We had a terrible experience with Vacasa, the property managment company, for this vacation. We’ve rented many homes in the past 20 years and understand that unexpected things happen and you work with property manager company to remedy issues. However, the COMPLETE LACK OF RESPONSE from Vacasa is something we’ve never experienced.To provide some context: When we arrived there was no high chair or pack and play (as listed in the property description) - there were also numerous SAFETY ISSUES with the house and BROKEN amenities (e.g., rusty screw sticking out of broken fridge handle, broken front door handle, etc.).Upon arrival, we began communicating with the Vacasa “help line” (both by phone and text) - which routed to the international call center. They proceeded to “create/updates” tickets that would “notify the local team.” Throughout our week-long trip, we’re NEVER contacted by the “local Vacasa team.”It was not until the THIRD day, that we received the high chair. We never received a pack and play. On the FOURTH day of our trip, the homeowners sent their maintenance person, who fixed as many of the broken/safety issues that he could, but many remained unfixed (e.g., rusty screw on the broken fridge handle, broken cabinets, etc.). On the last few days of the trip the POOL AND HOTTUB were GREEN from lack of proper treatment/maintenance - we contacted Vacasa to please send a pool maintenance peeps , but they NEVER did and we were UNABLE TO USE THE POOL OR HOTTUB for the rest of the trip. In addition the ELEVATOR alarm went off the fourth day of our trip. The “local Vacasa team” sent someone over (when we were away) and they proceeded to render the ELEVATOR DISABLED for the WEEK. We contacted the Vacasa “help line” numerous times, but the local Vacasa team never contacted us or fixed the issue.This experience was extremely frustrating. We spent entirely too much time on what was supposed to be a family vacation on the phone, on hold, and putting in unanswered “tickets” with Vacasa. We will NEVER be renting from Vacasa again and we strongly recommend you reconsider before you do. If I were the homeowners, I would want to know how negatively the Vacasa property management company made my guests experience.

This is the second time staying at this house and things have gone downhill since the last visit. First of all Seascape Cottage has roaches! there was a dead one in the bunk room and a live one in the queen room. Secondly, my husband almost fell thru the floor in the hallway! the floor is rotten and was sunken in when stepped on. We called maintenance and they came the next day. The maintenance man was very nice and looked at all of our concerns but said that they couldn't really do anything to fix them unless the owner agrees to it. So he had to cut a piece of plywood to cover the hole in the floor. The shared baths shower is messed up, the spigot won't push down to fill the tub and the handle is loose. The master bath shower leaks boiling hot water at the handle. We could only get one remote control to operate the different tvs. When my son walked across the floor his feet were black. There are alsl cosmetic issues but we weren't worried about those. We will not be staying in this house again. The only pro is how close of a walk the beach is.

I've never rented from this company before.Always use Surf or Sound.However, I'm looking elsewhere for 2023.This website is horrible!I've been playing around with it for 2 hours now only to be fully frustrated.I clearly filter in all the amenities, one of which is "oceanfront." I'm not interestedin Sound side. Now I can't even see my review.Ugh!!!You've lost my business!!

Currently staying at Looney Dunes; nice place and all rooms are great. The only downside are the bugs and it seems that no one took care of the cobwebs in the unit before guests arrived.

Unless you want a super stressful vacation, full of excuses and total lack of customer service, avoid renting from this agency!!We rented 3’s a Charm from May 9-16, 2021 and the trouble started on Friday, May 7th with a phone call to let me know that the floor inside the front entrance was “soft” and that it was a safety issue that would be fixed the day after we arrived. Ok, thanks for letting me know...except the rotting floor was the least of the problems.We arrive Sunday night, crash and wake up the next morning to cook breakfast...except the stove is broken. Oh yeah, and the oven doesn’t work. No phone, internet or satellite either.We rented golf carts for the week and go to plug them in to charge in the outlets at are under the house, yup...the rusty outlet starts smoking.Make sure you’re prepared to walk the four flights of stairs (around the rotting floor that didn’t get fixed as promised on Monday) because the elevator can’t be called from the ground floor.Forget about cooking on the grill either, unless you’re willing to risk blowing yourself up because of the faulty regulator valve.After NUMEROUS calls to the realty agency, they thought that offering us a $50 gift certificate would make good for our trouble...but oh yeah, we’d have to drive 20 mins to pick it.Rest assured...Beth from the Hatteras realty office has been working all morning to open up maintenance tickets to get the issues solved, but was adamant that it was our fault because they called us Friday before we checked in to tell us about the floor. Guess how many issues have been solved in the 3 days we’ve been here?This is the absolute worst vacation we’ve ever taken to OBX, thanks for nothing Outer Banks Realty!!3's a Charm, 56406 NC 12. All I can say is wow, time to look elsewhere ! Maybe this company has aged along with the unkept property we rented. Times must be tough on OBX because after renting with OBR for 15 years we've experienced the worst rental ever for which we spent the most money ever! That's right, for a decade and a half my family has been happily renting and each year spending a bit more as we moved closer and closer to the beach with more amenities and a bigger house as our family grew. This year we were super psyched to arrive at our beachfront house with an elevator, pool and hot tub way down in Hatteras. Well excitement turned to disappointment as we discovered the following. 2 ice makers broken and no way to make ice. They dropped off 2 -20lb bags on Saturday which of course limited our freezer space when we need it most. No ice or way to keep ice in the first floor bar as there is no freezer except 2 floors up. No bottle opener or cups in bar area only oven mitts ( there's no oven there?) Decks- not only is there no covered deck looking Oceanside but there is a nest of pigeons on the Oceanside 2nd floor deck so it and the outdoor shower below are covered in black bird p*** which leaks down to the poolside area when it rains. Eww! Pool- not cleaned, safety latch on the gate not working and spring rusted and broken to close gate, weeds growing in cracks, hot tub tiny and on its last leg. Yard a mess and drainage terrible. House-leaking faucets dripping constantly, carpets and walls dirty, vents for return air disgusting and covered in dirt, ceiling fans covered in dirt, toilet paper holders broken in 2 bathrooms. Sand all over furniture when we arrived. Granted this list is most disturbing by its length and I could go on. One or two of these we could overlook but it's so much! Customer service- we called and asked for repairs/help every day. Each time we were promised resolutions. Never ever called back as promised. Pool has still not been cleaned. Still no ice. It's Friday and it looks like they offered a discount on cleaning fee of $140?? We paid over 13k to them for this dump! Time to look elsewhere.

Two weeks before check in we told that the house is inhabitable. We were offered unacceptable alternative instead of our rental. Never again I will rent through them, after being loyal customer for years.

We rented 3’s A Charm for the week of Oct 25th to Nov1st. We arrived to find the range top not working and the ice maker inoperable( been broken for awhile because of note on door). We called Outer Beaches Realty and they knew about it but we were not informed before we moved in. We called numerous times and were told it would be fixed by Wednesday. Nobody came and all they could do was send us a griddle top. This was totally unacceptable. Lights not working in house. Light switches with shorts. The house is an ideal location for views and convenience. The kitchen was nicely stocked for cooking. The lack of communication and total lack of responsibility to provide what we paid in good faith on a rental agreement shows total lack of professionalism. I would not recommend renting from Outer Beaches Rental in Hatteras N.C.

We decided to rent a place that had all the amenities to be able to stay on property during our visit to OBX during the pandemic. We rented the Elite property of Oak Dunes #100. We were there the of week June 6th-13th.From the time we arrived to the time we left there was nothing but problems. Checking in the key code did not work, Thomas came to let us in. We use the grill, it was dirty and rotted out that it kept catching on fire. Go to use the Tv none of them work, except the movie room. Sunday call to let them know that we had some issues and they send Anna out she wasn't able to fix them. She checked the circuit box and the Arc fault circuit breakers kept tripping. She said an electrician would be out to fix on Monday. No electrician came out on Monday. Called again several times. Tuesday Thomas returns we go over all the issues with him again. He tells us an electrician will be out the next day. No electrician again. Thursday Dustin comes out we go over the list with him. He goes and fixes some of the deck issues, offers us ice and a new grill. This is Thursday we leave on Saturday. Friday morning to our surprise the electrician arrives his name is Ryan and had two helpers with him from Outer Banks Electric . Lucky us we find out that they had done emergency repairs on Memorial Day weekend for this property. Apparently they had worked done on the property by an uncertified electrician, he was replacing the outside lights and did them wrong causing the circuits to trip so the people there Memorial Day weekend had no power on half the house. Ryan said he was able to fix it temporarily on Memorial Day weekend and that he email Outer Beaches Realty to say that they needed to do more work to fix the property. He didn't hear from again June 11th to come do more work, they obviously didn't contact him until the end of the week.We did not rent this property until after Memorial Day weekend. They had plenty of time to fix the issues before we arrived. The whole time we were there they promised to be taking care of the issues that clearly they should had done before we arrived. The least they could have done is let us know before we arrived, so we aware or could cancel.Other issues we had was with the pool it was full of algae all week. The hot tub jets were not working properly one side was not working at all. The pool guy was out three times, he said he told Outer Beaches the the pool had clogged pipes and only one skimmer box was working so debris collected in the middle of the pool. He told them this the week before we arrived as well.We called them so many times to get answers it was ridiculous. Spoke to managers Crystal Duvall and Jenny Creech they offered us $1,000.00 refund and a pizza. Told them we did not want their pizza and as far as a refund of any amount we haven't seen anything.They told us the owner, James wasn't answering them for approving any work to be done. Funny James got back to me when I contacted him, we spoke for close to an hour about the issues at his property. James was fully aware of the electrical issues as well.Since speaking to Crystal on June 12th, we have not heard a word about anything. Left a message for Heather George no return call. You can't blame poor customer service on COVID.So basically we spent our vacation giving Outer Beaches Realty a punch list of things to fix. Hopefully they did them and the next renters were able to enjoy the amenities of the property.We completely understand that it is a rental property and won't be perfect but for an elite property you would think electric would work and the pool would be clean.They said we stayed the whole time, we drove 8 hours for a vacation that they kept saying they were going to fix the issues. Would you leave, if you were being told they were fixing it? The practices of this company are not up to the code of ethics for National Association of Realtors. When check in time is 3:00, we arrive at 2:00. Cleaning crew is just leaving. We call to see if we can get in. Told an inspector needs to come to check the work. I get that. These are crazy times. We wait and wait. Finally just before 6:00 we call because the office will be closing. We are told they can't reach inspector. They are part of cleaning crew. Didn't you hire the crew? Told someone should be there by 7:00. And if they aren't do we sleep in our cars? My husband let them know we weren't happy. Then 20 minutes later we get a text that house is ready. No inspection done and we sat outside for 4 hours that apparently weren't necessary. I get that they want to be careful, just that we lost time on a house we paid a lot of money to use. I just want to add the house is great. Very roomy. Only issue is wifi does not work but not a big problem.. I also noticed reading these reviews, the realty company only replys when there are 5 stars. Interesting.

My husband and I have been customers of Outer Beaches Realty for a number of years. We were always was very satisfied with their services in the past. Due to being in lockdown for COVID-19 (ages 68 and 70), we requested two months to our arrival time that we would not be able to begin our two week vacation at the time selected. We asked that our reservations they cancelled, but they were not willing to do that. First we were told that we had to wait until the week of our reservation because they were only dealing with requests a week at a time. We next requested that the $4000.00 be applied to the same reservation same time the following year. This was denied as well. Next we spoke a supervisor who said to write a letter to the owners of the property as they would be the only ones that could refund our money. We send an email to Outer Beaches that would be forwarded to the owners. We made several attempts throughout this process to call them to check on the progress of our requests. Much time was spent on hold waiting for someone to answer. After 20 minutes on hold a message came on saying to leave a message for a call back. We did that and received no callbacks. We called on the week of our reservations and "Vacation Specialist" referred us to their cancellation policy and were strictly adhering to that even though they assured us that they were aware of COVID-19 issues. They offered to return our money minus $200 if they were able to rent the two weeks in the same house in the same week (which would have a zero chance of happening). We are deeply disappointed in their lack of professionalism and irresponsibility during this time of a national crisis and world pandemic. When other companies are making extraordinary efforts to help, this company chooses to take $4000.00 from loyal customers for no services rendered. Such a waste of hard earned money...
