Ruby and her "team" were the absolute worst real estate agent experience and nightmare we have ever had. While Ruby has a deceptively friendly demeanor, she effectively disappeared from the entire process of our sale after our initial meeting when she handed us off to her incompetent, inexperienced, disloyal-to-their-clients group of people working with her and particularly her unqualified, moronic son-in-law, Beau. They did not counsel us properly in hiring our own attorney to work with, had very unprofessional and poor quality contractors who she referred us to (some of whom did not even show up to do the work, could barely speak English and communicate professionally, and/or both), coerced us to concede to so many things from the buyers that we in hindsight (after speaking with multiple brokers and attorneys) did NOT have to concede to, talked us into doing so many upfront major upgrades that did NOT give us back monetarily in return, and did not even meet some of our most basic wishes/requests (e.g. adjusting the thermostat per our requests to keep our electricity bill down in the summer after we had already moved). We strongly believe hiring Ruby as a listing agent was one of the BIGGEST and most regretful mistakes we've ever made in our lives, costing us thousands of dollars and months of headache with difficult buyers to whom she did NOTHING towards representing our best interests. She/her "team" did not look out for us whatsoever in negotiations, but instead talked us into the most unfair and costly concessions all the while not advising us to seek an attorney to represent us! She did nothing to educate us about permits prior to listing, which resulted in a devastating outcome where the buyers completely and unfairly took us to task, taking huge and unwarranted advantage of us financially, and Ruby did NOTHING to walk us through that firestorm - her "team" (since she had completely checked out by then) just let the buyers WALK ALL OVER US and DRAIN US $$$ as we were feeling stressed with the logistics of our out-of-state move (including because she had coerced us into leaving behind a lot of our furniture for "staging purposes" which cost us a laborious, 2-part long-distance move and was truly so unnecessary in hindsight). She also deceived us into thinking she could represent us and our property well in Durham, which was completely not the case (she seriously knows nothing of Durham real estate and didn't even care to make the drive over for showings to actually SELL to prospective buyers). Years later, that sale experience haunts us to this day and it will always be the most financially unjust and HORRIBLE experience we'll have to live with for the rest of our lives. There aren't enough words to express just how horrific, lazy, disloyal, incompetent, and incredibly bad Ruby and her "team" are.. never again will we work with ANY Remax broker because of her, as she was an agent with them at the time. She is a terrible negotiator (I struggle to recall her even negotiating on a single thing for us - except to push back on us HER clients when we were trying to negotiate with the buyer side), indifferent to her clients' best interests and wallets, lazy, and completely irresponsible with just dumping her clients onto her incompetent group. We trusted her, and she wronged us more than we could ever imagine a listing agent could. I wish I could be leaving a 0-star review across the board for her.

We are SO thankful to have found our first home with Team Ruby! They held our hand through the entire process, patiently educating us and looking out for us. They are so communicative, thorough, professional. Hopefully we won’t move anytime soon, but if we do, we know exactly who to call for help!

Ruby and her team were excellent before during and after our home sale. They were readily available for questions or concerns we had at any time of the day and took the extra time to stage our home for best offer possible. Most importantly they delivered multiple bids and an over ask final. The closing process was the easiest we’ve experienced and entire experience was as stress-free as possible on us. What more could you ask for??
