Do not rent from this company! I was evicted in August of 2023 and life has been chaotic ever since. They kept my security deposit and basically tried to charge me to remodel the entire place when it should have been done prior to me moving in. The carpet was already ruined. They painted the apartment terribly prior to my move in. I was also never given a walk through of the apartment and was unaware my unit would be on 3rd floor. Will never say anything good about this company or recommend it to friends…all they care about is $$$ and not their tenants unfortunately.

I lived in one of the IMM apartments a few years ago. When I first moved in the building was clean and well maintained. After living there for two years they didn’t even replace the lights in the underground parking, vacuum the halls or even clean. The elevator was always broke. When I lived there I had two dogs. The first week I got calls that my dogs were always barking and they could hear them from the third floor while outside mowing the lawn. Was not my dogs barking. My rent was high but as soon as I got some help they took the extra they where charging me every month for my dogs off due to they could only charge me a pet deposit not both. ( I was told this by housing where I got help from). Then started charging water and also charged a tone of money for cleaning after I moved out. We cleaned for two days. I would never rent there again.

When my husband and I moved out of our apartment, I spent two entire days cleaning from top to bottom. We then were told we owed $577 in cleaning fees and damages. They didn't think to look into the fact that we paid a $500 deposit AND overpaid on our last month of rent. We had to point that out to them, and in the end they owed us $300. Don't pay these people a dime without checking first - they will scam you out of your own money.

The communication there sucks, i called last week regarding my rent , the lady working there doesn't know anything and all she does is direct the call to someone she knows is not there. On top of that you leave messages and no call back. I paid my rent and still they leave a pay to quit on my door , seems like they don't even look at the computer to see if it was paid. been here for 4 plus years and they seem to be going down hill

LANDLORDS AND PROPERTY OWNERS PLEASE STAY AWAY FROM IMM. THIS COMPANY IS TOTALLY NEGLIGENT AND A FRAUD.I had given my property to IMM in Grand Forks,North Dakota to manage as a rental property when I decided to pursue another job and leave town. I trusted and gave my property to IMM for management, they have been extremely negligent in the care of the property and charged me excessively for maintaining my property.I have regularly written emails to Colin Bates the IMM manager at Grand Forks even during change of the last renter asking explanation for the excessive charges for maintenance of the property and he has always given me lame responses. IMM and Colin Bates were fully aware that I was no longer living in Grand Fork and took advantage of the situation since they were aware I cannot visit back and inspect my property.I wrote to IMM and Colin Bates in October 2021 that I had made a decision to sell my property after completion of last renters lease and that I wanted my property to be handed back to me in the same condition that I had given it to IMM. I was not only paying for the management fees for IMM but also paying for the maintenance of the property which they were regularly were deducting from the Rental Income.I asked IMM/Colin Bates to do an inspection and send me photos of the current condition of my property however IMM did not respond to my request, so I asked a local reputable realtor to inspect the property. My realtor did inspect the property and told me under the guidance of IMM the property is maintained in a very poor condition. I wrote to Colin that my property be returned to me in the condition that it was given to IMM as IMM had already been charging me for the maintenance of the property. IMM failed to do any inspections of the property. Despite being informed of my intention to sell the property, IMM did not take any action. IMM was collecting the Rent and management fees but failed to do their job, do any inspections. It is because of the utter negligence and failure of IMM/Colin Bates that the renter ended up trashing the apartment in very bad and unimaginable condition as they did not do any inspection and take responsibility of their work despite me informing them.After the renters moved out, my relator did another inspection and found the property in appalling condition and took pictures which were sent to me. It was made very clear in my prior email to IMM that the property to be returned to me in the same condition with the expense be paid by IMM . Colin in his email clearly wrote any damages to the unit will be collected from the tenant. IMM charged me a total of $1895.50 as maintenance charges in 2021 and this amount excluded management fees and any capital improvement.IMM and Colin Bates the manager in Grand Forks have been clearly negligent in the management of my property. They took advantage of me and now they are intimidating me through a lawyer into paying the damages when IMM was responsible for maintaining the property and it is due to their negligent behavior and not doing inspections of the property that the apartment was damaged.UNDER NO CIRCUMSTANCES DO NOT GIVE YOUR PROPERTY TO IMM FOR MANAGEMENT

Had a unit for 9 months in 2022. I just got a notice that the last bill (which I never received after giving all the information needed to do so) got sent to collections in September of this year(2023). I called a few months after thr move out date and was told the bill was in the mail. Very very pissed to say the least.

When I first left a one-star rating for IMM I did not write a comment because I didn't want to throw anyone under the bus. I just wanted people to know that we didn't have a positive experience with IMM. Any problems with the neighbors we had I resolved with them personally and never had them written up. If IMM management would like to know why I left a low rating, you can call me, you have my number, I will speak to you privately about it. Thanks

Just a little warning....my car was stolen from the apartment parking lot in 2021 and totaled. Just last week someone broke in my garage and stole over 5k worth of stuff. They aren't liable for anything. The insurance they have you pay for every month really just covers them. There are no cameras up. I have told them numerous times that place needs cameras. They don't listen. My garage door was left open a ehole weekend before they could get to it so the thieves could steal the rest of my stuff. I have been there 3 years and it has gone down hill. That is supposed to be a nice area. Don't rent at 1310 34th Ave SE.

Do not expect to get any of the security deposit back no matter how much you clean. My BF and I spent days tediously going through the cleaning to do list and were still charged $250 in cleaning fees (+ carpet cleaning which we did agree to). Moral of the story, don’t waste your time cleaning because you’ll get charged regardless.

Greedy, double contracted my place for May (I had to leave to pcs) as if that wasnt enough the greed continues: lied about the keys they gave me so they could double-down unnecessary charges. Lied about the carpet and how much theyd charge me to clean it and basically took half my dep even tho when I got the place it was not spic n span like they charged me for moving out ( I posted pics on their tenant portal to prove it). They also are choosy on WHO they treat with compassion and respect. But who am I fooling, its North Dakota. Delibrately loud tenant at wee hours in the morning, upstairs, who I brought to their attention and blamed me for it. Police were called several times-even Police caught them in the act...Management blew it off and offered an option that would put more money in their pocket...I seem to believed bc I at least paid on time and was a non-problematic tenant theyd treat me like they cared about the tenant as a whole, naw, its about more money for them. I wouldnt do it. But I do understand its a small town and not many choices to have all the things you might want. But if you are a Brown person, good luck.

I PCS to Korea and a month later I get my move out security deposit statement. 46 dollars for maintenance and labor, 245 for cleaning, and 252 for carpet cleaning. There was definitely not that much cleaning that needed to be done because on the walk through she said maybe an hour of cleaning was needed to finish up. whatever “maintenance” that was needed to be done was there when I moved in. and it definitely didn’t take 7 hours to clean our carpet with the quote I received of 36 dollars an hour. Do not move in here they will hit you with made up charges!!!

I have been renting through IMM since October of 2022. I'm a born and raised Bismarcker, and many people I know have been entirely mistreated by rental agencies throughout ND (*cough* Goldmark *cough*). When I moved up to Minot, it had been about eight years since I had last rented. I rented my first apartments back in my late teens/early twenties, and while I'd had decent luck with landlords back then, I was kind of unsure what to expect!Hands-down, IMM is AMAZING. These are the most kind, mosy sociable rental agency with whom I've ever had the privilege to associate! My landlord felt like one of my best friends from day one. I did butt heads a little bit with our maintenance person, but I talked those issues through with my landlord and my super, and I feel we're on good grounds now!Any time I've had a question/concern/complaint/complement/etc, my landlord has gotten back to me within 12hrs. In fact, my landlord was off work for a few days a couple of months ago, and I had a plumbing issue during that time. I texted my landlord's business phone only to learn later on that, even though she was off work at the time, my messages still went through to my super!Every single interaction with my landlord and with my super have been amazing. I've waited tables/delivered pizzas for almost 14 years, so I know what "fake friendly" is like. These people are not fake friendly. They are genuinely good people, and I feel that my rental management company can be trusted and that they just want the best for everyone. I feel at home here, and I love that I can trust my landlord, my super, the maintenance crew, and all of IMM.

NEVER RENT FROM THESE CROOKS. They sure charge a high amount for rent to not put any of it back into maintaining the inside of their buildings. Not only do they back out on promises made when they get you to sign the lease, they'll jack your rent up for being a respectable renter. Then try to keep your security deposit AND send a made up itemized bill to get more money out of you for their own mishandling of their properties. Absolute money-grubbing monsters with zero accountability.EDIT: Hard to review the move-out list when your company sends an email of "charges" 30 days after the move out. Because we rented from a property manager who actively dodges calls and doesn't return 3 voice-mails to set up a move-out walkthrough, so that she can send a bill for double the deposit for a cleaned rental as if we left the place a pig pen.Maybe you should use the inflated rent pricing for hiring competent and professional property "managers".

If I could give zero stars I would in a heartbeat! I wouldn't rent here again if it were the last place on earth! When we got the place we didn't move in the first month of our lease. But during that first month we were receiving complaints about noise and a pet smell. We had not even stepped foot in our apartment yet, nor was anyone else in it! And when we did finally move in the folks above us where horribly noisy at night. We made a couple complaints, and nothing was done. Then the last three months of our lease we kept getting complaints about a pet smell. We have two ESA cats that are well kept and their litter box cleaned every day. They did three inspections and found nothing wrong, but we still got complaints and were harassed. Someone even called the cops and said there was a dead body smell coming from our unit! We offered to let the officers in to do a check, but they declined. They also said there was no dead body smell. Also if your next place of residency does rental verifications, good luck! IMM will not do so! It prevented us from being approved at a apartment complex we wanted to rent from. They also bar people like Salvation Army and some churches from helping you with rent payments. IMM is a joke, and if you know what's good for you, you will stay far away from them!!!
