Katie is INCREDIBLE! She is extremely knowledgeable and accommodating. She helped and walked me throughout the whole process of signing my lease and reassured me about the place that i would be renting. She is an asset to the Bob Schmitz team!If you’re reading this Bob Schmitz Boss/Manager, GIVE THAT WOMAN A RAISE!!!! None of the other employees know NOTHING about any of the properties and always had to wait and ask for Katie’s help! She deserves more recognition!

We are SO impressed with our 2 years (so far) of living in a Bob Schmitz rental, particularly with the responsiveness of anytime we've experienced a maintenance issue. With the big storm that came through, we discovered a small leak and requested someone come look at it. There was someone addressing the issue within 24 hours and not only was our issue fixed but the Bob Schmitz team determined that all of the windows should be replaced to ensure that this did not happen again. This is just one example of how well we've been treated by them. Every interaction with the maintenance team has been amazing, and we can't recommend renting from this company enough!

The employees are very responsive to emails and maintenance requests. Their maintenance staff are punctual and great at fixing the issues.When it is time to move out, they send very clear instructions and how much they will deduct for failing to move out accordingly. The deductions matched the items we forgot to replace or fix properly. I found the move out process and deposit handling reasonable and fair.My one complaint, is that I wish the property photos and blueprints were up to date. The dimensions of the rooms were not accurate and the interior photos are outdated. One of the yard photos was our neighbors property and the other showed a yard full of grass which was not the case when we moved in.

I was with Bob Schmitz Properties for 2.5 years. They were responsive to my repair requests and diligent in following through. I loved that they allowed pets and enjoyed my location. When your lease is up, BSP provides renters with a check list for move-out purposes. If you stick to the move-out check list, you will likely receive your deposit in full.

Working with Bob Schmitz has been the easiest and smoothest process. Katie is the leasing manager there and she has been wonderful from the start. They are quick and prompt with their responses and the rental portal is easy. There are never any surprises as they are always transparent. Highly recommend!

Been renting with Bob Schmitz for about 3 years now and am really satisfied! Although the house that I am in is a little older, the staff does not hesitate to fix issues and replace items. They are also very reasonable with their rates as well. Overall, wonderful agency to rent from with kind, caring, and quick staff.

My roommate and I have been renting at Bob Schmitz properties for 1.5 years in Durham. The experience while living there have been subpar but by no means horrible. We did not miss a single payment throughout the years and generally took care of the place well. However, due to circumstances at the end 2020 we’ve decided to break lease and move on. We also found people to promptly take over our lease as soon as we move out to minimize vacancy time and save the hassle for the management. However, we did not hear anything back about the deposit until 30 days after moving out, and informed that we will NOT get our deposit(~$1300) back on top of owing them $200 with ridiculous and unforeseen charges. (1st Picture below)
Bob Schmitz and I emailed back and forth in regards to the charges, however their attitude is dismissive and arrogant as a result nothing was changed. They have an excuse for everything that was listed.
We were charged for….
Items that wasn’t there to begin with (smoke detector)
Damage that was there (Paints on the floor was left from when they last repainted the place. We have never painted anything in the house)
Blinds ( they were in bad shape prior to moving in, we solely used our own curtains and never adjusted them)
48 nail holes for $350 (We’ve only had a total of 14 nail holes, all which were properly patched up with speckles. There were an outstanding amount of pre-patched holes when we first moved in) When asked, the attached picture below is their justification for the charges...obscure scratches and paint splats for $350….
Trash (We had to move out on a Monday in which we packed 4 big trash bags and placed them beside the garbage bin until the truck could come by and pick up thursday. Which we went back to the properties and took all the trash out to the curb the following thursday)
Mattress (Mattress was left on curbside with confirmed certificates of notification from durham city to be picked up)
With all things considered the property was extremely old when we first moved in. The house itself is pretty worn down, but we did not think much since the location and price was decent. But managements should not expect tenants to refurbish, replace or fix issues that the property already has.
I’ve rented at a lot of places since my college years, and never had I once not had my deposit back or have such a bad attitude from an apartment complex. Never had I felt so cheated and ignored by the management. In conclusion, I highly recommend looking elsewhere, their properties are not worth the risk of them screwing you over. You’re better off renting from somewhere else even if it’s 10% more rent overall.
I hope they change their structure, and more importantly no other renters falls into the same trap.
Follow up:
After a more than half a year after we've moved out and disregarded the dispute and comments, they simply disregarded all our conversation and fails to even acknowledge any of the points we've made is ridiculous. And I hope their response below should serve as a good indication and example of how their attitude and responsiveness is towards any future renters.
Don't bother with Bob schmitz properties. They might be an adequate leasing office at one point, but at the current time they're much closer to a scamming organization that preys on young professional and students.

Love renting from Bob Schmitz. The property manager is so communicative and anytime we've in a repair request we are always met with professionalism and wonderful outcomes. Won't be renting from anyone else anytime soon. For the price, service, and location... we completely lucked out:)

In the 2 years I rented from Bob Schmitz Properties, I experienced a high level of professionalism and excellent customer service throughout every interaction. From the first time I contacted the office to discuss renting a place, they went above and beyond to help me find a place that might be a good fit and they exhibited that same high level of customer service my entire time renting from them. I was always impressed at how quickly they responded to any questions or requests I had. Anytime I submitted a maintenance request, the issue was addressed very quickly, sometimes in as little a 2 hours and never more than a few days, depending on urgency. Throughout the process of having repairs done, they were communicative about the process and worked hard to ensure the issue was resolved quickly. They also do really nice things like offer free flowers to all tenants in the Spring that they can pick up to plant at home. They hold a Halloween decoration contest every year. These are other ways I see them going above and beyond to make their properties a nice place to live.Lastly, the move out process was very easy and straightforward. When you move in, you are provided a list and are asked to inspect the condition of the home. When you move out, there is a similar list you must follow to ensure the place is left clean and not damaged. They are upfront about this in the lease so as long as you keep that in mind and stick to the list, it’s pretty likely they’ll return your full deposit. I had a positive experience renting from Bob Schmitz and would recommend them to others.
