I love this location and would pay the premium for the curb appeal, but I would expect far better management for what you pay. I would agree with all the other 1 star reviews I've read here. After completing feedback for a service request I was prompted to copy and paste my review here, so here it is:
I reported a water leak and granted permission to access. Maintenance personnel entered the unit while I was out, assessed the issue, left feedback telling me they needed to come back in to make the repair and would keep me up to date. So far so good.
After granting themselves access a second time on a second date without any notice, maintenance personnel began making the repairs. They left no feedback of any kind after they left and the work was clearly not finished.
The maintenance ticket was then closed after being open ~3 business days, the repair was clearly not done, and no feedback was given as to why the ticket was being closed.
Maintenance personnel then granted themselves access to the unit a third time while I was out, without any prior notice, WITHOUT ANY OPEN MAINTENANCE TICKET, and continued doing repairs. The work was still clearly not done. Drywall repair had been done but painting and replacing the baseboard would have been required to complete the job. A drop cloth was left behind as if the work was still in progress. Again, no feedback was left to say what was done or when the work would be completed.
2 weeks later and the drop cloth is still there and the wall is not painted. There is mold/mildew visible on baseboard and in the carpet that got wet from the leak that was never addressed. I'm guessing they forgot about the job because the ticket was closed and it's out of sight out of mind. This has been my experience with every ticket I have submitted. If the issue has not been resolved in ~1-3 days the ticket is simply closed with no feedback given. My furnace is still running on emergency heat after filing 3 tickets because the issue cannot be fixed on the first visit, and then admin closes the ticket before maintenance personnel actually completes the job, and maintenance personnel forgets or assumes the issue is resolved. The lack of feedback on every ticket I have submitted is ridiculous and unacceptable. Granting yourself access to the unit and then not leaving feedback of any kind is unacceptable. Granting yourself access after the ticket has been closed is likely illegal. Granting yourself access more than one time after permission was given once is likely illegal.
And the cherry on top is that the leak has returned, so all of the work needs to be torn out and completed properly. I don't want to file another ticket because I don't want these people in my place and I don't want to grant permission to enter that turns into unlimited access.
I would like to say that I don't blame maintenance personnel for most of these issues. They are likely over burdened and pressured to complete work faster than is possible while doing an acceptable job. I do blame management for closing tickets without any feedback. I think they are likely pressured by corporate headquarters to get tickets closed in less than ~3 days, so when that isn't possible they simply game the system by closing tickets. Hey guess what, I get it, I would do the same if some dickheads from corporate were laying out ridiculous demands, JUST LEAVE SOME FREAKING FEEDBACK AND MAKE SURE THE WORK ACTUALLY GETS DONE.

I regret ever choosing Centerfield Flats as my home. Crawford Hoying’s management of their properties, especially Centerfield Flats, is truly abysmal. The entire experience of living here has been frustrating, especially any time you need any assistance or have any questions, and it's clear the company is more focused on making money than actually providing a quality living environment for its tenants.
Overpriced, underwhelming, and poorly managed! This complex has ZERO amenities. The leasing office is a joke, especially Mollie, who is the rudest and most egotistical manager I’ve ever had the displeasure of dealing with. I’ve been here for a few years, and in that time, the property has gone through at least 4 separate property managers. That should tell you just how bad the management is – even the staff can’t stick around. And now they’ve moved everything off-site, so good luck even getting help here if you need it, no one’s even on the property anymore!
Half of the time 1 of the only 2, if not both, elevators are broken or 'under maintenance' constantly. Parking here is a complete nightmare. If you want to have guests over, prepare to either make them pay for parking just to visit or risk their car being TOWED. The ventilation is terrible – you can literally smell weed smoke from other units, and I’m not talking about one time, it's a regular occurrence. Not exactly the most pleasant experience, especially when you have family over or have children. This place also has major issues like poor maintenance response times, a lack of transparency, and incompetent management that only adds to the frustration.
Crawford Hoying doesn’t care about their properties, the quality of life for their tenants, or retaining staff with how high their turnover is. There are much better, more affordable options out there. Don’t waste your money here – you’ll regret it. I’d advise anyone against renting from any property this company owns or manages. And most of all, avoid this place at all costs. It'll save you a lot of headaches in the future.

I’ve lived at this apartment complex for 3+ years, and it’s been nothing but problems; especially anytime I’ve needed assistance or had inquiries. One of the biggest issues? They don’t make it clear that a FIXED-term lease requires a 60-day notice to end. Instead they bury this detail in fine print and hidden at the bottom of emails designed to look like standard renewal information and then try to forcefully charge you an extra 2 month's rent.
The apartments are overpriced with no real amenities, aside from a "community area", to justify the cost. Common issues include limited parking (your guests will have to pay or risk getting towed), poorly maintained common areas, and constant elevator breakdowns with alarms that go off constantly. Maintenance is slow, inconsistent, and often feels like a temporary patch rather than a real solution.
Since I moved in, there have been at least 5 or 6 different property managers, which is a clear sign of poor management. To make matters worse, there isn't even a property manager on-site anymore, as they all moved to a singular location - so have fun tracking someone down if you live here.
On top of that the current staff, especially the leasing manager Molly, are incredibly rude and unhelpful. They don’t make any effort to assist or work with tenants, even those who have been here for years. This is just another example of how Crawford&Hoying prioritize profit over people and somehow convince their staff to be just as soulless. They don’t care about their properties or their tenants. Which is sad considering they've taken over most of downtown now by also owning The Delco, Water Street, Delco, The Sutton and The Monument and I'm sure I'm forgetting some.
Save yourself the trouble and look elsewhere. There are plenty of better-managed, more affordable options out there. This company is not worth your time or money.

I would leave 0 stars if I could. I have lived at Centerfield for three years. My most recent experience with management prompted me to write this review. I was going to move out and be finished with the terrible management of Crawford Hoying, but I am leaving this review to warn future renters for Centerfield Flats and for the other properties owned by Crawford Hoying (Delco, The Delco, Water Street, The Sutton and The Monument).
Overpriced for what you get (no gym, only amenity is the common area overlooking the baseball field, which is an additional charge to your rent ranging from $40-$80 a month). The price may seem reasonable for the first year, but management will increase each year. For example, I started at $1,230 for a one bedroom, which included the $40 common room area monthly charge. My second year rent and additional charges were raised to $1,418 (15% INCREASE IN ONE YEAR!!!). This does not include the $55-$75 a month parking fee, or any utilities. I did not renew, but my new rent for a one bedroom 700-800 sq ft apartment in Dayton, Ohio was going to be almost $1,500 a month! I was facing the parking lot side and did not even face the baseball field.
Management will TOW your car if you are moving in or out. For example, I had my car parked near a side door which was closest to my apartment for a few hours while I was in the process of packing up my apartment and moving to a new location. My car was towed by Centerfield management and I had to pay over $200 to get it back. I explained to management after the fact that my car was parked there for a few hours because I am MOVING, but they do not care. If you are moving in or out, I would advise calling and emailing management to inform them that your car and/or Uhaul will be there for a specific time to avoid towing.
My car was broken into once, with other cars experiencing the same issue. This may be a natural and unavoidable consequence of living downtown, but it does happen on a semi-frequent basis. The parking lot is outsourced to a third party app that is based in California, so Centerfield does not even monitor the parking lot. The Dayton Police told me they attempted to retrieve video footage of the incident. I never even received a call or email from Centerfield regarding the break in, which shows how little this company cares about you beyond your monthly rental payment.
The ventilation in the apartment itself is terrible and seems like a design defect. If you use two burners on your stove at the same time there is a good chance your fire alarm will go off. The common room area that you pay $40 a month for never seems to have working air conditioning.
The property manager for this specific property changes every few months, so you never really know who to go to for issues. You are lucky if you receive a call back. It seems they prefer to operate on an email only basis, and turnover within the company happens frequently. In the past three years, there have been five or six turnovers/relocating of property managers on-site for Centerfield.
This seems to go hand-in-hand with the high turnover of managers, but recently one of Crawford Hoying's employees emailed me out of the blue and told me I was in violation of my lease because the company did not have my renters insurance on file. I was emailed in May 2024, and my renters insurance is valid from August 2023 to August 2024. I find it extremely rude to accuse someone of being in violation of a lease agreement due to the poor management and record keeping of the company.
At the end of the day, Crawford Hoying only cares about making a profit. I would advise against renting any property this company owns/manages. You can find much better for a lower price from another corporate landlord, or an independent landlord. You can find a 3BR 1bath house/apartment in a suburb of Dayton and will be paying less than what you will pay for a 1BR 1 bath at Centerfield Flats.

Decent price, overall pleased, some annoyances.Pros:+ Good cost per square foot (~1.6-1.7 $/sqf)+ Clean interiors, simple design.+ Decently organized package room. Carts available.+ Two elevators+ Digital key to the building, physical keys to apartment.+ Sound isolation is good. I very rarely can hear an upstairs neighbor clomping around, and I can play my stereo up to 70-80 dBa without a single complaint issued.+ 2019 construction.+ Neighborhood is actively developing, decently safe, good foot traffic. We did have a car break in this summer, but no grand theft auto.+ Fiber internet, 1 gigabit for $75.Meh:= Parking is decent, $50-$75 assigned through Parkade, surface lot.= Choose between a view of the baseball field (with all the noise) or a view of the parking lot + radio tower (with no sound except the occasional train).= Club house with a view of the baseball field if you're a Dragon's fan.Bad:- Man, they don't take out garbage frequently enough. There is no chute, just one room per floor with large trash cans. These are supposed to be emptied at least 5 days per week, but there are days that you will smell the reek of rotting garbage. There's a vent in the garbage room but it doesn't negatively pressurize the room, so smell leaks out. I feel for the tenants located near the garbage room, it's unbearably foul smelling in the hallway half of the days of the week.- Drains for bathroom sinks are incorrectly designed. The PVC pipe is too narrow and the height between the drain opening and where the PVC meets the wall is not high enough to motivate drainage (potential energy = force of gravity * height). Consequently the bathroom sinks drain more slowly than they fill and you will have a nasty basin of toothpaste and whatever else you blow into the sink that will slowly drain and coat the sink. This is a design flaw and cannot be fixed without breaking open the wall.- No gym.- No pool.

Honestly , it’s a great place to live . You’re truly paying for the privacy , security, & peace.Outside of the extra amenities charges ( that you probably won’t ever use ) and price for parking….. YOU GET EXACTLY WHAT YOUR PAYING FOR . HOWEVER , I can say that for the price being paid to live here a pool , gym , and free parking should definitely be added for residents. They do offer complimentary Dragons tickets sometimes but if you’re not looking at your email on that exact day , you’ll miss the opportunity…… or you may not even enjoy baseball like myself.They do tend to change staff a lot ( not sure why).& There is quite a bit of car break ins every here and there but that isn’t Centerfields fault . You’re directly downtown ….. so a lot of outsiders for games , restaurants, etc !Neighbors don’t bother you at all . Very very FEW children in the building which is a PLUS !! If anything they may be 5+ and well mannered . Your neighbors will be mostly people who are doctors , lawyers , police officers , or nurses with a dog or two .

This is truly a terrible place to live. They treat their tenants terribly. Do NOT live here. 99% of the time the community room didn't even have the amenities working. Elevators been broken for months, security with elevators is broken. Please don’t live here. Raising prices on parking at random. Lying management. Prices are way to high for them to be treating tenants the way they do. For real the parking is a nightmare for such an affluent property and area. Almost seems as if they’re just money hungry.

DONT RENT HERE. Tried to charge me $2000 when I left the apartment spotless, no mess on the carpets or walls. Then they decided to charge me $300 for a small chip of paint off of the walls! Ridiculous and seems like they are out for you money. Do not recommend leasing here, just trying to get any ounce of money they can out of you. It's disappointing!

Eric and all the staff at Centerfield Flats make apartment living in downtown Dayton a GREAT experience. Centerfield is brand new with modern EVERYTHING! The restaurant on the first floor is a real perk, as well. The welcoming vibe and location can not be beat.......LOVE it here and proud to call it "HOME"!

Great place to live, very friendly staff. Residents are very diverse and friendly. Parking is sparse if you have guest. The Local Cantina can get loud at time, but nothing too bad if you close the windows. They do have a bit of a dog p*** problem because people are not picking up after their pets. There doesn't seem to be a weight or breed restriction. There are some amenities I wish the building had, but overall I like the community and feel safe on the property. Now if they would just put in a dog wash station and visitor parking or enforce the parking rules period that would be great. There is no one monitoring parking after hours. No maintenance on the weekends which means no one takes out the trash and it tends to overflow. Despite all I would still recommend the property.

I just moved in Centerfield Apartments this place is awesome, I really love it, everything new, nice Neighbors, great location, plus Miriah Shields the property manager is the best of the best!Looking for new place ?This should be your choice!
