If I could give negative 20 stars I would terrible place to live. And definitely not with small children. No upkeep on anything other than fire safety.

Lost their contract with RHA in the midst of me living there, due to incompetence and poor communication from the office to RHA, forcing me to move as they were unable to provide a rental subsidy as initially promised.
They also refused to clean out my storage unit that was filthy upon move in. I lived there for almost a year, submitted multiple requests and it was still filthy, smelling of cat urine, until the day I moved out.
Only plus is that they were able to get me in quickly, being that their waiting list was short at the time. Besides that, I will not miss the countless times that the first department speeds through the complex, or the police. I will not miss the mics infestation or the perverted maintenance men, specifically the one with the salt and pepper hair.

Asked for an update on my name for the waiting list, and I was told that there is a few ahead of me, and then I seen that there is two openings for the one bedroom apartment, and then inquired how many people is a few people, that way I can try to plan accordingly between which place, and possibly a timeframe for when I can move, and I was then relayed once again that there are a few people who are ahead of me here, and all I wanted to know is what number I'm currently at for here, and estimate time for moving, because I do try to plan accordingly, but I can't get a straight answer here.

I moved here with my son who is 15 I’m not too worried about who lives here I could care less I work all day and come home late so I don’t really talk to anyone here. When moving in we did the walk thru she tells me they charge for every damage they see when we move out that’s fine but she started marking on her paper the counter it has a chip so I wouldn’t be charged for that. Well I hope not cuz the counter is painted grey. I did my own walk thru notice the stove burners moved can’t cook on the stove cuz the pans move or slide. The bathroom toilet has a huge chuck missing the heater in the bathroom missing cover the bathtub has water in it and stained also splattered grey paint all in it. My sons window didn’t open the door to my apartment the molding is coming off my door don’t stay shut. Told the lady all this when doing the walk thru a whole month when by and no one came to fix anything. Then the kitchen light blows I make another maintenance ticket for that, 3 days go by my son changes and says mom come here now there was a roach in the light fixture so I go down to the office and ask when are things going to get fixed in my apartment the lady in the office tells me when maintenance gets to it they attend to emergencies first. I told her I’ve lived here for a month the day I moved in things needed to be fixed and a ticket was made not only that I find a roach in the light fixture. I believe mine was an emergency since the heater in the bathroom had no cover which could cause a fire which is near my sons room who’s window don’t open. They opened the window and my sons room stays cold now in the winter there is a gap from them prying the window open they put a new heater in the bathroom still didn’t fix the tub nor the stove. I haven’t seen a roach since thank God. Didn’t fix the door or molding. To top it off I was told I could keep my car here till I got it re registered but for a week cool I was getting paid Friday the very next day gets towed not even a warning sticker to say move or getting towed now I’m pissed. These ppl tell u one thing and do what they please. And for the lady that always answers the phone and sits at the front office doesn’t let u speak with no one she says she will relate the message but doesn’t. I will never recommend this place to anyone the staff here could careless about there tenants. To top it off lost power around 4pm call the maintenance to see how long it would be before it came back on the lady was rude and says I don’t deal with rge call them and find out. Omg I wanted to go thru the phone

Pros-Love this place...I plan on moving back there as soon as I can. Great school district, nice neighbors, kid friendly, so many parks and playgrounds around, nice spacious master bedrooms (townhouses). Maintenance is slow sometimes but they do eventually come fix things.
The apartments are very nice and clean, big spacious closets..oh how I miss that closet
Cons: Gotta worry about ppl breaking into your cars
There's broken glass in certain parking lots
Trash is surrounded by the dumpster
Dog poop in the grass
Foxes lurking around at night
Weird ppl walking in the back of the complex at night (it's best to invest in a ring camera)
Hot upstairs but freezing downstairs due to the furnace being upstairs.
Front office ppl can be very rude and nasty depending on who's there.

I’m giving a two star rating because of the phone call. I Made a call in regards to see if there was any floor plans available , and who ever answer the phone started treating me like I was stupid because they had “paper floor plans. I didn’t understand what that meant so I asked what’s a paper plan? Then who ever answered the phone got angry with me because she thought I was acting funny or something And she just kept repeating that a paper plan is a paper plan. Um, I’m asking if there are any floor plans available, I’m not asking for images. Just tell me if you have anything available. I’m not sure if i want to attempt even moving here because the costumer service already seems to lack.

Orchard Place was a decent place to live when I resided there a couple of years ago. However, upon attempting to move back into a one-bedroom unit recently, I encountered some frustrating challenges. Despite having a stable weekly income as a car salesman, the fact that my commission is paid monthly seemed to complicate matters for the leasing office. Unfortunately, this resulted in me being denied due to being deemed "overqualified" based on my income. As a single parent trying to find an affordable option with rent under $1k, it can be disheartening and embarrassing to face such obstacles.In summarizing my experience with Orchard Place, while I had previously enjoyed living there, the recent denial based on income has left me feeling frustrated and perplexed. It is important for potential residents to be aware of the specific income requirements and how they may impact their eligibility at this complex.

My apartment is cold a lot, they control the heat there no carpet. I would like carpet and my apartment is very small.i don't have Access to laundry room supposed to be open all the time but it's always locked. ?

I had no real issues up until now. New management. Told them last year that there was a creature residing in my storage unit outside my townhome. Said they'd send pest control. And that pest control comes out every Thursday. Long story short, they never came I ended up going to the hardware store myself and obtaining poison. Stopped the problem until 2 weeks ago. I recently saw a huge holes and dug up dirt outside along side of my storage unit outside my townhome. Again I place poison inside of the holes. Call them 3 times and made 4 service request via the portal. I look today and my request was removed and via phone calls Becky said the same thing as last year. "our pest control is out every Thursday we'll notify them" . Long story short they never came and I ended up purchasing things to remedy the situation spent over $200.00. But these are the same people if you're a day late on rent wanna send out evection notices. I guess they don't gaf because it's not them living with rodents. Oh and my neighbor had rats in his storage unit. They was eating the poison like candy. I was putting poison in the holes every other day. My neighbor and I found them dead outside our dwelling. Called and ask them to remove it. Guess what they said. We'll have maintenance do it. And you already know, they never came.Also there's no proper lighting at night. Had to purchase a lighting system for outdoors. Smh this is very frustrating to say the least and unprofessional.

Do not move here unless you absolutely have no other options financially. Why? Here is why:Without getting into details about the actual unit, there is a major problem here. This is the equivalent of living with your parents or in a families basement. Maintenance and outside contractors continually enter your home while you are at work WITHOUT warning. They say "we put a paper on the door!" well guess what? NO NOTICE! more than once. The only reason I know my home was being entered was I had someone stay over and they were here in the morning! THIS IS NOT MY HOME IF STRANGERS ARE ENTERING ON A REGULAR BASIS WITHOUT MY KNOWLEDGE!!! This adds to the cost of rent as now you need a camera with a monthly subscription.The one place you are supposed to feel safe, instead you feel like someone is going to come in every time you leave. I am constantly hiding my personal belongings IN MY OWN HOME BECAUSE THE PEOPLE I PAY FOR IT INVADE CONSTANTLY!!!

At a point this place was a good place to reside. Now it's a dump. Staff allows trash to move in, and there's actually graffiti on the buildings. Trash in the parking lots, abandoned cars, broken glass, and a few other unappealing issues. Staff does little to nothing in terms of improving issues. The administrative Staff violates the tenets lease agreement often. My advice is stay far away.

I’ve lived here for the last 3 years. This place has been ran to the ground. A different property manager every few months. Very unprofessional and irresponsible. Graffiti on multiple buildings. You could live in the city, if you wanted that. Trash thrown all through out the complex that does not get picked up. Unresponsive, they left me without an oven for an entire year. They don’t respond to emails, they barely answer the phone. When you do get an answer they have disgusting attitudes, at which you will get hung up on and then completely purposely ignored. THEY HAVE A ROACH problem. My building ended up getting infested with roaches from the connecting building and another resident. I reported the problem, at which they illegally denied me a bombing of my apartment and building. I had to purchase my own exterminator, who told me that my apartment was not the source. But, I continued to find roaches in my apartment because another resident had them in my building. I asked them multiple times to treat the issue. They denied me that wish. then said exterminators would come every Thursday at which I waited for them to come for the last two months and they never showed up to treat my apartment, or the surrounding apartments, or building(s).. disgusting, disgraceful, and disrespectful. Do not waste your time
