From the moment I arrived, everything about my move-in experience felt effortless and welcoming. Robbie was a total rockstar—helpful, upbeat, and made the whole process feel like a breeze. He moved the stress right out of the way.
Tracie’s tour of the property was perfect during both visits. She’s got that rare mix of local knowledge and genuine enthusiasm that makes you feel like you’re already part of the community. Thanks to her, I was able to take advantage of the move in special with her swift responses to my inquiries.
And meeting Alexis for the first time? Instant connection. Warm, friendly, and easy to talk to—she made me feel like I wasn’t just moving into a new place, but stepping into a new circle of friends. It was a pleasure sharing knowledge about the best ways to commute in and out the area during rush hour.

Enjoy living here but want to speak on personal experiences. The office staff is good but I've had several experiences with the maintenance team here, and I want to take a moment to acknowledge their hard work. Despite what seems to be a small team, they consistently show up promptly, are respectful, and do their best to resolve issues efficiently.
That said, I do feel they’re stretched thin at times, which can occasionally lead to longer wait times for non-emergency requests.(hearing this from other residents) It’s clear they're doing everything they can, and I appreciate their dedication. It would be great to see management provide more visible support or resources to help the team continue doing their jobs well.
Overall, I give high marks to the maintenance staff themselves—they care, they work hard, and they deserve credit for keeping things running.

Have placed multiple work orders about HVAC system. Apartment humidity level is high and muggy. Feels like I'm walking on damp carpet. Paint is raising up from wall due to high humidity. Requested for the damper to be opened. Maintenance haven't been trained about this or don't want to. Causing high electric bill.

The Carpet was completely WET!! The paint was wet , I had to sleep in a fresh painted wet carpet apartment, here is still smelling of paint ,
It took an entire week to get internet connection.
I need the keys for the bedrooms.

My washing machine is STILL making a loud grinding and banging noise during the wash cycle after several maintenance requests (with recordings of the sound)and an actual phone call to the admin office. I even sent Adam a video with sound to share with the maintenance person. I have received a “request completed” each time, but I’m honestly not convinced anyone has even checked it out the last couple times. I’m beyond frustrated. If it can’t be fixed, then it’s going to need to be replaced. I’m not paying a monthly fee for a faulty washing machine.

Been living here for some time now. There are always pros and cons with any apartment complex but I will say the pros outweigh the cons.
The birds have got worse, I know nothing can be done about the birds/nest but at least clean out our stairwell. The poop is outrageous. [[UPDATE: maintenance came to clean the building, thoroughly]]
Maintenance is great, I rarely have issues that require Maintenance but when I do, they are there within the day. The internet could also be better, when I first moved in I was told we had to get the internet with the apartment, didnt have issues with it until recently.
Overall, I enjoy living here. Nice area, spacious, up to date appliances

We pay all this money for rent for the pool area to look like this all weekend? So much for luxury apartment living. I was embarrassed to even take my friend with me to the pool.

I WORK FOR ORKIN PEST CONTROL AS ONE OF THE ADMIN. WE SERVICED THE AVELLAN SPRINGS APARTMENTS FOR TERMITE CONTROL BACK IN MARCH OF THIS YEAR. WE HAVE YET TO RECEIVE PAYMENT OF $3640.00 THEY CLAIMED A CHECK WAS SENT TO OUR CORPORATE OFFICE, WHICH WAS FALSE. MY BRANCH MANAGER HAS VISIT THE SITE TRYING TO COLLECT PAYMENT BUT WAS GIVEN THE RUN AROUND. WE HAVE TRIED TO CALL MS. AMANDA SMITH, ONLY TO GET HUNG UP ON BY HER. HOWEVER, DUE TO THE EXTREME DELINQUENCY OF THIS ACCOUNT, WE WILL BE FORCED TO PURSUE COLLECTIONS THROUGH OUR ATLANTA OFFICE.

Management is very communicative and helpful when you first move in and then the response time dwindles drastically as time goes on and more concerns pop up. We initially signed a contract for one apartment and were told last minute that we wouldn't be able to get that apartment as the other people 'decided to stay'. We agreed to move into a new apartment, and all was going pretty well until we discovered that there was a persistent noise problem that was going on for hours during the day and often into the night. We were initially told there was a '3 strikes policy' when it came to noise complaints. However, after many emails and conversations with management for help and solutions over months, it has gotten to the point where we've realized that nothing will be done to solve the issue besides them telling us we can move into another apartment. There have been no creative solutions suggested either (ie offering to cover the cost of soundproofing the ceiling). I'm truly disappointed as I had high hopes for this property management company after seeing all the positive reviews. I have also been unable to reach the corporate office to address my concerns. The apartment itself is lovely and the location is great. Two of the men from maintenance have been very kind and welcoming.

House has bad smell. It was not clean properly.In front door dirty from door has marks .Kitchen sink does not net cover and foucet sink detaches need to repair.bedroom window net has wholes does not good cleaning service.
