DO NOT RECOMMEND! We were promised things that have now not been fulfilled and when I called to ask about it “they cannot do anything about it since it wasn’t written on our contract”. So, they are allowing their sales people to LIE directly to customers in order to get more money out of them and then go right around and do exactly what they said they wouldn’t. And they are okay with that..

This is the Worst decision I've made in choosing NVR mortgage when financing my Ryan Home. I only did this because they enticed me with a discount on the closing costs. I found this agency to be inefficient, disrespectful and worth avoiding if at all possible. Shame on you NVR.

This mortgage company is the worst, they lead you in with offers and points off your mortgage at closing... then they sell your loan and the experience changes. I should've used my own bank. Do your research before signing with them.

I recently had the pleasure of working with Bill Ludtke at NVR Mortgage for my mortgage needs, and I can’t recommend them highly enough! From the very first meeting, he demonstrated an impressive level of knowledge and professionalism that instantly put me at ease.

The absolute worst ever. We were basically forced to sell our home which we owed basically pennies on.. communication is horrible with NVR: we always have to reach out for updates: we started out as purchasing the model.. in the end they told us they purchased more land and wanted to extend the closing date although on our paperwork said no contingencies.. they then offered us another property and then proceeded to find reasons to not approve the loan. Nvr is the worst, we have retained an attorney to sue for so many things. If you use Ryan homes don’t use NVR for your loan.. they are horrible.. I will leave an update if we have to move fwd with the lawsuit. This has been the worst ever. We are out of our potential new home and the home we already owned. They suck.
Wish I could give zero stars..

i wish i could leave a zero stars. we had an absolute nightmare of a process getting a loan through nvr. 3 days away from our closing date (which we had already taken off work, made moving arrangements, and broke our lease) we were told that someone on their end made an error of writing our address incorrectly which would result in completely refilling our loan application. added an extra 3 WEEKS to our move in day in which we had little to no communication as to the status of our situation. the supervisor Stephanie has yet to return one of my 5 EMAILS over the span of a few weeks. they caused us to lose out on tons of extra money due to rescheduling deliveries and renewing our lease. when we went to close they claimed they STILL needed something from us, even though the past few months we have gotten countless “we also need this” emails. i would NEVER recommend going through nvr nor do i appreciate the lack of response from the supervisor i was put in contact with. the worst experience for a first time home owner which is supposed to be something exciting.

I am currently in the process of building a home and looking at NVR Mortgage (who partners with Ryan Homes) for the loan. Throughout the process, closing costs seem to just keep being added and added. We’re supposed to be getting an over $15,000 sellers credit for using NVR mortgage through Ryan homes, however, it doesn’t even cover closing costs anymore! They also claim to be giving us a lower rate, however, all they did was put more money on the closing costs to buy down the rate and acted like it was a deal. I will continue to add to this review as the process goes on so no more first time home buyers have to stress over shopping for a new mortgage 60 days out! I’ve requested a call from a supervisor as well.Oh, and if I’m not mistaken, NVR Inc owns NVR mortgage and Ryan Homes so the sellers credit literally does nothing except pad the bottom line for both companies so they can fluff up closing costs through subsidization from their sister company.Update: 1/27/23 @5:44pm supervisor confirmed everything above is true and that they’re not going to do anything about it. So don’t take the bait on these guys when they offer you a sellers credit! There is literally no reason to use these people to service your mortgage. It has completely ruined our first home buying experience and may cause us to mess with our timeline now. I will be reporting to BBB as a first step

As a Disabled Veteran I can say that this has been the worst experience of my entire life. If you are a Veteran/ and or getting social security do not use NVR. Anything from payments you get from the VA or social security they don’t want to take because they cannot see a pay check or stub. Today at 11am was my closing. While I was walking in they tried to put a hold on my account. Any Military personal or Veteran please contact me and I will send you the over 200 email of complete none sense. They wanted my children under 18 their birth certificate and social security numbers. They wanted to know what I do with my kids in the summer. There were select people that actually were professional, and did their job Courtney, our project manager, and the title company including Jennifer was awesome and so was our Notary. Loan, loan officers everyone in between should honestly lose their job. They gave me hard dates I had to fulfill or they would threaten by saying well if you’re refusing then we have to push back closing. But today is my closing and nothing has changed, not my financial, didn’t buy cars, didn’t use credit cards, nothing had change and yet they are still trying to stop the loan. Today I had to wait until 1220 until the papers started to come in. Most people see what they are going to sign days before hand. I had no idea. Then get told we’ll congratulations on your house but we can’t give you the keys until NVR pays their portion of the closing cost. So I have movers at 2:30 to move in and no keys to my house. Again, any military, or Veteran do not go through NVR. I’ve bought 3 houses before this one and this will never happen again.

I don't even know where to begin. I have had the worst experience. I started my process in January where the sales rep came to me to ask me to buy the condo, I had just Started my business and they were willing to work with me with a large downpayment. They ran my credit and told me I had to dispute some charges on my account which I did. Then they ran my credit again without my knowledge in March. In April and June Sara Post calls me and tells me that we have to run it again to make sure we can start building. They preapproved me so they could start the build. As soon as they broke ground I got a call saying I was denied. HAHAHHAAHAHHAHHA. THIS COMPANY IS A JOKE AND I AM SO GLAD I AM NOT GETTING THAT CONDO. 6 MONTHS OF WASTED ENERGY AND HARD WORK. MY RATE WAS ALREADY LOCKED IN AND THE LUMBER PRICES WENT UP SO THEY WANTED TO SELL IT FOR MORE MONEY. LETS BE REAL...

Everything went well up to closing, I was told I was closing on a current day. They messaged me 3 days prior to closing with more stuff they needed and pushed my closing date back. I have already took off work and so did my co signer. They tried to get more money out of me for a POA, when the hold up wasn’t me.
