I was very disappointed on my tour of apartments at Nob Hill. The listing advertises a very reasonable price. However, when we arrived we were told about all of the ADDITIONAL fees (water, coned/heat, pet fee, pet rent, community fee, parking fee). I understand some of the fees but I think its ridiculous to pay $40/month for water when water bills for an ENTIRE HOME averages that price or even less. Both units we toured (1 bedroom and 2 bedroom) had issues. The 1 bedroom had broken closets, a wobbly refrigerator, and a washer/dryer unit that didn't work. The 2 bedroom had missing floor tile. We were told that these issues would be fixed before moving in but why not fix these things before showing the apartments? Parking seemed sketchy-its underground and open. My friend lived here about 20+ years ago so I thought it would be similar to back then. But it has totally went down. Save yourself the headache and don't even bother.

The leasing team was professional, responsive and kind. Marissa followed up with me after my initial visit to tell me she had other available units. Without her follow up I would never have found my perfect home. They walked me through the application process and responded to all my emails in a timely fashion. Thank you!

I've been living in this apartment community for a while now, and overall it's been a great experience. The neighborhood is generally quiet and peaceful, although you might occasionally hear some construction during the day or light traffic noise from the nearby highway—but it's nothing too disruptive.
One of the things I love most is how pet-friendly this place is. You’ll often see neighbors walking their dogs, and the community has thoughtfully provided pet waste bag stations along the paths, which is super convenient.
Maintenance has also been great. Any time I’ve submitted a request, they’ve responded quickly and taken care of the issue efficiently. It’s a well-managed and welcoming place to live!

I moved here April 1st and this place is horrible. I’m coming home everyday to my neighbors smoking inside of the apartments. The smell is lingering into my place. Management have yet to do anything besides send out emails. This is honestly becoming very exhausting.

If peace of mind is something you value, do NOT move to Nob Hill.
I’ve never lived somewhere that drains your spirit the way this place does. Everything looks fine from the outside, but once you sign that lease? It’s game over.
Let’s start with the workers. I don’t know who’s in charge of hiring, but they clearly just pick whoever rolls in with the most attitude. The whole front office needs to be reviewed by HR and corporate ASAP. Some of them walk around like they’re better than everyone, acting rude for no reason, talking down to people like they’re doing us a favor by even showing up to work. The professionalism is nonexistent. The Tesla-driving, scooter-riding lady, black hair is the prime example. Two months ago, she was zooming around on a scooter and now she’s out here acting like she’s the CEO just ‘cause she’s got a rented BMW.
It’s not even just her. Most of them workers do nothing all day but ride around in golf carts, chill, gossip, and clock out. And the minute you come in with a serious problem? You’re either ignored, laughed at, or fed some line about “we’ll handle it soon” which never actually happens. You could have a leak, mold, broken heater, peeling floors list goes on and they’ll look at you like you’re the problem for even asking.
Don’t get fooled By how nice the apartments may look, you know the saying beauty is on the inside, not the outside cause once you actually take a good look at the apartment you start to realize everything needs to be repaired. When it comes to the windows the ceilings, the heaters, the ACs, the doors, the floors everything.
It’s crazy, too, because there were some good workers. George and that guy with the locs were the only ones actually trying to help people. George would stay after hours, follow through, do real work, and how did they treat him? Fired him. Meanwhile, the lazy crew that barely lifts a finger is still here, walking around with Starbucks cups and attitudes. It’s sad to see those New residence who get brainwashed By their fake kindness when they firstly meet you. There’s always gonna be an apartment available because everybody is always trying to move far away from this corrupt place.
The whole vibe here is just cold. They treat residents like we’re beneath them. No compassion, no patience, just this fake corporate mask they hide behind. The second you stop being useful to them or ask too many questions? They flip on you and start making your life difficult. And you’ll become another person on their blacklist.
Also, take a look at their online reviews, you’ll notice a pattern. Every single bad review gets the same exact robotic response with a number they never answer. No accountability, no real help. And good luck trying to email them, they don’t even list contact info for most of the office workers. When you finally do find someone’s email, they either ghost you or respond days later with no real answers. It’s all performative. and the way they respond to you via email is just very unprofessional, not even proper grammar or Full sentences. Like these are the people we’re supposed to trust with our rent money?
This place is overpriced, understaffed, and overhyped. Trust me when I say, there are better places out there. Don’t settle for this mess. Keep scrolling and protect your peace people. Don’t sell yourself to these unkind souls.

I wanted to wait to write a proper review. I have been here for about 7 months. This place is great. If you need help or have any questions, please don't hesitate to contact me. I had to have service done by Levon and Francis; Both were respectful and followed through with the work that had to be done. I am coming from the city, and the rent is reasonable. People do have to understand that nothing is perfect; however, if you have good communication and follow through, you are still good in my book. My part of the area in the property is very clean; I have thanked my neighbors for that. People have to remember, too, that we are not kids; we have to keep our area clean, too. They provide bags and a trash can for cleaning up after your pet. When I first got into my apartment, it was clean, with new paint and new carpet. Marisa took the time to explain everything to me. Whenever I do have an issue, the staff is patient with me. However, I don't encounter many problems.

Do Not Move Here – Worst Living Experience of My Life
I strongly advise anyone considering this complex to stay far away. Since moving in 5 months ago, it has been nothing but a nightmare.
I moved into a filthy, unkept unit with a broken closet door that fell on me within the first week. When I reported it, I was simply told to “put in a work order.” That became a pattern—every issue I raised, including no heat during cold weather and a broken AC during hot days, was met with the same dismissive response. Despite repeated work orders, nothing was handled properly or in a timely manner.
Within the first 30 days—when everything from the move-in inspection should have been addressed—I had to email corporate three separate times just to get anything fixed. That speaks volumes.
The complex itself is poorly maintained. Dog feces are not curbed, trash is left out on porches attracting pests, and though we’re charged for trash pickup, it’s rarely collected. The dumpster is inconveniently far from many buildings, making it unhygienic and frustrating.
Parking is a complete disaster. There’s no visitor parking system, and residents with multiple cars take over the guest spots daily. Meanwhile, you’re left unable to have company over due to lack of space.
They’ll send out emails over the smallest noise complaints (like using a blender), yet ignore actual late-night noise disturbances that go well past 11 p.m.
What’s especially unacceptable is the way they treat residents who receive rental assistance. The staff often speaks in a condescending tone, makes rude remarks, and tries to gaslight you by changing their words when you ask for things in writing. I was even told, “Did you think you were getting a newly renovated apartment?” and “We don’t just twiddle our thumbs.”
They’ve accused me of damage and dirtiness from day one, until I offered to show video and photo evidence of the unit when I moved in—then they quickly changed their story. I believe they take photos of other units to falsely document conditions during move-outs, which is deceitful and predatory.
Phone communication is almost nonexistent—calls go unanswered unless you use a number they don’t recognize.
This place is a money grab, plain and simple. They do not care about their tenants or the quality of life here. I’ve repeatedly asked to be let out of my lease due to the ongoing issues and treatment and have been ignored.
This has been the worst experience I’ve had with housing in my entire life. Save yourself the stress and look elsewhere.

They switch management every year and you have to put in maintenance calls every month. Management never knows anything.

A big struggle living here. The complex maintaince does not care nor resolve any issues with your apartment. If you move here, you better be handy and be able to fix your own issues - the complex is not going to do anything.

Update 8/24/24: Rat problem has not been address and just found a dead rat in the mulch beds in front of the apartment this morning. The rats continue to enter the garbage cans that they chewed holes in. garbage is scattered all about the walk way and stairs. Urgently asking NOB Hill Corporate to address this situation.
I’m my mother’s care provider and I live with her in Nob Hill. Like so many other folks if I could give a 0 star review I would.
When my mother moved into the apartment in October of 2023, it was never inspected, the flooring was literally coming up and there was garbage from the last tenants, just about all the window ballast were broken, the oven was dirty, and light switches were broken. They gave us a move in sheet to address everything that was wrong and assured that they would fix everything.
They replaced the floor about 4 months after and within the month it started coming up again. It only got replaced within the last week so it took them 10 months to rectify something that we should have never experienced.
The rodent problem is appalling. I saw less rats when I was living in Manhattan. The rats chew through the cheap plastic garbage cans they have.
The outside area in front of my mother’s apartment hasn’t been cleaned. There’s literally still leaves from last fall in the mulch beds.
Earlier this year my mother’s washing machine broke and it took them 3 months to replace and they gave her a used washing machine where all the features weren’t working. When me and my mother went to the office to voice our frustration the office manager literally shrugged us off and told us that a washing machine is a luxury item.
If they would put as much focus into the upkeep of the property as they do with telling people that they’re parking in the wrong place I believe this property would be halfway decent.
Nob Hill could be a very lovely location but for what we pay in rent our experience has been mediocre at best
