*EDIT: During my final days and the month after I have had nothing but pleasant experiences with Holly Park. During the time of repairs, James offered us a free month of rent on the wake of not being able to use our shower. Currently, we have been having issues with ohio edison as our electricity was not canceled by them, and James has offered to pay to recompensate us for the bill. We have nothing but nice things to say about James and the office staff.

I like the office staff, but maintenance has always been our nightmare. They punch a hole in the wall under your sink and never come back to patch it up and leave the pile of sawdust behind, or unclog your pipes and leave the hair pile in your sink for you to get. Recently, our downstairs neighbors have had a leak from our shower. So far they've patched our tub twice, and now they're removing the tub all together. Today they came, smashed some holes in the tub wall, left some nasty pipes on our bedroom carpet, and left our ceiling fan hanging from some wires.
We haven't been able to use our shower for about a week from this and it's been an altogether nightmare. We have other minor complaints, like turning off our thermostat while they were here leaving us freezing because we had no idea, reversing our shower knob making it confusing to adjust the water temperature, and accidentally locking our cat in our bedroom while we were away at work for sometime.
They're all very nice guys, but the issues are extremely frustrating and take forever to be resolved, while breaking your lease is just as bad as staying. Until things get fixed, I'd reccomend going somewhere else.

Some friends live here, heard negative things in regards to maintenance but, you get what you pay for. Not to say the apartments aren't overpriced, but that's to be expected in Kent.

If I could give this place zero stars I would. Here are the highlights of my two year time at holly park:
- there were moldy onions in one of the cabinets when we moved in, making our new place smell like death right when we walked in (picture proof below).
- there were things broken when we moved in that they just never fixed in two years, even after reminding them several times.
- maintenance in general is terrible, slow, and very dirty. When they repainted a spot on our ceiling they got white paint all over many of our personal items.
- maintenance left a hole in our ceiling for almost a month when the upstairs shower was leaking.
- neighbors dog pooped on our rug outside our apartment and everywhere in the hallway. Nothing was done about the dog after notifying management.
- everything was very dirty and janky the whole time we lived there. It didn’t help that the things that were broken were never fixed.
- an apartment near ours flooded and they left the old (and new) rolls of carpet in the hallway for a YEAR (it smelled so bad, picture below)
- 2 weeks before we moved out, my door handle fell off into my hand (photo proof below).
- when we left, they took $175 from our security deposit for things that could be cleaned with a wet wipe.
Holly park, I will not miss you :)
(Except the two office girls Madison and Courtney you are both amazing, the only thing I miss about living there)

If I could give negative stars I would. DO NOT LIVE HERE OR ANY KA OWNED APARTMENT COMPLEX. The issues I've had at this apartment include my apartment flooding, bug infestation, and rampant mold to name a few. For starters when we moved in the apartment was clearly not cleaned properly and the repairs that were done to the apartment were extremely shoddy. After my apartment flooded it took them a little over half a year to "fix" any of the water damage. To add to this the AutoZone next door is a frequent meeting place for obnoxious car meets and one of the employees ath the AutoZone routinely blasts music from his subwoofers at random points throughout the day to the point that the entire building shakes and car alarms go off. I have had infestations of ants, roaches, and silverfish because of the negligent maintenance team these infestations happened because of holes in the walls that weren't filled before we moved in. The windows are not secure at all and I have watched wasps and countless other bugs worm their way through the insecure window seams. There is trash everywhere all over the complex grounds and the property is in extremely poor shape. This complex is also an absolute nightmare too get in and out of and I have seen quite a few accidents happen right outside of the complex because of the god awful entrance road (Sidenote: the landscapers routinely block the exit to do work on the median (that really shouldn't even be there) at the exit so you have to risk getting hit by someone turning into the complex to leave). When I looked behind the oven and fridge in my apartment there was a mountain of garbage and mold growing so it's safe to say these apartments probably haven't been deep cleaned in ages. I have heard similar stories about other KA owned apartments and I don't doubt for a second that they're true. To add to all of this occuring there has been instances of guns being shot in the apartment complex parking lot. There's definitely more but the bottom line is whatever you do don't move in here or any KA owned apartments if you value your quality of life.

Management is worthless. When everyou needed something fixed they actually gave us tools and said we could give it a try. The smell of pot is at a constant. The buildings have security doors that dont work, buzzers that dont work correctly. For what is being paid you are getting riped off.

very old apartments. had to get a lot of stuff fixed while living there. cheap rent but you will be calling maintenance a lot. also the buildings are falling apart. our outside door had one hinge and didn't close.

I lived here from 2018-2021 and never had any issues. My rent was cheap for a 3 bedroom ($1100/month) and all utilities were included except the electric. I never had any issues with the neighbors and felt generally safe in the community. As far as apartments go, these are some of the better ones you get for your money. Sure are there better units…yes, but you will be spending $$$ and then get charged for every little thing. Upon moving out I even had my entire security deposit refunded!

1) Car was vandalized within first 5 months of lease term- called office, did nothing2) Heat went out for 10 days that are documented3) Slipped on icy stairs and sprained both of my wrists because of management's lack of care of property4) Dishwasher broke down and flooded my kitchen5) Constant smell of marijuana (a substance that is not even legal in the state of Ohio)6) Tons of trash around property and in halls7) The maintenance has been rude in my interactions with them8) Charged me 50 dollars for a key that did not work when I was locked out, so asked for another key and wanted to charge me an additional 509) Have been harassed by neighbors nearly the entire durations of my lease, called police 10 times (all of which are documented) and management has done absolutely nothing and to this day I am still being harassed10) Unannounced and mistaken entry by maintenance11) My hamster passed away to getting too cold from heat going out12) Asked for a dolly at front desk since my wrists were still recovering from being sprained and package weighed more than 50lbs, front desk told me to wait but it never came13) Had food left outside my door by neighbors causing a stench14) Have had multiple power outages and still no power in bathroom outlets15) Maintenance stole 10$ from me16) Had maintenance request to come fix HVAC, scheduled 3 different days all of which they blew me off17) Stains on carpets, including vomit from my neighbors when they had parties18) Smoking inside the hallways although it is supposed to be non-smokingHere is your warning: STAY AWAY STAY FAR FAR AWAY!!!

The place is trash. For what they charge these kids. There are huge potholes in the lot. The place smells, is drafty, and apartments are dirty w/broken down appliances. Shameful.
