They did amazing work with the contracting/landscaper work at our property in Rochester and have been excellent property managers as well! Always quick to respond, dependable, and professional—they’ve allowed us to seamlessly fix up, screen for tenants, rent out, and maintain our residential investment property even though we aren’t located in the area. Highly recommend them for your property management needs!

I helped a client of mine buy a property from Todd Orphardt and the transaction was as smooth as possible! Todd was amazing with communication from the start and maintained professionalism and integrity throughout the entire transaction. He was more than happy to schedule showings on the property when it was convenient for my clients, he negotiated well and fairly for everyone involved and kept his word through out closing. I was tenant at one time and the communication was horrible. Once I moved out, they could not even cut a check for $60 minus the rent , even though I left the apartment in excellent condition in a bad neighborhood. And I called them 5 times and no one called back. Talk about cheap and rude.

I was soon to be going to Florida for the winter when I had both of my units in a double become unexpectedly vacant. I hired Lynne Betlem at ROC Property Management (Rochester, NY) to help. Things went well for a while but then monthly reports and transfer of money to my account began to exceed the management agreement. Phone calls and e-mails are not returned. Requests for monthly reports and transfer of money kept getting later and later. This is March 16, 2018. I have not received any money since October 2017 (September's rents). I did receive an an annual statement for 2017 (apparently there is some concern of the IRS) and it stated that my account had a balance of over $4,000 representing rents for 3 months. No monthly reports came with the annual summary. I have made many unanswered phone calls as well e-mails asking for, then demanding that the rents be forwarded to me (to no avail). I got no response by phone or e-mail. Since I will be in Florida for some time yet, I may have to hire an attorney to get the company to live up to their contract.

I hired this company to manage my properties and although it wasn't a long partnership, it had ill effects. ROC never paid when they agreed to pay, and never paid me a fee for being late, (although they would bill the tenant when the tenant was late). Most of the time it was months I would wait to get paid. I am currently waiting for over 6 months to receive over $8,000 which I am owed and I have yet to receive payment despite (probably hundreds) of emails. In addition to that, this company is also very unresponsive, ESPECIALLY when you inquire about where your money is. They downright ignore you even though you are paying them... but they probably don't care since they keep your money anyway. So, if you don't want to get paid (especially on time) and don't mind being ignored by the company you hire, be sure you have plenty of funds on hand to pay your bills or... have fun going belly up!

I gave ROC Property Management 1 star because I can't give them zero stars. I started with ROC Property Management in May 2013. I stated that I wanted credit, eviction, criminal background checks, and I wanted to be final approver of who would move into my home. Long story short, they rented my home and tenants moved into it in August, and I didn't find out until I called ROC around 5 to 10 August and they told me someone had moved in on 1 August. I asked about the tenants, and they said that the checks were "good." In November, I noticed that the tenant hadn't paid the OCTOBER rent fully and I was never notified. I had to call them and tell them to evict him. Upon asking further about the tenants, there were red flags on one of their records. Then it went to court. And the guy never paid. He was finally out in January or February. I asked them to take him to small claims court, put a negative on his rental history, and make sure he shows up as evicted. I never did see any money from that, although one previous employee led me on with the fact they were going to small claims on my behalf. I have no idea if they collected and kept the money themselves. Then ROC presented potential tenants to me that were totally unacceptable with low credit scores and one even had 8 active collections against her. Really? Finally a tenant with a greater than 650 credit score came along in JULY. I consistently had to call and email ROC to ask for payments and owner statements (this was before online statements). They consistently did not live up to their contract. Consistent "maintenance" fees for snaking drains for three or four months. And upon asking the tenants how responsive ROC was to their needs, turns out they weren't that responsive. So, I have great tenants, and the management company isn't responsive. It is hard to keep good tenants if the management company isn't that responsive. Prior to the good tenants moving in, my sister had to go to the house for a COO, and the place wasn't even clean, although they charged me to clean it. Due to lack of communication, I filed a Better Business Bureau complaint on ROC and I went with another company due to breach of contract on 1 April 2015. I originally went with ROC because of the family name. I had a great experience with Betlam Heating and Air Conditioning. I can't say the same for Lynne Betlam and ROC Property Management. Poor communication. Very poor in timely payments to owners. Poor organization. In fairness, the maintenance department was good. I hope there are other owners and renters that have a good experience with this company. Unfortunately, I didn't.

I am an owner of a rental property in Rochester, NY. I had been using ROC Property Management as a property management company for the last 5.5 years. I have two main concerns about ROC. 1) Communication: During the last 3 years I had tried numerous times to get ROC to return my calls and e-mails. I feel most of my attempts to contact them were ignored. If I had a question or a concern I called ROC. I would almost always get voice mail and I would leave a message. A day or two later I would follow up an e-mail because I would not get a call back. After waiting without any response from ROC I would start calling throughout the day until someone would finally answer the phone. 2) Breach of Contract: (My main and ongoing complaint) ROC has breached their contract 16 out of the last 17 months. The Property Management Services Agreement states that they will, "Collect and distribute rent payments by the 10th business day of the following month." I have received rent payments on time only once in the last 17 month. On average it is 21 days late, and twice it was at least 52 days late. I have terminated my contract with ROC and I am waiting for the last 2 months rents. I DO NOT RECOMMEND ROC Property Management, but I am giving them two stars because I have received rent payments and they have repaired the structure.
