As far as property management companies go, PPM Homes was very professional and responsive. Any issue we had was resolved same-day or next. They covered heat, which is a big plus in the cold Ithaca winters (even though it was pretty mild last winter). They’re all good in my book!

I had nothing but good experiences renting with PPM. They’re very quick to respond and promptly fix things when asked. We were able to secure an apartment from afar, which is a plus. Reasonable in Ithaca’s crazy market too. Recommend!

I've been renting with PPM Homes for close to three years. They are by far one of the best apartment management companies in Ithaca. Their prices are reasonable, they are quick to respond, and they are very professional. I highly recommend renting from them.

Moving to Ithaca from California has been a whirlwind and finding housing in a collegetown in the middle of the second semester is incredibly difficult. Luckily, PPM Homes had a huge and cheap apartment that I was able to get in less than 2 weeks from finding the listing to signing the lease. Rob has been a great communicator and incredibly attentive! Their app is very convenient to process any maintenance requests and card payments.

This is a long review, but I feel it's important for other future tenants who rent from PPM. It concerns not only a rat infestation that persisted in the home throughout a large portion of our lease, but also PPM's response.I'll start by saying that PPMs maintenance staff was always very quick to respond when we entered an issue on the online portal.We had a great relationship with PPM homes leading up to this issue, however their lack of response and way they treated us throughout the process led us to make the decision to report this.We started having rodent issues in December. We were aware that this can happen during the cold months, and made efforts to keep our kitchen clean and floors swept. The problem persisted as we routinely found droppings throughout the kitchen and containers of food bitten and clawed at.We had an issue with our sink leaking and reported it to PPM who sent out a maintenance worker. The worker fixed the sink and let us know that one of the lines was chewed through, most likely from a rodent.Not long after, we out in another maintenance request for our dishwasher which was not receiving water. The PPM worker who came by once again fixed the issue and let us know it was most likely due to rodent activity.Finally, this spring we were woken up in the night to our dogs barking at a rat that was caught in one of our glue traps we set in our kitchen.I called PPM the next day to report this and the woman I spoke with told me it must have been the same rat they had been trying to catch for weeks.After some time had passed, we reached back out to PPM to see what was being done about this. The same woman who told me that the rat we captured was probably the same one they had been chasing, then told us that they did not have any record of a rodent issue, and that if we didn't put in a maintenance request for it, that it wouldn't be documented.We had figured since the maintenance requests we had put in were then found to be caused by rodents, that the maintenance staff would document this.The owner of PPM (Rob) responded the same way, saying that they had no record of this. They then sent out a crew to set up traps around the apartment.Our upstairs neighbor spoke with us about her rodent issues, also mentioning that PPM had failed to properly address the issue.We felt gaslit by PPM, first when they told us that the issue was likely because we weren't keeping the apartment clean enough, and even more so when they claimed to have no knowledge of the persisting issue even after their own staff pointed out to us that it was the cause of our dishwasher and sink problems.We are hoping that by reporting this issue, that we will save other tenants from the stress it caused us. We also hope that PPM will address these issues in a more professional manor.

Management was extremely responsive to any issues I had, though there were few. When the power got knocked out because of bad weather, a utility person came just a few hours later to repower our building. The apartment manager, Rob, was especially helpful and kind. They were flexible with me when I needed to sublet and change my move-out date. I cleaned the apartment well when leaving, so I wasn't charged any cleaning or move out fees.
I would definitely rent with them again if I returned to the area.

I had a wonderful experience renting from PPM homes. Rob Armstrong was professional and responsive throughout the entire duration of my lease; he was flexible and gracious when I needed to sublet; and he found someone to take over my lease when I needed to leave for a job in a different city. The apartment was clean when I arrived. They also redid the kitchen right before I moved in and it was lovely. The maintenance team was there within the day if I needed anything, and within the hour if I had an emergency. I am very happy with my experience and would rent from them again.

The guy that manages this place is awful. Please don't spend your hard earned money renting out these decrepit buildings. You'll be charged NYC pricing for Buffalo quality. You're better off looking elsewhere.

I really loved my time living in a PPM homes apartment. All of my needs were met in such a timely manner by the staff from maintenance to property management. Rob especially was responsive to my calls and followed up on important things that arose during my lease. He also made sure that all of my concerns were addressed and I would recommend renting from them to anyone.

I began school at Cornell as a graduate student in 2018. I quickly saw that Ithaca’s housing market was absurdly overpriced. For someone who wanted to live alone in a one bedroom or studio, they would have to pay anywhere between $1200-1500, or more. I found it very hard finding a place wanting to live alone.I met PPM Homes’ property manager Rob Armstrong and he was very helpful; he was professional, easy to talk to, and was patient throughout the entire process. I began renting a one-bedroom apartment via PPM homes in 2019. The rent for my apartment was $900, a HUGE steal in Ithaca’s market. That included wi-fi, utilities covered, a washer and dryer in-house, lot parking, and garbage pick-up. Furthermore, whenever I had any issues within the apartment, maintenance was very responsive and came to alleviate the issue within one business day. I was very happy with my stay with PPM homes. I have recommended them to multiple friends and incoming students in my graduate program.

I haven't had a negative experience with PPM. They've been responsive, flexible, and professional all of the time. The pricing is reasonable given the location and the size of my space.

I lived in a PPM homes property and was a bit surprised by some of these negative reviews. I read some reviews before renting and decided to go with them. I've found them to be quite professional. I rented my apartment from Rob, he was receptive of what I was looking for in property and set me up with a good place. Maintenance was a bit slow once or twice but overall the people are friendly, down to earth and I've never had trouble reaching them.

Not happy. It took FOREVER for my son to get his deposit back. They charged $420 for moveout cleaning when the place was left totally clean. I had to call three times because the security deposit was never returned and then they charged my son $35 for a check cancellation fee because we never received the first check. I would give 0 stars if that was a choice.
