We recently stayed at 97-K Flip Flop’n and were extremely disappointed with both the condition of the home and how the situation was handled. For 2.5 days, the air conditioning did not work, leaving us to endure sweltering heat—with four children, including a newborn—in a home that cost us over $5,000 for the week.
The AC technician confirmed there was a leak and performed only a temporary fix, which we were grateful for at first. However, we explicitly requested that no further repairs be done until after we left to avoid another disruption to airflow. That request was completely ignored, and the repair was scheduled anyway, prioritizing convenience over our well-being.
To make matters worse, the owner's offer of compensation was based on a cold mathematical formula, with no regard for the actual suffering we experienced—sleepless nights, health concerns, and extreme discomfort for a family with small children and a newborn. We appealed for fairer compensation, hoping for some empathy, but were flatly denied. The response was inflexible and lacked any understanding of customer service or basic human decency.
This experience was not only uncomfortable but deeply frustrating, and I cannot recommend this property or its management. They completely failed to provide the level of care and responsibility that a rental of this price point demands. Very disappointed and will not return.

In my opinion, Sun Realty is by far the best rental company that I have used in the Outer Banks for our family vacations. They are always willing to go the extra mile, their website is very easy to use and the staff is very accommodating.

Outstanding home in every respect! Really the only complaint I would have is more of a suggestion - to switch from heavy dishes to Corelle. The house had plenty of bedrooms and baths to match so each of us had our own space. Great living area where we could all congregate. Location couldn’t be better - so close to the beach and across the street from Harris Teeter. The pool was awesome as well. Loved our week!

The home we originally rented got flooded out due to extreme rain. Tracy at Sun Realty got us relocated quickly. She was courteous, professional and very helpful. We would definitely rent from this company again.

My wife and I have been working with Sun realty for almost a decade. We've have found them to be responsive, polite and accommodating to all of our requests and I feel bad for the people. Who've had negative experiences because I've had nothing but positive ones. I've just returned to a home where last year I made some suggestions about maintenance fixes and I've returned to a house that is perfect now this year and I don't know of a lot of companies that would take such quick action just to keep the customer happy.. I'll be sure to keep working with them. And I truly appreciate that. I have this resource so I can get away from Northern Virginia and come down and enjoy the beauty of the beach.

We booked with Twiddy(which is our favorite) the well went dry so they coordinated with Sun Carova to get us a home. WORST experience ever. We arrived, Maintenance crew powerwashing deck, they completely ruined it. Pool was cleaned and ready but the crew completely filled pool with debris and ruined our first day. Then we realized none of ice makers were working, they promised to supply ice for week and pay for it... NOT...they denied and we had to pay for ice. Here's the worst part. My daughter accidentally left a bag that had my mom's wedding ring in it. We contacted Sun immediately and they said they would track. We'll turns out 5 days later they finally find the bag. We had to get police involved because Sun didn't really care. I think they knew their employees stole but wouldn't do anything about it. Police couldn't prove so employees got away with stealing my mom's wedding band, lots of my daughter's piercing jewelry and much of her expensive make-up. They finally returned the bag with a bunch of junk and said there was nothing they could do. I actually had the woman on the phone make a statement to me "Why would you bring your good jewelry!" Excuse the hell out of me, I don't take my wedding rings off, I get to beach and tuck them in not expecting someone to STEAL my stuff!!!! This was a year ago and I still can't get over their lack of concern, my thoughts they knew they were guilty bit would do nothing about it. We received no compensation nor care that their illegal workers stole my stuff. Worst company ever. It was the worst week ever! Never again Sun Realty! This was the worst heartache ever that we had our things stolen and they didn't care and had no compassion! Do better Sun Realty. I hope you loose business!

No response to maintenance issues that were brought to their attention on day one, i.e., shower head broke off and hit our head, ant issues, toilet non-functional (we ended up fixing it ourself), lights flickering when turned on on two levels of the villa, notified on the day of our departure that we’d be out a refrigerator for three days, trim on the floor warped from water damage and falling off the wall, elevator stopped working on day five. So we rented a 3-level, 3.5 bath villa that went down to a 2.5 bath villa with no elevator and no maintenance person in sight. Very poor management company. Won’t rent from them again.

I'll never rent through Sun Realty again. Very disappointed in our house. I cleaned the floors when we got there, the cupboards were dirty, webs hanging down, was supposed to have a bag of paper products and there was not 1 roll of toilet paper or paper towels, no garbage bags, no bag of anything, like it said online. The house has potential but it needs TLC.

Arrived at check-in time (4pm) to find the cleaners still there. Around 5pm was able to get into home and it was VERY dirty. We have been coming to OBX for years and understand how rental properties work but this house was in very bad shape. Dog hair on every surface, carpets stained and smelled of urine, food (a whole tortilla!) found next to the couch. Alerted management who sent a second cleaning crew who agreed the house was filthy. Spent the whole first day of our trip cleaning up so it could be livable. Still waiting to hear back from management for a partial refund.House was clearly a quick flip. TV in living room is virtually unwatchable given it is hung on the wall right up to the ceiling. Barn doors on second floor don't latch for privacy and kitchen drawers are cluttered. Cheap knick knacks cluttered every wall and surface. House felt dark inside, virtually every seat was uncomfortable with old furniture, and house was a long 15+ minute walk to the beach. Suggest looking at other rental sites to book a home for your vacation.

Have rented with Sun Realty for years because of the quality of their rental homes. Always fully stocked kitchens and well kept properties. Highly recommend if you're planning a vacation in the Outer Banks.
