Talk about a disgrace of a rental company. I know there are limited options already in Boone, but this place tops the cake. We rented with them a little less than a year, first off, they charge you for any maintenance to the unit, even if it’s something threatening to your well being in the unit. We had a leaking fridge, that would not keep anything cool, but had to keep it leaking because we would be charged to get it fixed. We had frozen things exploding in our freezer because of the temperatures being off. Our unit also did not have air conditioning, yet they were charging 1,800 a month for the unit without ANY amenities and sent a notice saying we could not have ac units in the windows because it makes their buildings “look bad”. They neglect their residents and fee them on any chance they get. During the snow storm in January they sent us an email about how we would be responsible for clearing our parking lot and stairs as well as in front of the units and they would only do it if “they felt like it and out of courtesy, and weren’t responsible if we injure ourselves doing it, we had a rotting animal in our parking lot for over four months, and they refused to remove it after constantly calling. Mold would grow all over the unit, when we moved in we had dried vomit all over the unit and had to scrub it off the walls and doors. Yet we were still paying 1,500 for this year, and were increasing our rent to 1,800 for the next year. Our old roommate contacted holton to fix a leaking shower, and left them a 500 dollar bill, and it still leaks and mold covers the shower head within three days. The office is useless, the only thing half decent or useful in that office is Whitney. When we told them we wouldn’t be charged for damages to unit that were there when we moved in, they turned around after we moved out trying to charge us, but when we brought up to the office manager and the office accountant they laughed after telling us the unit hasn’t been touched by them in between tenants since 2017. It’s 2024 now. Do NOT rent from them. Do everything you can not to. A scam and a half.

Renter beware!! They charge an extra fee just to pay rent electronically no matter if it's a bank transfer, debit card or cc. $10/month for draft or almost $20 for cc. ONLY way to avoid a fee is to write a paper check. College students they know don't have or use paper checks and therefore IMO it's just an easy way to take advantage of them. Absolutely shameful!! Someone is lining their pockets with $10 per month per renter!

Our son's rent an apartment for the last two years at Brown Heights in Boone which is managed by Holton Mountain Rentals. During that time Holton has always been extremely responsive with any issues they've had. Nancy and the whole staff have gone above and beyond to help us and we couldn't be happier!

When I first got word that these people had a parking lot next to River’s Walk, I got my hopes up that I would have parking this year. I called the front office to make sure that my Jeep Wrangler is eligible, and the person who answered the phone said yes, as long as it is not lifted.NOPE! After registering, it was denied because it is a 4 door and not a 2 door. They then tried to bait and switch me with another lot all the way on the other side of Boone. This is unacceptable!

I am recanting a negative review that I posted several months ago regarding a frozen pipe issue. Holton Mountain got someone out to me over the weekend immediately and resolved the issue. They were a little tardy disconnecting the heater but not worthy of the negative review that I posted. I have found the management team very responsive and easy to deal with. Zach, who handles the maintenance issues is VERY responsive. I think that I was partially influenced by negative reviews that were years old and completely over reacted to a very minor issue without giving the proper credit to how quickly they responded to what was a legitimate, time sensitive emergency. I would recommend Holton Mountain and their maintenance responses very highly!

I’m surprised at the number of negative reviews this company has received on google. As a graduate student renter of one full year (just signed on for another one), my experience with Holton has been nothing but positive. I can’t speak to the other reviews here because I am not familiar with those specific people or their situations, but Holton’s responsiveness to every concern expressed by my roommate and myself has been exemplary. My building is older, but very well-maintained and honestly you just can’t beat the price-point. It’s ridiculously inexpensive for the quality of the housing and the overall responsiveness of everyone I’ve had contact with (repairmen, administrators, you name it).I would encourage anyone who is looking for housing in the Boone area who needs to save some money to avoid the slum lords and to consider renting from Holton. I can’t speak highly enough of the company or the people who run it.

Worst rental company ever. Rented apt and while renting they decided to renovate the kitchen, replace basically everything while renting. Dust, noise, electric renovations and chaos everywhere while still rentingso next renter has a new kitchen!Apparently I have no rights as the renter!

My experiences with Holton have been nothing but positive. They helped me secure housing for 2 families that was affordable and convenient. They respond quickly to maintenance requests and have been generous and kind to these newcomers to our community. They are good people who care about this town.

If I could give them zero stars I would. Owner decided to sell while after we signed our lease. Throughout the entire process the front office staff was rude and unprofessional. Would recommend any leasing company in Boone over these crooks

Worst Rental company in Boone. They are exploitive and should be sued for how they treat tenants. Many of their buildings are not up to code and I got very sick when I lived at Covington Place Apartments.

I'm currently leasing from HMR in Boone and they have amazing properties and are very professional. I submitted a work order and not only did they respond immediately, they solved the issue with efficiency and quality. They were cooperative with my schedule, and are able to provide a roof over my head with amenities that fulfill my needs. That, I am grateful for. 10 out of 10!!!!

I have two kids at App and we have dealt with 4 rental properties. Holton is by far the worst. Expect to pay much more than you think. They send out folks to spy on the kids regularly. And the feedback is not accurate. I still have a kid in Boone and told him NO to Holton. Very put off by this group.
