It has been a wonderful 5 years at MODA. My husband and I moved in newly married and have left with a 3 year old. So a lot of new experiences shared in this building. All the concierge workers have been so kind and helpful as well as the building workers. I have no complaints.

Came downstairs at 7pm and event wasn't set up. Came down again at 8pm and event was over, even though it said from 7-9pm.

The gym needs to be fixed/upgraded ,have been to my friends apartment building that cost less than moda but their amenities is top notch!, lots of broken gym equipment and no replacement . The laundry is another problem , only 2 of the washer machine washes cloth perfectly,the rest of the 20machines takes 2 cycles to wash clean ,same goes with the dryer also. It’s just a Ponzi scheme,taking your without getting the value for it. Now I go outside building to get my laundry done.

I enjoy living in the building and the staff is always pleasant. The building does not have all the amenities as the newer buildings in the area but it is still nice.

Moda Upgrade Living has been a huge disappointment. What was marketed as luxury living now resembles an upgraded version of public housing. Since the pandemic, conditions have declined with ongoing roach infestations, filthy trash rooms, and trash thrown out of windows. The elevators and common areas are often unsanitary, with dog waste or one elevator is consistently out of service. Cigarette butts and other trash are frequently left around, making it feel far from the luxury experience advertised.
The building’s dynamic has shifted significantly, raising major safety concerns. Police visits have become alarmingly frequent, with officers being called almost daily due to tenant disputes and disturbances. I have personally witnessed verbal and physical altercations both inside and outside the building, including in the hallways. After discussing with another tenant, I learned that many residents have come from shelters or are using housing vouchers, which has contributed to a negative atmosphere in the building.
The apartments are outdated, with limited storage, and the hallways often smell of weed and cigarette smoke. Additionally, children run unsupervised in the hallways, and many tenants exhibit aggressive and disrespectful behavior, further affecting the building's environment.Tenants often play loud music at random hours.
The quality of the concierge service has deteriorated significantly. Many concierge staff members act unprofessionally, rarely wearing uniform attire, frequently using personal phones or playing loud devices, and addressing tenants more casually, as if they were neighborhood friends rather than residents. In contrast, other buildings with concierge services maintain far more professional standards.
Calls to the concierge desk are often answered on speakerphone, and there are frequent gatherings around the desk during all shifts. I have even walked by and observed concierge staff reviewing camera footage with tenants and discussing it openly, which raises serious privacy and safety concerns.
GGMC parking is another issue, with no accountability for damages in the lot. Maintenance requests are often ignored or poorly handled, with cracks in the walls simply painted over.
Management consists of pleasant individuals, but there is a noticeable lack of clarity in their division of responsibilities. When visiting the office for assistance, it’s common to hear each manager say, “I don’t handle that; the other person does.” This frequent deflection of responsibilities between managers often leads to frustration among tenants.
The area around Moda Upgrade Living, including the nearby park, is high-crime, raising safety concerns and reducing the appeal of what should be a peaceful community.
While the building does offer some amenities, including a gym, laundry facilities, lounge, two open-air decks, and a children’s playroom, there are serious issues with upkeep. The internet service to the building is unreliable, often going offline for an hour at a time.
The gym equipment is old and often broken, and the apartment appliances, countertops, and cabinets are outdated, giving the building an overall dated look. Bulky McQuay AC units obstruct window spaces, making curtain placement awkward. Laundry issues are constant—tenants take carts for personal use, bringing dirty clothes through the building, and most washers and dryers are frequently out of service or fail to wash and dry clothes properly. Frequent calls to management are needed to file tickets or request refunds.
On the positive side, the location is convenient, with easy access to public transit and nearby shopping areas, and the management organizes events for tenants. However, these positives do little to offset the numerous issues. For those seeking comfort, safety, and a well-managed living experience, I’d recommend looking elsewhere. Moda has lost the char

My dad Was homeless prespective Tenant A couple of years back He was Elderly and approved for an apartment through a City Run Income Based Subsidy Program at the time. He had a Child Support Order That For the Life Us we Do not under how the hell he owes because iam his so and so is my brother and my mom did not put in a order and she was a working woman and when my dad retired we recived social security any way my dad has a deduction monthly till this dad as grown as we are in Nyc now when we cam to look at the aprtment my dad was Pleased and Accepted everything was going well until the Hispanic Manger came in i told dad when he cam in uh oh we got some problem i just dont know what but he what something we already had proof my dad was paying the child support he doesnt even owe but anyway we had the proof he didnt accept what we had so it put us in a position where there was nothing else to get. now my dad had a Heart attack after and i went to every place to complain for help and I am still to this day waiting on a call back now we was already approved for the apartment until the manager decided he wanted to do something different. thank god for another lovely Management company that understood and allowed me to do the foot work for my dad so he could have a brand new full apartment not a hotel room in my personal opinion to get well and recover in and dont have to worry about anything now my dad was a retired motor man for transit a tax payer that fell on hard time and bad health and his pride allow me to find this out to late so we used what the City was offering at the time why not you know he worked his how life the build looked nice on the outsidebut we didnt know we would be treated the was he was on the inside they never judge a book by its cover my dad has Several Children Iam Really Not to the WHole Overly conservative i say Keep real An HOnest and JUst tell me What It is really Becaue whether you know or not Sometime People can "See you Coming before you get there" your body language and eye contact gives it off especially when your taken is a room and the manager is sitting half way to the table you know already its gonna be quick A little like it was in "1951"

Hello, I’ve been living here for 2 months now and I really like it. It located conveniently by E,F,J and LIRR and parking is available in the basement. The building maintenance is to par, the doormen/women are really helpful. They hold your packages, which I love because I’m so used to my packages getting stolen where I used to live. They have a gym.. it’s decent, I still kept my membership at crunch. They have two air decks and lounge that has a wet bar…great for events. Speaking of events, the management hosts really cool events that we can attend…I love it!!! Cristian and Paloma are very helpful if you have questions. The apartments are a really good size since the building is I was surprised at the size. So far I enjoy residing here. I just wished they had storage. But apart from that it is great building to live in.

Moda apartments is truly a upgrade. The maintenance and building cleanliness is immaculate. The amenities are very useful. The staff is very pleasant. This is a peaceful place to live.
