Had always heard they were shady 'slumlords.' But I decided to try them in a bit of desperation. Oh how I wish I hadn't... They are as bad as everyone says - and their properties are often neglected (which they'll of course say was your fault and dock your sec deposit almost entirely). They abuse their power and take advantage of the good people of Athens and OU. I really advise students/parents/anyone new to the city or to renting to avoid them at all costs.

We’ve only been leasing from Prokos for 3 weeks and can already tell it’ll be a rough year. Only go with Prokos if there are absolutely no other options. The maintenance wasn’t done before we moved in so there are multiple problems with the unit. Just to name some, there are still screw holes in the walls, the dryer barely works, the front door leaks at the bottom when it rains, scratches and smudges on the walls, multiple handles on doors are ripped off, and the closets don’t close correctly. They said the cleaning crew “cleaned” before we moved in but from what I can tell they just wiped down the counters and called it a day. The fridge, pantry, bathrooms, cabinets, and shower were still filthy so we had to clean basically the whole apartment ourselves. When you call and ask questions they seem agitated and always give ambiguous answers. No one ever knows what’s going on. I thought their reputation as the most annoying and unprofessional rental company in Athens was over blown, but now I see they earned that reputation. I’m afraid they will never fix things that we put requests in for that were broken BEFORE we moved in and they will charge us for it, like other people have said they commonly do.

My husband and I rented a storage unit off of Pine Street in The Plains. The unit doors don't close all the way and our unit flooded. If you rent here, have flood insurance and keep your stuff on stilts.

I wish I could give them fewer than 1 star. I relocated to Athens from across the court to enter a graduate program. When I took possession of the apartment it was disgusting and unsafe. There was old cat food under the fridge, the dishwasher was missing the lower panel so there was just a giant home that my cat tried to climb inside, there was a missing outlet cover, the faux hardwood floors were absolutely filthy, the carpeting still had dirt and tracks from the previous tenant, the walls were smudged with handprints and boogers. I had to clean the toilet so I could use it. The cleaning crew came while I was not there, I think I was in class, anyway they did nothing. There was still old cat food on the kitchen floor, all floors still gross, they did nothing. So they were scheduled to come again. At this point I told them I would do it myself and 500 was taken off my first month rent. As I continued to clean, I find that the windows had years of spider eggs and beetle corpses in them, there is mold and water damage in the kitchen and bathroom, that the dishwasher didn't work, the stove had caked-in food in the burners, it was more than 500 dollars of work. I tried to get out of my lease, and then Kate was incredibly rude, saying I didn't need the repairs right away so they couldn't be that important. I pointed out that I have a busy schedule and that's as soon as it works for me, and that it isn't my fault they rented me a place that wasn't ready. Kate tried to gaslight me, trying to act like it was my fault she and her company operate like this. When I asked her how she can sleep at night, taking advantage of people like this, Kate said, Don't threaten me. She had nothing else to say so she played that card. I pointed out I wasn't threatening her, but that I am disgusted by her lack of professionalism. The next week, one of the maintenance guys tried to get in my face, saying that it's my fault that I didn't report everything when I moved in. I told him there was too much to see at once, and that I would love for him to explain how it is my fault they rented me a place that was unsafe and unclean. He just said, Oh that's not my department, and waddled off. Do not rent from Prokos. The other maintenance guy was nice, but the tall, older guy absolutely tried to intimidate me, and Kate was beyond rude, loathsome I would say, this company should have their business license revoked.

80 East state street. Worst place to live in Athens. Dirty and disgusting place that’s well overpriced most apartments around the area. Kate is awful and u helpful. She carries a mean face everyday and gets mad when a probelm or issue is brought to her. She barges in our place and constantly begs for cars to be moved or sowmthing. She screams at us and keeps things very unprofessional. They clearly only care about money bc the dishwasher sink laundry machine floors and windows are all broken. They know these problems and refuse to put in money and fix them. They are the worst plz don’t live here

Kate is HORRIBLE to live under!!! She’s all over the place and has no professionalism. Great maintenance crew but that’s if Kate wants to call them and make the work order. Have had countless issues here from Rent to water issues and so on. Only good thing about 80 E state Unit 2 is the location

I rented off this company they came into my house why I was asleep without notice and I was forced to move out this place needs to be investigated by the Ohio attorney general and needs shut down they violated the renters rights act do your self a favor don't rent from here

I just recently moved to Athens due to wanting to start over with my boyfriend and my child soon to be born. I looked everywhere for a decent home and couldn’t find anybody to actually get back with me when I found out about prokos Rentals they were very quick to not only get back with me But as well, understand my situation and help me to the best of their ability as soon as I seen our apartment Chelsea walked me through. I loved it. I have rented from them for about three months now. Any concerns with maintenance they are quick to take care of Same day If not close to it. Not only is the apartments beautiful the staff has been nothing but sweet to me and understanding of my situation it doesn’t even feel like a rental company they start to become family. Hundred out of 10 recommend Especially for young students trying to get on their feet!

Chelsea walked us through an apartment and helped connect us with another manager to look at another location. She was amazingly helpful and super friendly. Definitely recommend speaking with her if you’re in the market for a rental!
