Where to start? The Landing is such an amazing building with wonderful vibes! Quaintly restored and period decorated with quality tastes and amenities. No two apartments are the same! Ann and Raquel are simply wonderful ladies and such a pleasure to work with, and a treasure to their residents. Never missing a beat with our questions or concerns (There were plenty) and always with a smile on their face or voice over the phone.The Landing is a safe and secure building that not only looks after its residents, but their staff and building, that by the way is meticulously clean both inside and out. My husband and I can't stop talking about how lucky we are to live here! You will never go wrong with calling The Landing home, or as Ann and Raquel say "Welcome Home!" PS, don't forget the tasty coffee bar and alkaline water in the lobby on your way in or out. Now only if there was a popcorn machine ;) Be our fellow resident, you'll be glad you did.

Just moved in this month and am really enjoying myself so far. Properly management was a pleasure to work with while scoping / touring the apartment. They made themselves available for all my questions and multiple tours I requested, as well as being so pleasant! Thanks to Ann and Raquel for all of their help. Pops, the maintenance guy stopped me on the side walk as I was walking into my place and told me to never hesitate to let him know if I needed anything. Good vibes so far!

Just recently moved into the landing,it's a beautiful building modeled to remain its almost century old cosmetics,coming through the front doors never gets old! It has a cozy quiet charm where you can hear a pin drop,the staff that I met as I transition to the complex seem kind and hard working! Raquel and Ann did a amazing job of helping with the transition answering all questions and more importantly,made me feel extremely comfortable with welcoming character while doing it all with smiles (and lots of laughs) at my lease signing,my experience couldn't have been better,amazing team of people that I've met so far from maintenance to leasing.

The building is gorgeous and has a lot of character, with a lovely courtyard. The apartments are well-maintained and have their own unique characteristics. The leasing team was extremely polite and helpful, and assisted us through the process of applying seamlessly.

I am writing to address your recent response to my review:
First, it is important to note that disclosing information about filing for collections without consent is a violation of privacy laws. It is illegal to disclose such information without proper authorization.
Regarding the issues raised in my initial review:
I must emphasize the severity of the situation. The building's maintenance staff, under questionable management, exhibit concerning behavior including theft from tenants and unauthorized access to units. The owner's apparent negligence in addressing these issues reflects a lack of regard for tenant safety and well-being. Maintenance entering apartments unannounced and engaging in theft is not only unacceptable but also illegal.
I have evidence, including footage, of Raquel unlawfully entering our apartment without notice and falsely claiming repairs for a non-existent leak in the “bathtub”. Fabricating repairs for non-existent issues. This behavior is a clear violation of tenant rights and trust.
Furthermore, the overall condition of the building reflects neglect and a lack of investment in necessary upkeep. It is evident that the owner's reluctance to address maintenance issues adequately contributes to a deteriorating living environment. The malicious intent to exploit tenants and the confirmed instances of theft by maintenance staff are deeply concerning and unacceptable.
I urge potential tenants to steer clear of this complex to avoid similar experiences of intrusion and theft. Seek accommodation elsewhere to ensure your rights as a tenant are respected and your belongings are secure. Consider legal advice if you encounter similar misconduct to protect yourself and hold accountable those responsible for such unacceptable actions.

Things were great until this place was sold a few years ago. Owner does not invest in property, can't keep a maintenance man and not customer service oriented. We lost heat in the middle of the winter for a week and they did nothing about it. Fortunately, we had a fire place and were able to get wood. It's a great location but you're on your own if something comes up. They will try to make money any way they can. I would be very cautious before signing s lease. Crawford Hoying properties are much better managed and more professional --check around first.

This is a really great place to live. I lived here for about 2 years. It was really great value when I lived there, though they raised the price somewhat by now so I'm not as sure. The apartment layouts had a lot of light. The views were good on my floor of the apartment.The area is really quiet and calm. There are a few things within walking distance like bar granada and a sushi bar. Parking is safe. The dumpster is outside so there are never any smells or problems with pests in the apartments.Common areas: There's a big basement room but I rarely used it. Gym was minimal but had basic functions that I used. They don't stock the vending machine in the basement anymore. Free coffee machine in lobby when I was there. Elevators were fast. I don't think they ever broke when I was there.Appliances were ok. It was on the older side but still functional.A few of the problems were with the heating/cooling system. The furnace/AC controls broke multiple times a year and had to be re-lit/fixed. I remember once though, the maintenance people broke a tiny piece of glass on the furnace and didn't even sweep, so I stepped on a broken piece of glass in that room. It was pretty careless. The other issue was the insulation in the bathroom. The windows were very poorly sealed so cold air always came in. The bathroom was always freezing because the floors were frigid from a lack of insulation. I think they forgot to put in the insulation when they remodeled the bathroom floors. The older management was rude but the building was bought by new management and they seemed much nicer.

The manger is racist and very rude to me . she judged me for my ex friend mistake when she lived here before and did not even allow me to explain that it’s not my problem . My record is very good and I’m offering a social security code but as i said she is racist . I Don’t recommend it.

The Landing is Dayton's best kept secret. The building has a European feel. Maintenance gets an A+.and resides on premises. The office staff is exceptional. Most apartments have their own unique floor plans. The location is absolutely perfect. Restaurants all around and the Y is behind the building. Only 1.3 miles from Sinclair Community College. RiverScape MetroPark is a block away. Views of the river, clubhouse, walking and bike paths are the many pluses. The tenants are all extremely nice including the dogs. Moving here was an amazing decision. Perfect place to call home.

We just renewed our lease to stay a second year. We enjoy living here and find that the property management team is kind and prompt. They have a wonderful maintenance staff. Downtown is rebuilding and there are several things to do within walking distance. Though we are downtown we have never felt unsafe. A little pricey for Dayton, in my opinion, but we plan to stay here as long as we live in this city.
