretty unreal when compared to other areas.
1. Access to trains (1 block BQR & 1 stop into soho)
2. Access to grocery stores (1 block to target & traders, food market and more box chain shopping)
3. Access to park / green space (1 block to one of the best parks in BK)
4. Access to one of the top up and coming neighborhoods (1 block to Fort Greene, coffee shops, restaurants, and neighborhood is special)
5. Walk, run, or quick bike to the water in dumbo
I could go on, but all things considered this is a great place to land if you are looking to be in BK, close to the city, and don't want the Williamsburg hype.
