Experiencing persistent trash issues at the townhouses - they refuse to address the residents directly and they leave trash on the sidewalk all weekend. This past weekend they had security issues with non residents throwing pool parties and their response is to call Columbus police. Previous management company had a guard stationed every weekend at the pool. Management with Thrive is non existent.
I have also complained about townhouse units doors open - see other review about squatters. They did nothing. Did not want to investigate the unit despite 3 employees standing there talking to me.
They remove your parking access at $118/month for uncovered parking to have a poorly attended, sub par vendor attending market in the lot to double dip on money. 4th Street Market - do not attend. They also blocked me when I complained about them taking up our pre paid resident parking spots when they don’t even use the resident parking spaces because the market is disorganized.
Cops are constantly down here - shooting in buildings, car break ins. 6 Columbus PD blocking East 1st last night 10/21/2025) for an hour but no info from complex of course.

Tried to like it here but they have an issue with leaving apartment doors open which enables squatters to live in them. They also don’t respond to your emails concerning safety issues (doors left unlocked). Utilities are also more expensive than promised and they don’t honor parking rates they detailed when signing the lease. DO NOT live here. I have lived here from 2024-2025 and what looks like nice units are not, the AC unit has gone out more than 7 times since I lived here. Despite constant maitenance requests it is always slow to be fixed. Recently my apartment was left without AC for 3 days in 90 degree heat. The office does not help and the maitenance is slow to fix anything. Not to mention energy bills will hit high 200s a month during the winter. I have had broken windows the whole duration of living here and despite multiple requests to fix they have not. There are so many nice places to live in Columbus dont waste your money.

When I first moved in the building seemed a little old but fine. It’s clear that they have done no maintenance to the common areas—there are marks all over the walls and they never repaint. The elevator always smells like weed. The parking lot has had multiple breaks in and the complex is largely unresponsive. And then the door to the apartment broke so I called emergency maintenance and they said I could only inform the office. I had to stress three times that this was an emergency as the building was unsecure. The walls are thin and I can always hear my neighbors. There are much better places to live in Columbus

My girl friend never got her months rent value on a visa gift card like promised. I also never got my deposit back. The hallways smell like cigarettes and there’s always theft in the area. That part they can’t control as much but I would live somewhere else further away from short north.

Moved into foundry at the beginning of August. Truly a good place to live at first. Staff seemed nice, property was good overall. On the first cold night of October I noticed our windows started condensating way more than anything I’ve ever seen before. I called maintenance and no one came for a few weeks, despite the confirmation email stating they’d be at our place in 24-48 hours. One weekend, when I was out of town, I got a call from a maintenance man in my apartment. He stated the windows need repaired from the outside.
As the seasoned changed, the issue progressively got worse. I called maintenance multiple times regarding this issue with no real solution. One day I walked to the management office in person and spoke with Storm, the property manager. He suggested I Saran Wrap my windows to help keep the heat in and the cold out. He then told me he’d send over the maintenance supervisor “right away”. No body showed up for three days, even then, it took me going back to the office to remind them how I was told someone would be out “right away”.
The maintenance supervisor was kind and knowledgeable. He explained the situation in detail l and stated “I have a paper with a long list of apartments that have this same issue”. He stated that the windows are broken and will need to be replaced completely. This issue would not be able to be fixed any time soon.
I then messaged Storm, the property manager to come up with a solution. Seeing as this issue won’t be fixed and there is constantly standing water, mold growth, and now ice on the inside of our house, I requested our rent be adjusted. Storm told me that he won’t be adjusting the rent because we had the opportunity to note issues or damages to our apartment when we moved in. Mind you, this is an issue that didn’t present itself until we had been here for three months. An issue that took three different maintenance men to actually give me a straight answer on what the problem was.
My and my partners plan was to live here in this apartment for at least two years, or until we decide to move out of state. Now, we will most certainly be leaving as soon as our lease ends. Do not be deceived by this company. Save your money, your time, and your stress and live somewhere else.

The location, amenities, layouts, and responsiveness of maintenance / office here are great! The cost is high and continues to grow, but this is to be expected at a complex like this. Newer complexes in area with the same level of amenities with much smaller sq footage, etc seem to be higher priced. Have been here about 4 years now!

This is a nice upscale apartment complex to live at! Super walkable to nice restaurants and shops. Love that it is its own little community and has plenty of green space to enjoy both the city and nature.

I had to move very quickly to Columbus last month and The Foundry was perfect in every way. The team made the choice easy for me to move into one of their apartments. Nothing compares to their quick responses to all of my questions, and they answered questions I didn't even think of yet! Highly recommend!

I have lived the in foundry for 3 years and have had a great experience. Maintenance is quick to respond and fix any issues I have had. The same can be said for the office staff, always quick to respond and help.

Great management and staff. The maintenance team is on top of their game and have always responded in a short amount of time. the property is kept in good shape and keeps the area very clean. 10/10 recommend to any person wanting to live in Italian Village.
